Pinellas County Florida Market Update January 2007 - 06:13 PM
Pinellas County Florida, encompassing Clearwater, Saint Petersburg and 22 other municipalities, including many beach communities, is located in west central Florida, between Tampa Bay and the Gulf of Mexico, and has just over 1,000,000 residents, 87% of them full time.January 2007 statistics have been released by the Pinellas Realtor Organization. Although the Simms Team saw an upturn in showing activity, offers and contracts this month, overall statistics show an opposite trend. January absorption rates have dropped below 2006 levels, with a 4.2% absorption rate for single family homes and a 2.8% absorption rate for condos and townhomes.

Pinellas County Florida Luxury Market Update January 2007 - 06:19 PM
Pinellas County, Florida has 1,161 properties over $1,000,000 listed in the Multiple Listing System, nearly equally divided between single family homes and condominiums. Just under 10% of these are currently under contract. There is currently a 4 year supply of luxury homes. There are 15 homes listed betwn $5,000,000 and $10,000,000 and two homes are listed over $15,000,000.  More details are available on our website, as well as charts comparing the luxury market in Pinellas County and Hillsborough County.

My Other Blog Is . . . - 01:10 PM
It's weird writing in a vacuum (my "other blog" http://debsbeachblog.wordpress.com has not been picked up by any search engines yet (just started publishing in late January).
Anyway, I am a pretty opinioned person by nature, would rather write than do most things, so blogging seems to be right up my alley, however, I don't like not being noticed. Waaaaahhhhhhhhhhhhhhhhhhhhhhhhhhhhhh.
I am still learning the ropes at AR - am slightly fascinated by the politics, but thankful I am blissfully unaware of sordid details, thus far.

Happy Chinese New Year 4705...
Not just once but twice today I single handedly took Chinese civilization back seven hundred years by writing Happy New Year 4075 on my blogs. I corrected the info on my Discover Columbus blog but I am not sure if I can get into ColumbusBestBlog.com but I am sure going to try.
700 years earlier that is a long time... that would be before Shakespeare, before Columbus Discovered America, that would be quite a setback.  I don't know Chinese history but I can imagine there were major changes between 4075 and 4705.

If you're thinking of buying a home in a neighborhood with a Homeowner's Association (HOA), you will need to be aware of the Covenants, Conditions and Restrictions (CC&R).

        The "Crop" Function a MUST for Realtors.            Learn from Sheron, don't advertise "stuff".
              
   Aren't MLS pictures small enough already???                 In addition to "Crop", also learn "Flash". 
              
Remove precious objects before showings, such as kids.   I can't "unsee" your garbage bags in the kitchen.

I do business in New Orleans where people are beginning and continuing to buy primarily condos as a second home. I think it would be great to have this feature worked into the local market. I think a lot of people use the internet to search for this in particular. I get several calls per week on this. The value is to the client because they are not here to see what we see. No team in the country had a better week than the Louisville Cardinals.  They started out the week firmly on the bubble.  They had some decent wins, but no signature wins.  That all changed, twice.

I have been working with First Time Homebuyers that had $3600 saved to put towards the purchase of their first home....While shopping for a home I asked them if they really wanted to apply the $3600 towards the purchase of the home or would they rather keep the money to allocate towards other household expenses...They wanted to try and get into a home without using up their cash reserve....

The photo at left was taken on a discovery tour of the canyons in downtown Minneapolis while looking for the Mary Tyler Moore statue mentioned by Maureen McCabe in a comment on my blog.  Despite many years in the Twin Cities area I didn't realize Mary Tyler Moore had a bronze statue in Minneapolis!  It was there.  See the picture on the right.  I had walked past it many times.  It was just another light post to me!

Do you need an umbrella?           
I recently had a discussion with my insurance agent b/c I was reviewing my current coverage and about to put my residence on the rental market. Good thing I did b/c I was not properly educated on homeowners insurance (health insurance is another topic).  I found out that I was out from under the umbrella and needed to go to the office like a student being punished -- to discuss my options!

Freehold Township has an excellent Recreation Department.  This is the travel soccer team for Freehold playing on the home field on Jackson Mills Road. This is a new facility Freehold Township has recently built for the soccer players and their is a jogging track as well.
Freehold Township has an excellent park system as well as Monmouth County.  Turkey Swamp Park is just about two miles away from this Park.
