What Are Your Favorite Promo Items? - 09:28 PM
 
Each year for the past six years, I've worked the local Business Expo at the Ozark High School.  This is one of the greatest times to network with all the business vendors in the area. 
This year is no excepion to my difficulty in figuring out what would be good promo items to give away.  I have the normal scratch pads, letter openers, refrigerator magnets, etc.  One of the best items I've found is magnetic screwdrivers.  A little costly, but everyone loves them.

I live in a very quaint, humble, friendly town called Haddonfield, New Jersey. We have about 8 restaurants in a town with about 12,000 residents. About half of these restaurants are well-known in the Southern New Jersey area and I am getting to know them as the year goes on. Have agents gotten lazy or is this the Trend I am just not following.   I've always been know as a "rebel" but this is one horse I am not riding.
I have to say my disappointment in the real estate community here in Soprano land has been disappointing at best.

Powerful Google Maps On Your Phone-PPC - 03:08 AM
The coolest thing about technology is that you never, ever know everything.  Well, I thought I knew everything about my Pocket PC, 6700 Smartphone...but I did not know that you could download Google Maps for Mobile devices. This is just a great product.  Microsoft Live has a similar product, but I have never been able to get it to download to my storage card.  Here is a great comparison between MS and Google.

A common question of home owners in todays market cuts right through all the nonsense.  Sellers that are relocating, and have to sell...seller's downsizing, or young families expanding...all ask the same question.  We are considering purchasing a new home, but in this market is it wise to buy first, and then sell our home? Being in SW Florida, I hear concerns from people about Hurricanes from time to time. We usually end up discussing historical data, newest hurricane codes & then I typically go into 'natural disasters elsewhere'.
Honestly, I cannot think of a single place to live that there won't be something weatherwise to concern yourself with. Basically it comes down to picking the ones that least annoy you, or maybe are least likely to kill you.

Private Groups? - 01:32 PM
I would like to see a development in the Groups Feature to allow for "Private Groups"  These would be by invitation only from the groups founder or moderators.
I can see using this feature to have a private group for associates from a particular office, or any number of other groups that would want to discuss things in a blog format, visible to members of the group only, with control over who could join the group.  This seems to be a standard feature with networkign sites like myspace, aol, facebook, and others.

So as of late I have been noticing extra clingy people who really can't do anything on their own merit so they use their people skills to have other people do things for them and they get the credit for it.

Lead web site capture settings? which is best? open or not? - 05:00 AM
Like many who check their numbers of visitors and e-mails on their web sites, I often tweak the lead capture settings. Since joining AR and thanks to the many tips from AR members I went from about 900 visitors a month to 2000 in 3 months and in some cases I am in the top 5 or 10 on the first page with certain key words with the name of my city first, on MSN, Yahoo, and Google. Looking for a condo video I came across this today. 
This short film and musical was produced by Toronto-based artists Stephanie Comilang and Jamie Shannon called "This Lamb Sells Condos".

Buyers may Be Impacted By Proposed New Tax - 09:18 AM
 
Taxation without Representation? Double taxation? What do you think? 
House Bill 868 originally proposed a new tax on recording documents with the registrar of deeds in New Hampshire.  The original bill has been amended and now there is a proposal to increase the transfer tax from $15.00/1000 to $15.60/1000. The revenue generated by the tax is to be dedicated to the Land and Community Heritage Investment Program (LCHIP). 
The New Hampshire Association of Realtors (NHAR) has always supported LCHIP.   NHAR endorses the $12 million LCHIP line item in Gov. Lynch's proposed budget.  However, a new tax related to real estate is unreasonable.

I got my new REALTOR® Magazine today, and I've just started thumbing through it.  I landed on a chart of "What's Hot" and "What's Not" for current trends.  On the list, there were some no-brainers like the fact that people are liking Earth tones instead of the cold, modern look.  Multiple photos within the listing are hot instead of just one picture, DUH!
Here a few that surprised me.  I've read several places that Bamboo flooring was just a phase and that they don't hold up as well as once thought, but the research is saying they're hot.

Los Angeles Times reports that two Los Angeles City Council committees Tuesday approved an increase in the relocation fees for tenants who lose their apartments to condominium conversions.
The current fees are $3,450 for most tenants and $8,550 for so-called qualified tenants, those older than 62 or disabled, or families with minor children.

Septic Inspections are a very important part of the real estate deals in Jefferson County. Do to all of the changes in Codes over the last year it is rare for a home to pass their inspection and the repairs normally range from 6 to 15 thousand dollars. Have I ever mentioned that I grew up along the Hudson River in New York State?  Lived in Peekskill, NY until I entered the United States Army in 1958.  Yes, that Hudson River where the Headless Horseman galloped along its shores in Tarrytown.  Could it be that living so close to that place made me have an interest in cemeteries?

Everett's Wierd Weather - Part Three, Yes Part Three - 11:17 AM
This is the view from my back door, we hardly get any accumulation here and last night got hit with seven inches. It is like a winter wonderland here.  Most all businesses are closed, schools are closed, again. This is about the tenth missed school day this year. However, I am enjoying the scenery.
