Would you Allow Your Real Estate Agent to Do this to Your Head? - 08:40 PM

Several months ago, I conducted an unusual real estate agent interview.  The request for the meeting to explore the possibility of working with my company had come in over the weekend.  The prospective agent had been in the mortgage business and wanted to diversify and enhance his portfolio by becoming a Realtor.
After we settled down in the conference room, I asked him to fill in some of the details of his resume which he had forwarded via e-mail earlier.  He had an impressive curriculum vitae which included work with governmental agencies, serving as a city manager & his current job as a mortgage … (65 comments)

Our Bikes and Blues Event Will Have A Special Co Host! - 08:31 PM
I am keeping this feature members only for now as this hasn't been made public yet. Our committee and St. Jude Children's Research Hospital has been searching for a child locally who has benefited from St. Jude's cancer research facilities for weeks now. We've been searching high and low but unable to find one. It amazed us that St. Jude couldn't come up with one, but with all the Doctor patient privileges I guess this is harder then we thought.
Last year our Co-Host/Featured Child was a 19 yr old girl we knew as Sweet Melissa. Melissa had leukemia and when … (12 comments)

Chicken Little Visits Pennsylvania - 01:22 PM

While consumer groups are constantly trying to pass legislation, with the current atmosphere in our industry and the media perpetuating fear, now is when consumer legislation actually has a chance of getting passed.
I recieved the following announcement from the Pennsylvania Association Of Mortgage Brokers (PAMB).
"We now have a crisis upon us. One that needs immediate action and understanding from each and every one of you. There have been two  bills introduced into the state by consumer groups that will drastically alter how business in our world will be conducted. It does not matter if you are a broker, banker, loan officer, A.E.(rep), realtor, … (5 comments)

"a plague on both your houses" - 02:05 PM
Ok. I am confused is this a Real Estate Blog or a Shakespeare blog....
"As concerns about subprime mortgages plague the nation's leaders and lenders, America's homeowners are confused and worried about their own mortgages, according to a recent poll commissioned by Bankrate.com."
From Bankrate.com Mortgage ignorance rampant
Could some of the subprime woes and mortgage industry changes and record foreclosures be the responsibility of the consumer too?
I was shocked to read in this article that when "asked what type of mortgage they had. A stunning 34 percent of the homeowners had no idea."
That means 1 of every 3 people in the United … (4 comments)

Update #3 on Hershey Job Loss - 12:06 PM
Well, they came up with some numbers the last couple of days. The plan is that there will be about 650 manufacturing job cuts spread between the 3 manufacturing plants here in town. Since two of the plants are unionized, there will be voting on Thursday & Friday by the union membership about accepting the company's offer in regards to wages and benefits in exchange for allowing the company to cut the workforce.
The company is putting on the "most losses will be from retirement and normal attrition" spin on the whole process. Most employees are not really confident that it will … (2 comments)

Our 28th Anniversary Is Tomorrow - 01:58 PM
                             Our 28th Anniversary is Tomorrow
No, not a Wedding Anniversary, the 28th Anniversary of the Nuclear "Accident" at Three Mile Island.
Many of the Active Rain contributors were not even born in 1979 when this "event" occurred and a lot more were still in school way back then. The atmosphere in the Harrisburg area was very tense for a long time even after it was declared "safe" There were lawsuits ongoing for at least 15 years by people who felt their illnesses were caused by the "accident". A percentage of the population just left town and headed west toward Pittsburgh or south toward … (5 comments)

Wild Huntington Beach - 02:27 PM
These days when you walk along Main Street and the Pier you see many odd and interesting sites, especially when people watching.  I wish to share some of them with you.  These pictures were taken on March 8, 2007, thus we were still in our winter months in Huntington Beach, California.  Daytime highs along the shore are generally around 60 degrees.
Tourists come to Huntington Beach year round, although the surge is usually during the summer.  It is interesting how people are dressed.  To Californians this is still winter, so we wear jackets or sweatshirts.  You can identify the tourists from cold … (11 comments)

ActiveRain, Please Take Note! - 07:12 PM
It took me a little time to figure out, but it will confuse new members and possibly the seasoned ones.
When you create a group a URL is created for the group.  The default on the scrren says the URL is http://activerain.com/group/_____, where you insert a name such as epro.  When you use this link it a screen comes up saying the site cannot be found.
Group should be groups, with a "s".  If I change the URL to http://activerain.com/groups/epro the group site appears.
Please correct this mistake, in your next update.
You have a great site, so this is not a complaint.  It is … (0 comments)

