Sell Real Estate - The Quick Road to An Easy, High Paying Career - 08:59 AM
I don't know about your area, but locally it seems that the number of real estate pre-licensing schools and students attending them is growing at an unbelievable rate.  I just saw a new ad in our paper yesterday for another school that has just opened and is offering prelicensing courses.  The ad is very upbeat and proclaims things like launch your career, easy schedule, fast track course for a quick start.  In a city of approximately 80,000 people, we now have three real estate licensing schools.  Each of these schools are consistently turning out classes packed full of bright-eyed and hopeful individuals who are ready … (3 comments)

Ahhhh FSBO's.  If you have ever followed any of my blog you that I love to chase them.  I call it a chase because they don't want to be caught.  They can do it themselves..they don't need no stinkin' Realtor....

Judge a man not by single words they expound, but rather by the character they demonstrate!
Fiduciary is possibly the most misunderstood word in real estate and lending. Brian and I disagree on the application but treat our clients similarly. Our differences over fiduciary may come from our diversity, Brian is also a hard money broker with a prior responsibility to the lender, and a mortgage banker with his own money at risk (Mortgage brokers are subject to buying back fraudulent loans, also.) and a responsibility to his firm both supercede any fiduciary to an applicant.

INGREDIENTS:
3 eggs 1 1/2 cups granulated sugar 4 ounces unsweetened chocolate, melted 1/2 cup vegetable oil 2 teaspoons baking powder 2 teaspoons vanilla 2 cups all-purpose flour sifted confectioners' sugarPREPARATION:
In a large mixing bowl, using an electric mixer, beat eggs, sugar, chocolate, oil, baking powder, and vanilla until blended. Beat in as much of the flour with the mixer as possible, then stir in the remaining flour.
Cover and chill the cookie dough for 2 hours. Shape dough into 1-inch balls. Roll in sifted confectioners' sugar, coating well. Place balls of cookie dough about 1 inch apart on ungreased cookie sheets … (2 comments)

4 sections (1/2 oz. each) HERSHEY'S Unsweetened Chocolate Premium Baking Bar 1 can (14 oz.) sweetened condensed milk 3 cups MOUNDS Sweetened Coconut Flakes 1 teaspoon vanilla extract Instructions:1. Heat oven to 350F. Generously grease cookie sheet. 2. Place chocolate in large microwave-safe bowl. Microwave at HIGH (100%) 1 minute; stir. If necessary, microwave an additional 15 seconds at a time, stirring after each heating, until chocolate is melted. Stir in sweetened condensed milk. Add coconut and vanilla; stir until well blended.   1-1/2 cups all-purpose flour
  2 teaspoons baking powder

\The TalkShoe Talk-a-Thon for KIVA.org was declared a success by CEO and TalkShoe founder Dave Nelsen.  The 24-hour event ran on March 18 - March 19th (noon to noon) and gathered support, funds, and awareness for MicroLender dedicated to lending funds to small businessmen in developing nations. 
The record may have been set for the longest interactive podcast telethon/talkathon and Guiness is being contacted to verify - just for fun.
Bill and I were live hosts from 8 to 9 AM and had a blast!

The numbers are coming in and they are not looking pretty. The number of homes in the pre-foreclosure or foreclosure stage is dramatic! Too many buyers the last 3 years took out adjustable rate mortgages with teaser rates that were just too good to be true. Approximately 1.3 Trillion dollars in adjustables is getting ready to adjust and the word on the street is that the foreclosures may hit record levels in the next year or two!

Staging a relatively newer home can be trickier than staging a "lived-in" home because they often haven't seen a lick of paint since the builder applied that lovely shade of off-white.
The builder's grade paint is not washable and shows every speck or dirt and hand print. Leaving the walls looking dull and dirty. The problem is amplified by every room looking this way. Try telling the homeowner that they need to paint the house top to bottom and then pull it all together with staging. Most homeowners will become weak in the knees and turn progressive shades of white.
