My lead generation revolves around my database of contacts.  People are my business which means that my database is my business.  I add people daily to my database.
 
I started it with adding names from my address book, friends and family.  I added their addresses, phone numbers, spouse's names, children's names, anniversaries and birthdays if I had them. 
 
 
I add people daily, someone passes a lead onto me, they go in the database and what steps I took to contact them, information about their real estate needs and wants.

Sunday Open Houses were cut short or cancelled here in Maryland. This is the view from my place in the world, in Conowingo, Maryland. These are a few of the over 10,000 Christmas trees which are on the farm where we live.

Go Back To School...Rookie Marketing Series 3 of ?? - 07:48 PM
We all try to maximize our marketing efforts.  Of course, maximizing means reaching as many potential sellers and/or buyers as possible. So lets go back to school.  Am I serious? Yes, I am.
I have three teenage girls, one in college, one starting college and one in high school.  Then I have a 5 year old in preschool. Depending on the area that your farming, you could have several hundred or thousands of kids in the elementary, middle and high schools.  Then keep in mind the local daycares and preschools.

It is Sunday evening about 10pm and I am sitting here at my computer thinking about all the things that I have going on this week.  Most people think that a real estate professional controls their own time, when in reality our time is our clients time, at least in my world.

I am coming off of a very hectic week.  In Clayton County, we have had a lot of activity happening. 
We put a house under contract this weekend.  It was a single family home in Forest Park.  It had been on the market for 8 months prior to us getting the listing. The buyers are a sweet older couple.  I had shown the home to them and family members on several occassions. I knew that eventually they would be calling this home, "Their new home".

Affordable Housing - 10:43 PM
This weekend the "Wenatchee World" had an excellent editorial that captured the underlying problem with our otherwise hot real estate market. About 35% of our buyers are from out of town. Wenatchee also has a growing population of professional and affluent home buyers. However we are still an Agricultural community and as a result not everyone is in the$400K+ price range. In fact the homes available below 200K (as I write this there are 10) which are reachable by many of our citizens are drying up. Make sure your lenders are giving your clients good advice about how to borrow money to buy a home!