New Group Member - 07:29 PM
I would like to introduce myself before posting other information to this group.  I am glad this group was formed by the founder.  It is a good forum for referrals within the WCR organization.  I am a member of WCR in Orange County, California and have been so for many years.  At our chapter, the monthly speakers have been so informative and provided much educational content, that I hate it when I must miss a meeting.  It is a great organization.
If you have a client relocating to Huntington Beach, California or the surrounding cities in Southwest Orange County, I would appreciate … (0 comments)

I humbly am proud to announce that it is March 27 and I have 7 of my beautiful homes in Contract this month..quite a whirlwind of a month..So many appreciative buyers who are taking advantage of the low interest rates and exceptionally wonderful prices..Astute buyers have perceived value, and are deciding that this is indeed an excellent time to settle in the Pascack Valley of Bergen County.  And indeed, this is such a remarkably wonderful place to live.  My family and I have been residents of the Pascack Valley for the … (2 comments)

Homes Are Selling And Pricing Is Key... - 09:04 AM
I've just sold my last three listings here in San Diego in 8 days, 27 days and 17 days respectively. This, in a market where the average selling time can be 45 to 145 days! I've also gone on several list appointments where I chose not to list the home - period. While the homes I chose not to list were lovely and sell-able, I felt the sellers were attached to an unrealistic sales price. Rather than refusing to list the home outright, I requested they consider me as their "second agent".
In other words, when you hire a Realtor who tells … (0 comments)

Albuquerque Office Building wins LEED Gold - 11:58 PM

This recently completed Dekker/Perich/Sabatini building in the picture is in the news again - this time as a winner.
For several months I drove by it to work almost every day and watched it being built, intrigued by the red projection on the front facade.
You may recall my earlier post http://activerain.com/blogsview/55744/Taking-up-the-Green, whenI used it as an example of green building in Albuquerque, New Mexico.
Today I read that it received the highest level of certification for Leadership in Energy and Environmental Design (LEED) from the United States Green Building Council (USGBC). http://albuquerque.bizjournals.com/albuquerque/dailyedition.html#8
According to the Albuquerque Bizjournals, the award was based on external features. The verdict is not yet out … (0 comments)

Mueller Project - 11:31 AM
AUSTIN (Austin American-Statesman) - Seton Family of Hospitals is moving its headquarters and 700 employees to a new office complex at the site of the former Robert Mueller Municipal Airport, which was closed in 1999.
Seton plans to move into 150,000 square feet of office space on 3.25 acres in fall 2008. The new headquarters will consolidate Seton's administrative operations in one building and include the company's administrative, human resources, legal services, communications and marketing departments.
Catellus Development Corp., which is in charge of the Mueller project, said this commitment by Seton was key to developing the proposed town center, a community hub … (0 comments)

The Challenge of Blending Households - 07:16 AM

I'm currently working with clients that are in their 50's and in the process of getting married, selling their existing homes so they can start a wonderful new life together in their brand new home they are building. It is an exhausting and challenging time in their lives.  Not only are they planning their wedding, trying to both work and keep up with their children and grandchildren....they are also working to prepare their homes for sale.  Mr. Jones went first with his house that he has lived in for the last six years after his divorce.  It was quite an undertaking going … (3 comments)

I've got a COLOR 911!!! Suggestions? - 09:07 AM

The colors in the sofas are that peachy color....I need to make this room really pop as it is one of the first rooms from the entry and I want potential buyers to experience that amazing "WOW!!!...I've got to see more of this house!"  The outside shutters and door are being painted a deep burgundy so I would like to try and coordinate a little of the outside with what they first see walking in....I'm finding the colors on the sofa a little challenging but slipcovers are not an option at this point.  Any suggestions on colors????  Once I get a … (8 comments)

This is exciting! - 11:41 AM
I'm very glad you started this group Rob.
I'm very much looking forward to the many things that I won't learn here.  It's great to finally have a forum where we can completely ignore each other.  This has been a long time coming, I'm sure!
It's guaranteed that I won't find some idea that will harm my business.  There's no way that I can meet a dubious business partner here.  Hey, this is a place I can come where I will never find an argument about my own ideas!  Great plan!
Seriously, I like your protest.  You've surpassed your goal of 5 subscribers.
