Multiple Streams of Income? - 10:21 PM
The real road to wealth (I am told) it through multiple streams of income. Do your clients ever fall in love with your props? I am very curious because if you put a price on your tags, would they? Everyone seems to hunt down great bargains and it seems to me that if marked them up to 20% over the retail value you could have another stream of income. Does anyone sell their props? I am too tired tonight to find a cute picture but just imaging a woman with her heart throbbing up and down...k? (6 comments)
How To Lose 2 Million in On-Line Home Equity! - 05:59 AM
Today, I witnessed a revealing interview on CNN with Richard Barton & Lloyd Frink, the brains behind the successful Expedia.com Travel site and more recently Zillow.com. Barton referred to Zillows entry into the real estate market with it's on-line home evalutations, Zestimates and Make me a Move Price as "turning on the lights in a dark room". "We're here to give home owners more control, more information and better education". When questioned by the host of CNN Newsroom about the error rate for Zestimates, Barton passed the baton to Frink who indicated that the Zestimate is a starting point. He explained that if there were (29 comments)
Active Rain Tennis Match - 01:19 PM
For those of you who have kept up with me the past couple weeks you know I've been busy setting up an event for the Daytona 500 and not had a lot of free time. Well all that is done and now I'm playing a bit of catch up here on Active Rain and feel like I'm watching a Tennis Match between Rich Jacobson and Joe Zekas and Jonathon Washburn is the Line Coach. The funny thing? I don't even like tennis! But this is just fascinating! Why? Because of all the valuable information I have learned from this match. Some of (11 comments)

Feel Invincible? - 11:50 PM
I watched the movie Invincible with my son tonite again. Sure it's just like Rudy or a host of other unsung hero type movies where the underdog makes it finally. While I watched the movie I read the posts of the bloggers I subscribe to here on Active Rain. Unsung hero types themselves. They donate their ideas and their advice so that real estate professionals can be challenged and grow. Here's my salute to them for their posts today, no they weren't all featured, but they were featured for me. "Have You ever Lost Your Voice?" Touchy Feely or Arms Length? - 09:22 AM
I'm tossing this out there to see how other Realtors handle the "invite". Many of my clients often invite me over to their homes after they have sold or purchased for a social gathering or meal. I'm not talking about a "housewarming" party, its as though they'd like to build or enhance the relationship. For those people who move from out of town, we as Realtors are the first friendly faces they meet. So do they "like me, really like me" a la Sally Field or is it just courtesy or do they want "free advice" etc. How do you handle the (3 comments)

Fort Towson, Oklahoma Great Little Community - 06:11 PM
Fort Towson is a hidden small gem in Southeast Oklahoma. It is nestled on the banks of Lake Raymond Gary. City limits takes in the lake and the houses around the lake. You can own the shore, fish from your back yard, and still have city utilties including cable tv and dsl, and paved streets, garbage collection and city police. What more could you ask for? Although there's not any major industry to speak of in Fort Towson, per se., Hugo Oklahoma and Paris Texas are near by. Are you a history buff? Then the old fort remains and the story and artifacts that (0 comments)

6 Ways First-Time Buyers Can Prepare - 09:31 AM
A cooling housing market gives buyers, especially first-time buyers, more opportunities to snatch up a good deal. But just because there are good deals, doesn't always mean buyers are ready to make the leap. These six tips will help prospective buyers find out if they are ready for homeownership. 1. Take a first-time home buyer class. It will make repairing a credit score and shopping for a loan less stressful.2. Be conservative. Borrowing too much can mean stretching and even sacrificing - to the point that it's hard to even keep a six-pack of beer in the fridge.3. Organize documents. First-time buyers (0 comments)
3 Easy Steps To Getting A Mortgage - 08:06 PM
Shopping for a mortgage is the first step toward owning a home and perhaps the most daunting, especially if you are not prepared. Once a simple task that meant comparing fixed rates from among perhaps a dozen or fewer savings and loan companies, the mortgage hunt today is like finding your way through a maze. There are dozens of loan types and hundreds of loan programs available through thousands of mortgage brokers, bankers, lenders, finance companies, credit unions, even stock brokerage firms. Contrary to popular belief, finding a mortgage doesn't begin with an application. Education is a better first choice. Mortgage (0 comments)
How much staging should we do in a vacant home? - 08:54 PM
I just came from Kathy Neilson's blog where she showed us an example of an effective vignette. She did an incredible job, not only was it beautiful, but very effective considering she did not do a whole staging. The property sat on the market for a year and she sold it after only doing a partial staging with a higher asking price. Some stagers had commented that they believed that vacant homes do not need to be fully furnished. It had me curious - when does a house need to be fully furnished and when can it get by with just doing (2 comments)
"I've had a virus, and it is driving me crazy!" - 04:10 PM
It is no secret, I love to get to my mail, blog, and MLS frequently throughout the day. For the past three days, my personal computer has been ill. We, or shall I say, I!! do not realize how much we depend on the Internet today. Or not even the Internet for that matter, but our computers. I believe my pc has been infected with a bad case of spyware. Luckily, my hand held personal device, phone, sends my email to me automatically upon arrival, so I am in fact still in the loop. I just wanted to share my personal (0 comments)

Last night was the Annual Daddy Daughter Dance in Frisco. I really have to say that this has got to be one of the best events the city puts on. The complete event was sold out. Every age group had their own time slot starting with the younger girls from 4:00 until 5:30. Its really hard to believe how many kids there are in Frisco, but I am Glad the the city goes way out of it's way to make this a family friendly place to live. Me and my buddy Chris and our two Princesses How can dad say NO?? I think I (3 comments)
