As technology advances our world gets smaller.  With these advancements comes the opportunity for indivual service providers to place a great number of stakes in the virtual plane of cyberspace.

Are Condo Conversions encouraging mortgage fraud? - 02:16 PM
This question applies to some, not all, of the condo conversions I have seen here in the New Tampa area. The seller, in an attempt to cater to investment buyers, positions a deal something like this:
Sale Price for a 2BR/2BA condo - $230,000
Seller incentives at closing - up to 6% (HOA for 1-2 years, closing costs, rebates, etc.)
Seller contributes $30,000 or more 30 days after closing for "remodeling" or some other type of thing.
To the investor, this is a pretty good thing. If the investor puts, 10% down ($23,000), pays no closing costs and gets a refund ($30,000) after closing, the … (18 comments)

PULL ADVERTISING vs. PUSH ADVERTISING - 02:31 PM
IT ISN'T NECESSARY TO HAVE SYMPATHY FOR THE COLD CALLER.  THE decision to practice PUSH advertising leaves the PUSHER vulnerable to having the person you called hang up on you.  Sometimes it's the only way to stop the conversation.  The COLD CALLER interrupts your schedule, keeps talking and when you say "good-by" and hang up the phone, they accuse you of hanging up on them.  We're not hanging up.  We're simply ending the conversation.  The rudeness isn't on the part of the person ENDING the conversation.  The rude behavior is from the person COLD CALLING you to sell you something.

-30 degrees in a hot market - 08:11 AM
Well, you may think we are wierd but we still work in the cold around here.
Our temperature in Saskatoon has been cold for what seems like weeks now. When I say cold, I mean cold. I am a runner and on the last two or three weekends I have started out on Saturday morning at 6:30am and it has been so cold that even my eyelashes are freezing up. Today, a loan officer that I was training had the phone slammed in her ear by at least a couple dozen Realtors.  A few more pretended to listen with a bunch of "uh-huh's" and "yeah's" and one-- only one-- was kind to my new loan officer.  She told my new recruit that she could drop off some cards at her office.  The loan officer we are speaking of was cold-calling Realtors, hoping to find one that does not work with a loan officer regularly.  She was offering something of value, at nobody's cost, but maybe a little time.  My employee was articulate and I … (51 comments)

Recently I've been thinking about the Internet and how fascinating it really is.  We live in such an "information now" society.  Everything we want to know and need to know is right there at our fingertips.... LITERALLY!

The saying "People hate being sold, but love to buy" seems to be a very true one in my experience as a real estate professional. I'd love to find out how everyone else sells, because I am a soft seller and don't usually put any direct pressure on my clients to buy. Why? Because when I sell a client on something, they have lost control and no one likes to loose control. What happens when THEY buy? They have control! As the number of borrowers falling behind on their mortgage payments climbs to the highest level in five years, the number of "short sales" is increasing.
In a short sale of a home, a lender allows the property to be sold for less than the total amount due. In many cases, the lender forgives the remaining debt.
Short sales fell out of favor when mortgage delinquencies were low and rising home prices made it easy for borrowers who ran into trouble to sell their homes or refinance their mortgages. But as the housing market cools, interest in short sales is increasing.

The previous 10 days saw 33 homes close escrow midway through the month in Avondale. Average home sale price was $266,750 while the average asking was $276,000. Average days on the market were 97, up about 10 days, with several homes expiring from the MLS.
The average square footage for all these homes was 1,982. That comes in at just over $134 per square foot, up about $7 per sf. Of course these figures will vary depending on actual square footage, condition of the home and property and location, location, location!

The previous week saw 23 homes close escrow midway through the month in Goodyear. Average home sale price was $336,461 while the average asking was $360,461. Average days on the market were 164, up quite a bit with several homes expiring from the MLS.
The average square footage for all these homes was 2,291. That comes in at just over $146 per square foot, up from $127 per sf. Of course these figures will vary depending on actual square footage, condition of the home and property and location location, location!

I ain't paying their closing costs!!! - 11:41 PM
I'm writing this post today to try and help sellers understand that they aren't really paying the buyer's closing costs. In my market, Poinciana, Fl. It is very common for the buyer to request that the seller contribute towards their closing costs. In fact, the last 15 or so deals that I have closed, were all 100% financing with the seller contributing 3% or 6% towards buyer's closing costs. It's just the nature of my market. Now that it's a strong buyers market we have to take these offers seriously or we may not be able to sell the property.

There are way too many stories of SCAMS these days.  Mortgage fraud.  Unlicensed agents selling Real Estate.  I could go on.  It really irks me to read these stories and it seems that over-and-over again - the CROOKS keep getting away!  Thats why I really enjoy hearing about stories where the CROOKS are BUSTED.  Not only busted, but when they are 'outed' - IE their names are revealed to the public and they are 'shamed'.

A few weeks ago I was on the phone with fellow AR member Jeff Belonger when my other line beeped in.  Low and behold it was a "buyer/ investor" who had found my profile on AR and was looking for a Realtor in the Wildwoods.  I quickly ended the phone call with Jeff (not before sharing the good news) and gathered their information.

The Powers that BE at Active Rain (and their lawyers) have seen what we at "Christianity and Real Estate" are all about and:

Queston: Photos in Post - 03:58 PM

Quick question: How do I get text to flow around or up to photos in a post?  I can get the photos in and position them by tabbing the photo to the right, for example, but I have seen posts where the photo is on the right margin and the text goes up to it.
Any help would be appreciated!
