Getting Ready To Sell? Here's What You Should Do! - 06:01 PM
In preparing your house to sell, ask yourself over and over if your house looks like someone else's dream house. I Sell Houses not Horses - 09:58 AM
I Sell Houses, have for the past 12 years. Prior to that I had dealings with real estate as a paralegal and working new construction. I have decided to sell one of my horses. Genesis was my first and she has grown and is still growing to the point that she is too big for me. She needs to have someone work with her. The spring market is coming and I know in my heart of hearts that I will not have the time to work with her and get her up to her potential. She is young and beautiful and needs (0 comments)

The last time you listed and sold a full rehab, how long did it take to get a 95% offer that you closed on? If your answer is "More than two months", we're here to tell you that there's a better way. In this case, the home that sold in 28 days was exactly that. However, the home that we accepted a 98% (0 comments)

Things to consider before making an offer on a home - 11:47 AM
What Things Should I Consider Before Making An Offer On A Home? A. First, determine how much home you can afford. In general, you can afford to buy a home equal in price to three times your gross annual income. More precisely, however, the price you can afford to pay for a home will depend on six factors: 1) Your income; 2) The amount of cash you have available for down payment, closing costs, and cash reserves required by the lender; 3) Your outstanding debts; 4) Your credit history; 5) The type of mortgage you select; and 6) Current interest rates. Expensive lessons learned as a non-represented buyer! - 02:08 PM
My first homebuying experience set me up to be a SUPER- Agent for my clients! Everything that could possibly go wrong-DID GO WRONG! I was fortunate that the sellers were so patient as our initial offer was accepted on May 7 and we did not close until Mid-August! Lesson 1-Always have representaion to insure all of your bases are covered. We were buying a FSBO-way under market, because it was a gut rehab, so we felt we could save more by not utilizing the services of an agent. I had been out of the RE industry for a few years and had never (1 comments)

Does the "bundling" of services in the real estate industry really serve the customer's best interests? - 06:10 PM
In this era of consolidation in the Real Estate Industry, there is an alarming trend that seems to be billed as being better for the consumer. That is the proliferation of "One Stop Shopping", or the bundling of several services under one roof or organization. In Southern New Jersey, where I do business, this practice has gone from nearly unheard of 5 years ago to approximately half of the market today. Essentially, a real estate company forms an affiliation with or develops a wholly owned title company and possibly a lender as well. The premise is that if the parent company (1 comments)
How can I generate Real Estate Leads? - 02:37 AM
That's the question I get ask by new agents all the time! I know I'm going to create quite a stir when I say this but here it goes. If you want to be successful when just starting out in this business, find as many buyers as you can. There I said it! I know the old adage, "you need to list to last". I completely agree with it, but when you just start out, it's much faster and easier to get working with buyers. You need to take a long term look at this business. What do buyers do in a few years (6 comments)
