The Inspection Report - 07:56 AM
Are you looking for a home and becoming tired of house-hunting? If so, you may be tempted to buy a bargain-priced home "as is" and forego the home inspection. But without the inspection report, do you know what the "as it" refers to? Wouldn't it be better to know what condition the home is in before you buy it? The inspection contingency allows the buyer to enlist the services of a licensed home inspector within three to seven days after the purchase agreement is signed. The inspector will go over the property from top to bottom, evaluating the condition of all (0 comments)
Tips for First Time Investors - 07:59 AM
When starting out as a real estate investor, you can choose either the conservative approach of holding a property until it increases in value or the riskier approach of "flipping" - reselling very soon after making some improvements that add value. If you plan on taking the safer approach, keep the following factors in mind when searching for the right investment property.Look for a house or apartment unit that is close to where you live, so inspecting the property and overseeing maintenance will be easier. Choose an area where there is clear potential for future development, and you will benefit from (1 comments)
Six things you can do to eliminate these obstacles and develop a Positive Mental Attitude: - 08:36 AM
1. Instead of worrying about who did what and who is to blame, focus on where you want to be and what you want to do. Get a clear mental image of your ideal successful future, and then take whatever action you can to begin moving in that direction.2. Focus on the solution instead of wasting time rehashing and reflecting on the problem. Solutions are inherently positive, whereas problems are inherently negative. The instant that you begin thinking in terms of solutions, you become a positive and constructive human being.3. Assume that something good is hidden within each difficulty or challenge. (1 comments)
The Listing Agent - 08:39 AM
Only approximately 2% of all listings nationwide are sold by the listing agent. When you list your house with me, I will try my best to sell it myself, but more importantly, I will simply get it sold.Colleagues in my firm or real estate agents who are affiliated with a cooperating broker may sell my listings. This is why I work hard to maintain a reputation for being very professional and easy to work with. I make the homes I list as easy as possible for other real estate agents to preview or show to buyers. When you select a real (1 comments)
Free Car with Home Purchase?...Nice! - 04:34 PM
So where is the market going? It may be going on the road again. Recently I saw a promotion at www.michelleladuke.com/NEW_CAR_BONUS/page_1793593.html where the Home builders will include a new lease on a Hummer WHEN you buy a new home. Yikes! A Hummer! That is soooo my style. If you visit http://www.laexclusiveproperty.com/ you will see an offer of a REBATE, but I don't think it compares to a leased HUMMER. If the market heats up here in Los Angeles like I think it will, I'll need that HUMMER to haul my SOLD and OPEN HOUSE signs. Maybe I should give away a Hybrid!
Point 2 Agents and Global BLOG use? - 07:16 PM
I received an email that states 68% of REAL ESTATE AGENTS are beginning to use a "Blog" as a part of their marketing campaign. Most agents I know tell me they don't GET IT! They are unaware of how blogging can create a Web Presence. If any agent has a doubt, look at www.point2.com Why do i mention them? For the money silly. The money I expect from the leads generated from using their Website that has a BLOG already BUILT IN.....INDEED! ...BLOGGING FOR DUMMIES! With so many potential clients on the web, it behooves us to find a Web host that works for REAL ESTATE AGENTS. (1 comments)
My Version of a PowerPoint Presentation on Staging - 09:05 PM
Kimberly Wester recently wrote a great post about developing a powerpoint presentation and it turned into a quest to develop one for AR stagers to share. I develped a presentation that I give agents to give to their clients to help understand what staging is. I realize this post may be too late; I've been away and from what I gather, Kimberly's presentation has been completed and forwarded to all those interested. WOW! An idea one day, results the next! Anyway, I thought it might be a good idea to provide my approach just in case it may be different and can offer additional ideas. It is 41 pages and includes: Explanation (3 comments)

Tenants with Pets is Do-able - 08:58 AM
Adopting a pet is like becoming a hero for the helpless.Heroes are admired...especially by the way one they rescue.Caring for a wee beastie becomes less of a chore when you realize how much the darling is giving back in unconditional love. Just a word to the wise, examine your lifestyle and living arrangements. This is a commitment that should be made for the rest of their lives. If you lease property there may be added costs to have a pet or it may be a little harder to find a landlord that allows pets. Don't let that deter you, it just (2 comments)

