Just another in a daily stream of email notices from lenders tightening their guidelines.  Take care with your approvals and recheck constantly.  The loan you had approved may no longer exist.
Indymac Bank announces immediate changes to their 80/20 program, to take effect Tuesday, 3/20/07 (note today’s date). All 80/20’s in their pipeline need to be locked no later than today for Indymac Bank to honor this product.  This includes all subprime, Alt A, and prime loans that don’t fall within the guidelines below.

Dealing with different houses days after day, I'm sure a number of you come accross what buyers may be saying are "haunted" houses.  Where there is electrical activity (lights flickering on and off, the TV popping on, the doorbell ringing and no one is there) some hear noises that can't be explained or other things they can't quite name that make them uncomfortable in a certain room or area of the house. I have heard many times that sometimes people see "apparitions" or GHOSTS.

Saturday afternoon I was driving out to show a property to a client and old friend.  I shared with her the story about the showing earlier in the week at the home against the hill, which I wrote a blog about.  Is Your Listing a Must See to Appreciate? Update on my Broker's Class - 02:11 PM
Well I am through 2 of the 5 modules and we now have a break until 4/13/07
I was quite nervous about the last module final with the topic being "Appraisals"
There were alot of terms to use that I had heard of, but memorizing it's not my strong suit.
I never realized how hard it is to sit in a classroom for 8 hours with just a few breaks.
The teacher Dean  is top notch.  Great coverage of material.

My husband is a lender with Wachovia.  I have been with RE/MAX for 13+ years.  We work very well together.  I refer business to him and he returns the favor.  There are times, however, that Buyers do not want to use both of us even though he or she has no lender in mind.  Buyers are of course entitled to their own choices but...any tips? … (3 comments)

  As Realtor's we go in to many job interviews. Really every time we go on a listing appointment it is basically asking for a job. As we gain experience it is suppose to get easier. Does it. As the market has gotten tougher and there are more and more Realtor's do you find yourself giving up a little commission or taking a listing you know has very little chance of selling.
The commissionectomy  can be a very painful operation. It seems innocent enough.

"KILLSHOT FOR CANCER" - 11:27 AM
My raquetball hero husband has returned from Waltham, Mass. where he played in the Killshot for Cancer Tournament.  Registration fees benefited the American Cancer Society.  Definitely a great cause and a good time!
Chris's victory was not surprising. He loves the game. When Chris does something he does it well.  Even when the pre-tournament warm up  was digging through the ice and snow at 2am Saturday morning to drive hours to Waltham.  Nothing stops this guy!

Credit Myth #11 - 11:22 AM
 Every time someone pulls my credit, it affects my credit scores.
Fact: Every time someone pulls your credit an "inquiry" is placed on your credit report. Too many inquiries can and will lower your score.
If we are shopping for a car or mortgage we are allowed a specified window of time to get a reasonable number of competitive offers so that we can make the right choice.
Multiple "inquires" for a mortgage for example, are counted as a single "inquiry" if accomplished within the 45 day window.

Before I went to church I wrote on a blog of mine about land.  Why does God give us land?  Well my question is not one that I do not know answers to.  I am thinking of the question in a different light.

I received a call from a person who was interviewing agents to potentially list his home.  I asked him what he was looking for in an agent.  He said he wanted an agent who did mostly listings.  One of those agents who has a portfolio of buyers waiting to buy up one of their new listings in his particular area.
That isn't the first time I had heard something like that from a prospective seller.  I guess the thought is that some good agents have "pocket buyers" lined up.  I also get the vision of the Pied Piper leading a pack of … (10 comments)
