Brian Papaccio has a great post (Real Estate Commission VS. Mortgage Points) calling into question why it's acceptable for Realtors to charge a 3% commission on the sale of home and it's gouging when a mortgage broker earns 3 points on a loan?  It's a great question.
As Brian states if he has the resources and expertise to obtain financing when another lender was unable, isn't he entitled to earn the value of his services as long as Section 32 isn't violated?

On those mornings when I have way too much coffee my brain seems to turn in strange directions. Today is no exception. Inventory has really declined in Manhattan Beach  and in fact in all the Beach Cities.  So it occurred to me that maybe the reason inventory has gone down and people appear to be  buying is that there have been almost no negative articles on real estate in the last few months.  In fact when looking at the archives for our local South Bay newspaper.. The Daily Breeze the last really negative feature was on October 27, 2006.  In 45 articles on California home prices in The LA … (20 comments)

The other day I was showing a $400,000 home which was under construction and about 90% complete.  The doors, windows, and locks were all in.  As I'm showing the 3500 SF home I came out of a room and saw a man in the house.  The guy was wearing jeans and a sweatshirt and didn't really look like someone looking at a $400,000 house.  But more than that, from the moment I saw him, the alarms went off in my head.  It just didn't feel right.  I wasn't sure if he had just come in from the garage door or if … (35 comments)

    Yes, I know this was mentioned in a previous blog, but I've spent 20 minutes trying to find it so reference and link to it, but I can't. Out of nearly 19,000 members, only twenty have reached 100,000 points on ActiveRain. Looking through their profiles, I notice some are power bloggers, some are great recruiters, some have built great presences on Localism. Many are a mix of all three.
There's something about human psychology and numbers. In our youth we can't wait to turn 10, 16, 18 and 21. Society (and the greeting card industry) has attached significance to 30, 40, and 50. Two weeks after Keller Williams announced their partnership with Trulia to send all KW listings to new power real estate search engine, Realogy follows suit. Realogy is the owner of top real estate brand names such as Coldwell Banker, Century 21,  and ERA.This is a great announcement for Trulia, as now 3 of the top 5 brokerages in the country are uploading their listings to their service. Century 21, Coldwell Banker and of course Keller Williams who started this online trend to Trulia. Yesterday, I wrote a post about a closing scenario and a request for solutions. As promised, here's what happened. By the way, if you haven't read my post from yesterday this one will make no sense. I know this is going to step on some toes, but it is amazing to me that when real estate agents are setting up their web sites in a template, they insist on putting in every menu item conceivable including "the kitchen sink", somehow thinking that "more is better". A homeowner just put their house on the market and their real estate agent recommends an open house every Sunday until the home sells. Is this a good idea?                                 
A different homeowner lists their home and their agent refuses to do open houses since they just waste time and money. Which agent's system is correct?

Staging 101.......I just graduated from staging school - 01:04 AM
Today was graduation day........I graduated with the class of Thursday-Friday, March 2-3 staging school.
My diploma says I'm now qualified to "consult real estate clients and make recommendations in preparing the property for sale."
Great class taught by master stager Jackie Riggins, a former trainer for the First Lady of staging, Barb Schwarz.
The best and most fun part of the class was an actual, hands on staging of a real home that's currently on the market in our area.

Yay! We got an offer on a home that we have listed in Colorado Springs.
This is really awesome!  We listed this home just a couple weeks ago and have had a boatload of showings, and now an offer. Our Sellers are very happy, to say the least. 
See, they had been listed with a different agent for the last 6 months, and had almost no showings, let alone an offer.

I am well known in my community for besides hopefully being a very good agent, but for my marketing and especially my slogan:  "Not Just Another Pretty Face."

Internet SCAM now hitting Real Estate Offices - 04:37 PM
We've all seen or heard of the scam of the Nigerian dignitary who needs you to send them money to release mega amounts of money from frozen assets and repay you in spades.  This scam is now coming into our real estate offices.
Here's what happened in one of my offices this week.
1)  A listing agent was e-mailed from an interest buyer in South Africa wanting to purchase a farm this agent had listed.

Has anyone been using transaction management software such as Winforms' Relay or First American Title's SmarTrac. I have used them both. They are a great way to provide your clients with a consistant reference to their transaction and its progress. It also provides the agent on the other side of the transaction with progressive documentation and uploading of signed and completed documents. Photography 101: Depth Of Field - 09:02 AM
Take a moment to look at any photograph, painting, picture in a magazine, or look out your window.  No matter where you look, or what you are looking at, you can separate the visual components into "Foreground" (the parts of the scene closest to you), "Background" (the parts that are furthest away) and "Middle Ground" (everything inbetween the closest and the furthest).
When photographers talk about Depth of Field, they are talking about how many of these components are in sharp focus.

Ft. Bliss is expected to have about $2.6 billion in construction. This is going on to support the 20,000 soldiers and 30,000 family members expected to arrive at the post over the next 4 years. Most of this is to put in place a new infrastructure at Biggs airfield. This includes new ranges, a new commissary, Post Exchange, housing, office, medical centers and more. The construction work is to be bid on and so far most of the major contracts have been given to out of town builder.

Water in El Paso - 06:29 PM
A few years back there was talk of Ft. Bliss being closed due to a lack of water in El Paso Texas. That belief was wrong and now we know there is plenty of water in El Paso. The Hueco Bolson aquifer is our primary underground water source. It is now believed to have an almost indefinite supply of water. It is not our only water supply though.

The other day I was showing a $400,000 home which was under construction and about 90% complete.  The doors, windows, and locks were all in.  As I'm showing the 3500 SF home I came out of a room and saw a man in the house.  The guy was wearing jeans and a sweatshirt and didn't really look like someone looking at a $400,000 house.  But more than that, from the moment I saw him, the alarms went off in my head.  It just didn't feel right.  I wasn't sure if he had just come in from the garage door or if … (35 comments)