Getting stressed won't help your grow your business. Set limits and simplify. Assess how you spend your time. Limit-setting is a healthy way to set your priorities and to determine realistic expectations. Pare down demands to manageable steps while taking charge of your time in a proactive way. Share the load. Whether at work or at home, consider what tasks on your plate could be shared. Are co-workers, associates or assistants available to share the workload? Create a plan and suggest it to your manager. On the home front, consider the ways household members can pitch in. Make time for personal time. Allowing yourself some personal (0 comments)
Well? Curiosity killed that cat, but something has to keep them coming back. think about it. How many people come through your site everyday, but don't say a word? How many eyes came to your page, read your thoughts, but did not write down a note? How many people truly care about what you write? If you want people to contact you, to inquire about property, to begin a relationship - you need 2 basic things: 1. Something they want. 2. (put down why you clicked and i'll tell you) (0 comments)
The CTA and the Chicago Cubs have conspired against me - 01:22 AM
The Chicago Transit Authority has announced it will "flood" (Tribune's words) the North Side with buses to accommodate the reduction in commuter train capacity. The CTA will have to dramatically scale back capacity by a third as a part of the ongoing rail renovation, expansion and accessibility plan. Great. I've discussed by sensory disgust with buses in the past... so the prospect of more of them on the roads during rush hour times is a kick in the you know what. Can you imagine two, three, four buses stopping to pick up passengers on the same corner... one after another? Yes, that (1 comments)
I Need Some Help From the Resident Internet Geeks Who Own Multiple Domains! - 10:16 PM
GoDaddy.com is having a sale on .info sites for 99 cents. There are some great domains out there that I would like to purchase and redirect to my site. I am curious about SEO for .info sites and if you lose any SEO with redirection. Also, is there anything wrong with .info sites? Are we allowed to use them as Realtors? Do we need to worry about copywrite infringement from the .com owners? I saw in one of Hawaii Randy's posts that someone mentioned google dislikes godaddy domains. Is this true/untrue? I have been doing some reading/researching of this here and there today but I (14 comments)
My Fair Housing Research. - 07:34 PM
Fair Housing rules are a big deal. The consequences of not complying can be very severe. I wanted to put together the information that I had gathered while I was researching Fair Housing rules while commenting on a recent post. I really don't want to argue or get personal with anyone. I just want to show what I have found and I would like to know about the findings that others might have discovered. A big question that I have always had was it is OK to put yourself out there as a "Christian real estate agent" or other similar monikers. Here's a transcript (15 comments)
Zillow Makes the Cover of Fortune Magazine - 08:41 PM
Zillow is on the cover of Fortune Magazine. Here is the 3 page online story. I hate that they went and found a Phoenix real estate agent who kind of gives off the stereotypical image of a real estate agent: Specializing in a planned community near Scottsdale, Barry lords over his territory in a canary-yellow Porsche Boxster whose vanity plate reads SAYSOLD. "It's a realtor thing," he says, half apologizing for, half drawing attention to his chariot They say that Zillow is working and improving their Zestimates and in just another year people will be amazed at the accuracy. It sounds like they have the (2 comments)
Great Broker Joke Clean and Funny - 08:28 PM
A young broker had just started his own real estate office. He rented a beautiful office and had it furnished with antiques. Sitting there, he saw a man come into the outer office. Wishing to appear the hot shot, the broker picked up the phone and started to pretend he had a big deal working. He threw huge figures around and made giant commitments. Finally he hung up and asked the visitor, "Can I help you?" The man said, "yeah, I've come to activate your phone lines." Have a great day! (14 comments)
Overcoming the Objections of Home Staging - 11:32 AM
Home Staging and Marketing come out of the same budget. Home sellers do not give marketing a second thought when they decide to sell their house unless it is an fsbo. A home seller's perception of marketing is the agent's job because that is what they do! "Why should we pay for that?" It is no wonder they are astounded when their agent tells them they need to get their own home MARKET READY! "What? That is not our responsibility, it is yours!" Home sellers expect to have to do some things like clear off the refrigerator, make their beds every morning, (43 comments)
As one of the chapter presidents for BNI, I can testify to the power and effectiveness of network marketing and if you're not already involved in a networking group, I encourage you to check out your local BNI chapter. The objective of any networking group is to grow your business through network referrals, but BNI's slogan is "Givers Gain" meaning the more you give unto others the better you are for it; and (in time) it will all come back to you. This can probably be said about any capacity in your life and certainly a good motto to live by. "However (8 comments)
