My Other Blog Is . . . - 01:10 PM
It's weird writing in a vacuum (my "other blog" http://debsbeachblog.wordpress.com has not been picked up by any search engines yet (just started publishing in late January). Anyway, I am a pretty opinioned person by nature, would rather write than do most things, so blogging seems to be right up my alley, however, I don't like not being noticed. Waaaaahhhhhhhhhhhhhhhhhhhhhhhhhhhhhh. I am still learning the ropes at AR - am slightly fascinated by the politics, but thankful I am blissfully unaware of sordid details, thus far. Looking forward to the time when the ideas will coelecse. In the meantime, one of the major appeals is the (2 comments)
From the heights of Mount Bloggious - 10:49 AM
As the codgers wrote in a recent post: "An emergency meeting of the sleepy CodgersTMwas called; and all in the cold darkness of a Minnesota winter night went to an undisclosed location-safe from the bolts of potato chip dregs that might be hurled by the Once and Former Blog-Queen of Minnesota, "Bloggoddessbroker" Teresa, from the unimaginable heights of "MOUNT BLOGGIOUS" where she now resides-and pondered the situation." I had to chase the codgers down the street to liberate the picture they took of mount bloggious. Well maybe it was more like a brisk walk. I did singe what little hair Meford has (7 comments)
Happy New Year 4705 - 01:31 PM
Happy Chinese New Year 4705... Not just once but twice today I single handedly took Chinese civilization back seven hundred years by writing Happy New Year 4075 on my blogs. I corrected the info on my Discover Columbus blog but I am not sure if I can get into ColumbusBestBlog.com but I am sure going to try. 700 years earlier that is a long time... that would be before Shakespeare, before Columbus Discovered America, that would be quite a setback. I don't know Chinese history but I can imagine there were major changes between 4075 and 4705. Chinese History Timeline - 700 Years Ago would be the Yuan (2 comments)
Love 'Em or Hate 'Em: Homeowner's Associations - 09:46 AM
If you're thinking of buying a home in a neighborhood with a Homeowner's Association (HOA), you will need to be aware of the Covenants, Conditions and Restrictions (CC&R). By moving into the neighborhood, you will automatically become a member of the HOA and the CC&Rs are LEGALLY BINDING. The deed restrictions are meant to keep the neighborhood attractive and inviting. Having control over the look of homes and properties protects the property values of all who live there. You have assurance through your HOA that your neighbor will not have junked cars littering their lawn or that the house across the street will (4 comments)
The "Crop" Function a MUST for Realtors. Learn from Sheron, don't advertise "stuff".
Aren't MLS pictures small enough already??? In addition to "Crop", also learn "Flash".
Remove precious objects before showings, such as kids. I can't "unsee" your garbage bags in the kitchen.
Your house shouldn't slant one way ... ... or the other. I love taking pictures, I love listing houses. It's great when I can get pictures that show off how (6 comments)
Maggie, I Made It! - 01:52 PM
This post will cause me to hit that magical 20,000 points I keep hearing about. In case you're new to Active Rain, or at least "newer" than me, let me tell you what I've already gotten out of playing in the rain. Last week I got THREE phone calls from leads that found me on Active Rain. These were not calls from my website, my local brokerage's website, or my chain's national site. They were purely because people could find me online because I was on Active Rain and bothered to spend a little time posting. One said she knew I was (12 comments)
Localism, A section on Second Homes - 03:12 PM
I do business in New Orleans where people are beginning and continuing to buy primarily condos as a second home. I think it would be great to have this feature worked into the local market. I think a lot of people use the internet to search for this in particular. I get several calls per week on this. The value is to the client because they are not here to see what we see. They have to plan ahead and need good info on the trends that only someone who works these areas everyday is familiar with. This is a speciality business (0 comments)
This one is for you Jeff - Louisville Cardinals - 02:03 PM
No team in the country had a better week than the Louisville Cardinals. They started out the week firmly on the bubble. They had some decent wins, but no signature wins. That all changed, twice. Monday night the Cards went in and beat, wait... dominated #5 Pittsburgh 66-53 on the road. They controlled the game from the outset and the final score shows it to be much closer than it was. As a matter of fact, Pitt's longest run of the night was a 7-0 run in the final 90 seconds to take the deficit from 20 to 13. Yesterday the Cards (3 comments)

First Time Home Buyers Walked Away with Cash !! - 02:30 PM
I have been working with First Time Homebuyers that had $3600 saved to put towards the purchase of their first home....While shopping for a home I asked them if they really wanted to apply the $3600 towards the purchase of the home or would they rather keep the money to allocate towards other household expenses...They wanted to try and get into a home without using up their cash reserve.... My Buyers were originally approved for a loan that would require them to pay about $6000 in closing costs and pre-paids....I advised my Buyers to contact their current Loan Officer to see if he had a (4 comments)
The Old Tallest and the New Tallest - 06:02 PM
The photo at left was taken on a discovery tour of the canyons in downtown Minneapolis while looking for the Mary Tyler Moore statue mentioned by Maureen McCabe in a comment on my blog. Despite many years in the Twin Cities area I didn't realize Mary Tyler Moore had a bronze statue in Minneapolis! It was there. See the picture on the right. I had walked past it many times. It was just another light post to me! In touring downtown Minneapolis, I saw the Foshay Tower reflected in the IDS Tower and wondered if I could catch in on my (7 comments)
Do you need an umbrella? I recently had a discussion with my insurance agent b/c I was reviewing my current coverage and about to put my residence on the rental market. Good thing I did b/c I was not properly educated on homeowners insurance (health insurance is another topic). I found out that I was out from under the umbrella and needed to go to the office like a student being punished -- to discuss my options! Points to share and hopefully you all will bring other things to my attention prior to my office visit in two days. Ask questions of (2 comments)
UNSUNG BLOGS ON ACTIVE RAIN - 09:31 AM
Perhaps it's because I have so much time sitting here chained to my computer, but I have the time to read a lot of Active Rain blogs and would like to recommend some of the blogs that don't get a "highly ranked" or the coveted gold star. Here's the route to some "hidden jewels". To to ACTIVERAIN.COM, Log In, go to "For Real Estate Professionals", then go to "Date Posted" and the drop down menu will show "One Day". That's where I start because that shows all real estate blogs and that's exactly what I want. The ActiveRain folks do a great (20 comments)

The Rebirth Of Cool: Detroit Real Estate - GAR Building Next To Be Rennovated - 09:27 AM
Olympia Development has been selected to refurbish and renovate the long-mothballed Grand Army of the Republic building in downtown Detroit. In 1866 Benjamin Franklin Stephenson and The Rev. W.J. Rutledge founded the first chapter of the Grand Army of the Republic in Decatur, Ill., with 13 fellow soldiers. At its height in the 1890s the organization boasted more than 400,000 members. Detroit was home to several flourishing and colorful Posts of the GAR. The GAR was a wonderful organization where Union Veterans of the Civil War could not only socialize with their fellow veterans, but also could perpetuate the memory of (4 comments)
