As new agents, our first year or two in the industry can be extremely challenging. However, we can chose one of two paths. We can let it drive us to jump off a cliff or we can jump on the trampoline and keep bouncing back. Agents, its your choice!

Last week, Curbed posed a question about a buyer who viewed an open house without her buyers agent (please take note, this is a buyer from NY, where there is hardly any buyer representation). When she/he decided to put a bid in with another agent (acting as HER representing agent) the selling agent DECLINED to allow the buyer to make an offer.  So, without me answering there and getting clobbered I will answer the question here.  (yes, It is safer).

Have Buyers Been Playing Fair? - 12:16 PM
 For months we had a less than stellar market in Central Florida. Slowly but surely, the market has shown some improvement. However, the quality of the offers has been like playing with monopoly money. We track home sales, percent of asking price vs sale price. In 2005 the sale price was on average 97%  of the asking price. It was a sellers market. Now a little over a year later, it seems the rash of incoming offers is in the 82%-89% range of asking price. That is after price reductions. This translates to about a $50,000 difference in the asking price … (92 comments)

We received a call early yesterday morning from a young man who explained that he`s been attempting to find someone who can assist him with the buying of a home. His price range is $80,000. He`s looking to purchase a home in Ocala Florida.
He explained that he arrived in town on Thursday and called numerous other Realtors, who for whatever reason had no time to show him any properties!

Recently I passed on following up with listing a house, why would I do that?  The seller (a person I knew slightly) had a "Free" market analysis done of her house by an agent who farms that area.  The seller, lets call her "Sarah", is thinking of moving to another state where property values are much lower, she can buy a new dream house, and invest in some rental properties.

If you have read this article, it may have made you worry that your REALTOR(r) is not working towards your best interests.   At best this article is irresponsible, at worst it's the home buyer's worst nightmare.

The Joy of Hauling Junk to the South Austin Dump - 06:01 AM
I made 3 trips to the South Austin dump today, helping a dear friend clear junk in preparation for a move. It's one of the obligations of being a truck owner - helping friends with no truck get things done which require a truck.
I have a confession to make. I have a charge account at the dump. I've had one since 1995, when Sylvia and I were remodeling a fixer-upper that required over twenty 16ft trailer loads of junk and debris to be hauled from the home, the rear part of which we demolished and tore down.

Are you giving something to your clients after your transaction is complete? I'm wondering how many of you are doing this? There are some of you that are giving cash back on real estate deals to buyers which is illegal and I don't think anyone will admit it but, how many of you have been running into clients that expect a return in someway?

Crooks (and other predatory criminals) can get a special key made (called a Bump Key) that fits into so many different types of locks, that over 90% of deadbolt door locks are vulnerable to Lock Bumping. Why Due Peeple Use Such Bad Grammer in There Posts? - 11:49 AM
Am I just being more sensitive to bad grammar and spelling lately or is the overall level of writing going down the tubes here at Active Rain?  Many of the featured posts lately have mistakes that my fourth grade daughter would easily point out.
I'm seeing misspellings even though we have this neat spell check tool. It's even there for our comments.
Correct punctuation seems to have become a lost art.  Everyone should at least start a sentence with a capitalized first word and end with a punctuation mark. 
Since when has u been the abbreviation for you?

A bizarre offer! - 06:06 AM
I had an offer come in on one of my listing today with the most bizarre request.  To give you the background of the listing; the home is on the market for $129,900. It says in MLS that it is a pre-forclosure and we are trying to do a short sell.  The home backs up to tall power-lines, needs a roof and in general has not been maintained so it has been difficult to sell.
The offer was okay but below is the bizarre request that was written on the agent's cover page.

So why does this word get such a bad rap? I don't get it. Come on now, aren't there times when absolutely no other word will do the trick? How many other words can you think of that carry the kind of power this one does? "I" maybe. Probably "yes."

Fairfax County Inventory Goes Down, Demand Goes Up - 03:00 PM

The inventory of single family homes for Fairfax Virginia real estate doubled in a short few months during the 1st half of 2006. That was tough for sellers who saw their homes priced at what in their experience was market value languish for months on end never sell after consecutive price drops. Well inventory has almost come back to normal--much of sold although a lot of perhaps was just withdrawn till 2007. I noticed many listings had disappeared for which I had found new buyers in the past 2 months. Sure enough the latest data is out and the inventory of Arlington Virginia Condos is almost back to normal from a year ago. That means our inventory correction took a year. Pretty fast correction it seems. There is one question I get asked weekly by people from around the country, "What's going to happen in the real estate market next year? Should I buy now or wait?" I have been trying to market FSBO's with no luck. I usually send a series of postcards, one card a week for four weeks then I switch to once a month. I did.  Received it last week and boy was I shocked.
Maureen Francis over at miOaklandCounty.com has been posting on Proposal A and the pop-up tax and the effects it has had and will have on real estate this year in Michigan.  My  concern, after seeing our assessment, is what the future will bring to our municipalities. 
While Maureen posits that we will see a rise in our assessments, but hear and see nothing but bad news in regards to the 2006 real estate market, our assessment dropped 6%!

Follow up on Georges blog Cash back - 11:01 AM
Just read a blog by George Hanson about cash back and gifts.
At a recent course I attended every attorney licensed in Florida and one from Alabama in the room said they wouldn't do it because of the Rico law  ( I think it has to do with money laundering not sure) and the fact that the money rebated from the broker would be a 1099 issue too.
Yes I know people do this in Florida but how many are 1099 the amount to the buyer or seller?

Florida Counties - 11:22 AM
Ever ask yourself what county is that in?  Rummage for the map or check onlilne?  Well here is a map I found online of all the counties in Florida.  Just for you save it to your my pictures folder or wherever that special place is for you so next time you wonder what county is that in you will have the map handy.
Also works when someone e-mails us and asks about property that is not in our area, helps with referral mapping and whatever else you my want or need it for.

City Data - 11:27 AM
Need to find data about specific cities or communities you may want to post to localism.
Check out city data's information website.  Some of the material is dated but there are alot of useful information facts and figures that can help if you are writing about the areas.  Of course if you are a Top Producer uses check out snapshot for updated data direct from your mls.
I am not sure if this is available in all areas, but do know you need top connector to use it and the cost is $79 per month.  Get details from Top Producer.com
