Blog posts

Welcome - - Glad you found your way here! - 11:33 AM
So here we are, 2007, and I've finally decided to dip my toe into the vast blogging pool.
I'm not entirely sure what you will expect to find here...not exactly sure what I'm going to write (or "borrow").  Hopefully, as time goes on and my list of previous blog postings mount, you will be able to find at least one or two bits of information that are relevant to your business or your life.
Some postings will probably be real estate related.  Some will be more personal.  I'm sure a great majority will be completely useless and full of grammatical errors and … (3 comments)

Tuesday's Tip #2 - 12:44 PM
The asking price was $42,500 and the place looked great. It was bank-owned, but it was obvious the previous investor, who had lost the property, had the updated the carpet, kitchens, and bathrooms, and freshly painted most of the interior.
It was a duplex and had what appeared to be loads of potential. The only problem we’d seen were two spots in the upstairs ceiling where it appeared that something had fallen through and busted up a small amount of the drywall. We knew that would need to be fixed, but that was the only problem we could see from our limited … (2 comments)

3 key factors to determine if a remodling project will pay off - 06:36 PM
In a red-hot real estate market, home improvements seem like a smart investment. Indeed, Americans spent a record $127 billion on remodeling last year. But is conventional wisdom right? It depends, say experts-on the project you pick, what you spend and where you live. What To Consider FirstAsk yourself, "Will this remodeling project enhance my life?" If it will, it's worth considering for that reason alone. But three key factors determine whether it's likely to pay off financially too:
1. Your neighborhood. Make your house as attractive as its neighbors but not significantly more attractive, advises Allyson Bernard, a real estate agent in … (0 comments)

MAKE OVER YOUR KITCHEN REASONABLY - 06:42 PM
You can't go wrong renovating an outdated kitchen-especially if you resist the temptation to splurge on pricey items like hand-painted tiles and built-in cappuccino makers. Focus on the basics: refacing existing cabinets; installing a new wall oven, cooktop and sink; putting in new wallpaper and flooring. Last year, the nationwide average cost of these changes was $15,273, according to Remodeling. Average resale value added: $14,195. But in strong markets, the project more than recouped its cost. In Chicago, for example, this new kitchen cost $17,313 last year but added $23,464 to the resale value. … (0 comments)

Web Site - 01:04 PM
I want to thank everyone for their response to my blog. You were all very kind to give suggestions. Wes you were great and such a big help. I will try to implement your suggestions for optimizing my site. I have had the site for over three years and I thought by now it would be some where on the big search engines. If someone is looking in the Salt Lake City , Wasatch Front they would never find me. That is the frustrating thing about all this. I do put my website on all my marketing material and everything I … (0 comments)

The “R” word, “Is the juice worth the squeeze?” - 06:31 PM
Mortgage professionals around the country often state that RECRUITING is their number one challenge to maintaining profitability. The ability to find, recruit and keep top quality loan officers is a never ending battle. The recent explosion in net branching combined with rising interest rates, decreasing profit margins and aggressive commission splits have left even the best managers shaking their heads in despair. The question is what do you do about it?
The companies who have managed to tackle (or) at least minimize the problem understand what’s at the core of the issue.
Question:
When a mortgage customer asks the loan officer, … (0 comments)

To Buy or not to Buy - 03:18 PM

Maybe I am the only Realtor experiencing this right now.  I have been shuttling my buyers all over this town and that town.  I have been providing all the necessary information required to make a educated decision.  Low and behold my buyers are still hesitant to make a offer.
I wonder as I am sitting here typing this what can I do differently as a real estate professional to spur people on.  I have heard numerious times that people need to lose a deal to be ready when the next one comes around.  I beleive this to be true only my … (4 comments)

Property Management Policies and Procedures Manual - 04:47 PM
I have been managing my own investment properties for a few years and use a land-lording manual I purchased a while back to manage almost all of my tenant relations. I have also been helping investors that purchased investment property through me find tenants and "manage" their property. The informal property management I was providing was starting to take too much time and add an unnecessary layer of risk, so I decided to formalize a property management offering. In January 2007, my New Tampa Property Management company officially started taking customers.
While I still feel the manual I have been working from … (2 comments)

When should I list my property - 08:05 PM
If you are waiting to list your home for sale keep the following in mind:
1. There are people looking to buy right now.  Some buyers need to purchase today.
2. Others have decided to wait as well thus creating limited competition.
3. If you are also buying, selling now will help you take advantage of great interest rates.

Home values show a decline against last year. - 08:17 PM
According to a popular web site that provides estimated home values, the price of homes has shown a decline on a year to year basis.  According to the sit, this is a first in many years that this has happened.
The measurement takes into consideration the value of homes in a specific area as well as the "sold for" price.
Best Regards,
