To Disclose or Not to Disclose, That is Not the Question - 08:49 AM
I recently read a column in our Hawaii Association of Realtors newspaper talking about calls they receive on the legal hotline.  The focus of the article was about whether you should disclose or not certain facts.
First let me disclose that I am not an attorney and as such will not give out any legal advice.  What advice I will give is a bit of old fashioned common sense.
To start with in Hawaii our State Law requires that seller's of residential property disclose all material facts. A material fact is basically anything that might affect the buyer's decision to purchase.  Chapter 508D, … (40 comments)

I have been reading as many posts as humanely possible and still work full-time, raise a family, etc. and I don't recall anyone mentioning floor time as a way to attract clients.  Forgive me if it has already been discussed.

It's funny how the minds work.  We all form mental pictures of what we think someone will look like.  That's why a movie of a good book rarely meets our expectations.  I had spoken to her on the phone several times.  We had established a good raport.  She had contacted me via an on-line real estate referral service and was travelling to Grand Rapids to start a new life.

Does a Politically Incorrect Street Name Affect Home Value in Austin TX? - 09:08 PM
We are purchasing some acreage lots in Oak Hill, and I just found out that other buyers on my street don't like the name of the street on which our lots are located and have requested the developer to change the name. The street name is ‘Sisquoc', which I think is a cool name. Sisquoc is a Chumash Indian (from California) name that loosely means "stopping place". There is a Sisquoc River in California. This is a simplified explanation of what HTML and JavaScript are. It is concise and brief to avoid hitting you with too much geek speak..

As of this morning we've made some adjustments to our platform that should allow members to more easily include, video, podcasts and other multimedia in their blog posts.  This had been one of the common complaints with our platform and we are working to solve it as we work towards the upcoming release of additional blog customization. 
We currently don't provide a hosting service for video or podcasts, they will have to be hosted on another site, but we will explore this option in the future.  To add an externally hosted video or podcast to your blog use the "HTML" button … (34 comments)

96% Of All Real Estate Blogs Will Fail - 03:13 PM
Recently Global Research Center published findings that 68% of real estate agents are going to be focusing on blogging as a marketing tool in 2007.  I find that number hard to believe. 
In essence that stat is claiming that there will be the emergence of more than one million real estate blogs launched this year.  As exciting a business opportunity as that would be for us real estate blog coaches, I don't anticipate such a tidal wave of adapters. 
In fact, I don't think that blogging will ever reach as high a penetration rate as 68% of active real estate agents.  As … (52 comments)

At 11:30pm eastern time recently, I received a call from the west coast. As I was just about to go to bed, I let it go to voice mail.
The next day, I listened to the message, which was from someone in California. He was a bit confused as to who he was calling, and asked if I did Video Tours for real estate,etc. Since I am in the Boston area, California is a bit out of my range, so I was just going to ignore the call. One of my guilty pleasure's is watching Dateline's: To Catch a Predator. For me it's two fold. I love that the spotlight is being shown on such a disgusting aspect of the internet. These perverts need to be exposed and I'm so glad some of our local officials have made it a felony in some areas. I have been presented with a great challenge.  A builder called me the other day to express unhappiness with the marketing techniques employed by his current realtor.  He went on further to explain he was looking for a realtor who could come up with a unique, fresh, creative marketing plan to sell his home now, without reducing his price.  This home has an unusually long market time, but the home is a gorgeous home.  It is priced over $1 Million.

Help - Need to Redesign my Business Card ! - 10:39 PM

This is the front view of my current business card.  Several months ago "The Company" converted to a new voice mail system rendering our phone numbers we used for years obsolete and adopting this new look.
Of course doing things the corporate way we have very little say and must conform to "The Template" without any variation.

It seems that this is the year of trickery! Two weeks ago I reported on an Agent who sent out bogus flyer's announcing a bonus of  $4000,only to be told that the seller refuses to acknowledge the bonus!
They claimed it wasn`t mentioned on the MLS, therefore the seller is disputing the bonus! Hard to believe the Broker is actually taking this stance. 
This time I`ve run into a new game! On the remarks section of our local MLS another agent decides to offer a 3.5%bonus without  properly placing it where it belongs.

Active Rain - Is "My Comments" a positive addition????? - 06:15 PM
So I was fortunate to be having a discussion with one of the other Palm Beach County participants in Active Rain earlier this week and we started discussing the merits of what to the best of my memory is a new addition - "My Comments"
I had actually forgotten about the topic until I started reading some (via comments of others) about feedback from the public on topics like Chris Griffin's FSBO post that received public comments that follow:

Ocean 30 Group - Test post - 06:34 PM
Well here goes - this is the first Group that I have created on Active Rain - I will be experimenting on how this works before we start posting much about it...
