Pre-Sale Inspection, what do you think?? - 09:28 AM
I have noticed lately, there are sellers out there who invest in a pre-sale inspection. Do you feel this is an investment, or a waste of money? If there are large structural, electrical, plumbing, or other expensive problems hiding, it may pay to find these, and correct them. Also, it may entice a portion of buyers to see a home inspection report attached to brochures or other informational literature on the property.
Although, some of these reports are not worth the paper they are printed on if the inspector is not a reputable one, just a friend doing a favor. Most buyers … (5 comments)

I wanted to take this opportunity to welcome New York Times best selling author Nancy Taylor Rosenberg to Frisco. Ms. Rosenberg appeared on the literary scene in January, 1993 with the publication of her first novel, Mitigating Circumstances. The novel went on to become a New York Times best-seller.
Ms. Rosenberg's subsequent novels have also appeared on the New York Times best-seller list: Interest of Justice, First Offense, California Angel, Trial by Fire, and Abuse of Power. Her most recent novels include Buried Evidence, Conflict of Interest, Sullivan's Law, Sullivan's Justice, and Sullivan's Evidence.

Zillow.com - 02:48 PM
Just wanted to get some feedback from anybody that has used Zillow.com. I just posted a listing. I am not sure if I agree with value estimate they provide or if this a good or bad thing. I am wondering about the ramifications if the seller does not agree with the price that Zillow suggests as a value. There is an interesting article about Zillow, the link is below......

Happy Valentine's Day - 08:35 PM
Happy Valentine's Day
What is Valentine's Day?  How did Valentine's day start?
There is a traditional English belief that birds choose their mates on this day.
Saint Valentine's Day or Valentine's Day falls on February 14. The holiday is named after two men, both Christian martyrs named Valentine. None of the current traditions connected with 14 February have anything to do with either of them. The day became associated with romantic love in the High Middle Ages, when the tradition of courtly love flourished. The name Valentine comes from the Latin word valor, meaning worthy. The Catholic Church formally recognized a total of eleven Valentine's days.Besides February 14, these … (2 comments)

Fabulous Las Vegas! - 02:57 PM
I am in Fabulous Las Vegas, Nevada!  I have just arrived to attend a convention.  I'm not a big gambler, so this is my first trip to Las Vegas.  I am amazed at the beauty of the landscape.  I've been so busy with the training and events that I've only been outside of the complex once since I arrived.  However, I wanted to take the opportunity to share the view from my room on the 32nd floor of the Mandalay Bay!

Reality of Real Estate (C) 2006 "Invest Now the Market is Terrific" Part 4 - 11:41 AM
NOTE: January 11, 2007 Edition                                                                    Merrimack Journal Publications
Reality of Real Estate    "Invest now the Market is Terrific"
By Dr. Anthony G Ziagos, Sr.
The seller's market was vibrant and prosperous. For the last several years we saw financial gains for home owners fueled by low interest rates, high unemployment and optimism. For those who traded up and preserved their equity, you have a nest egg for the future. At the end of 2006 mortgage underwriting is still at a record high. Does this mean more sales or refinancing to fuel spending? For those of you who remortgaged and tried to keep up with … (0 comments)

Reality of Real Estate (c) 2006 Buying Single Family House Part 5 - 11:46 AM
NOTE: February 8, 2007 Edition                                                                            Merrimack Journal Publications
Buying a Single Family House
Dr. Anthony G Ziagos, Sr.
Single family home is more than likely the largest single purchase you will make in your life time. Historically, property values have always grown. I believe you would be hard pressed to show even one example of long term real estate decline. In my opinion, it is probibly the best investment you will ever make. It has consistently out paced most other forms of savings and investment. However, investing in real estate is not the same as buying a home. The biggest mistake most people make … (0 comments)

Lights, Camera, Action! - Television Interview Preparation - 11:02 PM
I have been asked to do a staging segment on a local television show, and even though I have promoted home staging in front of the camera once before, I still find the interview process somewhat daunting. What are they going to ask me? I tell myself over and over... "Remember to sit up straight, smile, and don't utter the dreaded "ummm" before speaking". Oh boy [insert rapid heart beat] what are they going to ask me?! I thought it would be great to create a list of questions an interviewer might ask about staging, to be better prepared. This could … (27 comments)

For Sale By Owner Education: Part 2 - 12:45 PM
Negotiating Tips To Consider
Negotiating the offer is an important part of the selling process. But as a seller, you may feel awkward or uncomfortable negotiating on your own behalf. On one hand, you don't want to seem too eager and make too many concessions. On the other hand, you don't want to put buyers off. You do want to encourage open dialogue to reach agreement.
All offers need to be in writing, and you should receive a purchase and sale agreement from the buyer. This is a legal and binding agreement, so you'll want to review it carefully.
Here are some tips to … (0 comments)

The VUE downtown - 08:45 PM
The headlines today in the News-Press read "Riverfront high-rise faces suit". A grass roots group wants to challenge if the project should be built because of its impact. The River District is going to be a wonderful place when the city figures out that the downtown area has to be more than a passing wave. The city and the riverfront needs to be featured. The waterfront should be a playground, there should be a destination or draw that brings people downtown. An outdoor theater, a regional aquarium, a strip like Ybor City, anything or things that bring creates a draw to the … (0 comments)

Teacher's Funding Group - 04:08 PM
HI all!  I joined this group as a partner of a commercial real estate firm, but I have also been running my own mortgage company called Teacher's Funding Group for the last 5 years.  We do mortgage primarily in Colorado, but have the ability to do loans in:  We would especially welcome referrals for teachers.  We give teachers special discounts, and donate money back to their schools for every loan we do.  I look forward to working with you all!

For Sale By Owners - "Do You Have a Buyer?" - 08:26 AM
Everyday in Atlanta I receive large email attachments, fliers, pdfs., and WORD docs. from For Sale By Owners asking us if we have buyers to please bring them by their home.  More often than not, I just delete them.  There is not enough time in the day to respond to each one.  Sometimes I do, and let them know that in the past I have sold many For Sale By Owners that have listed with us, and if they are interested in selling their home to please feel free to contact me so we could discuss a marketing plan and strategy … (0 comments)

Best Real Estate Sign Riders - What's the Best? - 09:23 AM
A lot of real estate success comes from being a true marketer.  Success come not from the mediocre, nor the mundane it comes from genius.  In our business everyday we see real estate signs with riders on top that are meant to enhance the listing.  "New Listing, UNDER CONTRACT, SOLD, SALE PENDING.." are the usually expected signs.  Occasionally you come across a sign that is a stroke of genius!  It is worth paying attention to.
Several years ago when I was speaking at the Alaska Adventure in Anchorage.  A group of speakers had gone out for a drive, and passed by … (25 comments)
