ABCs of home loans - 10:03 AM
Having recently purchased our first home, my husband and I know how overwhelming and stressful the whole process can be. One of the most confusing parts was the home loan and mortgage process. Luckily, we have a wonderful loan officer who answered all of our many questions and made sure we understood each aspect along the way. She even came to our closing to offer moral support! If you are applying for a home loan for the first time, don't be discouraged! Here are 3 simple steps to the home loan process from Lisa Munniksma of Custom Publications. I like her … (1 comments)

Traditional Neighborhood Development - 10:26 AM
In a recent issue of the Indy Star, the Real Estate Section included a feature on Traditional Neighborhood Developments and the comeback they are making. TNDs, also referred to as New Urbanist communities, attempt to recreate the classic American small town from days gone by. They are different from modern suburban communities in that they have:
Walkable communities with narrow streetsHomes built on smaller lotsMixed use of land that includes residential, retail and office spacesHomes with garages in the back and porches in the frontInterconnecting streets rather than cul-de-sacsA town center or square, community parks and shared green spaceSome examples here in … (2 comments)

Never say that you're the only lender or agent offering something! - 11:32 AM

 Something For Nothing!

Just read the post from a lender offering a .05% credit towards closing costs.  This lender says that they are the "ONLY LENDER OFFERING THIS".  NOT ANY MORE!
Announcing Today!  The ValueList .05% credit towards closing costs!  As a matter of fact, I'll bump your offer to .06% towards closing costs!
Actually, does your borrower need help with their closing costs?  Many do and it's nothing new for a lender to offer a credit.  I've done it hundreds of times over the years and I'll do it again if need be.
The important thing to remember is that there is no … (2 comments)

Cooley Ranch Homes, PUDS in Colton, CA - 03:52 PM

The definition of PUD, Planned Unit Development varies depending on who you ask.  Typically in residential areas, a PUD is a subdivision regulated by a homeowner's association.  Similar in a way to gated, condo, or town-home communities but these are actually detached single family residences with usually much lower association dues.  Driving through the neighborhood, one would not decipher a difference between these and any other homes.  They all have good sized front and back yards, full driveways and no common walls.  The only shared area is the community park and swimming pool.
Of the first three subdivisions built in Cooley Ranch … (0 comments)

Friends University - 12:07 PM
This is Friends University located at 2100 W University.  Founded in 1898 offering a liberal arts education to both traditional and non-traditional students.  Named as one of the Best Colleges in the Midwest by The Princeton Review.
The clock tower is a familar landmark as you traverse east or west on Hwy 54.
I personally enjoy the immaculate landscaping.  No matter what the season, the grounds are well maintained.

Stucco - 09:14 AM
By John McKennaAMERICAN HOME INSPECTION
The Preservation and Repair of Historic Stucco    The term "stucco" is used to describe a type of exterior plaster applied as a two-or-three part coating directly onto masonry, or applied over wood or metal lath to a log or wood frame structure. Stucco is found in many forms on historic structures throughout the United States. It is so common, in fact, that it frequently goes unnoticed, and is often disguised or used to imitate another material. Historic stucco is also sometimes incorrectly viewed as a sacrificial coating, and consequently removed to reveal stone, brick … (1 comments)

Aluminum Wiring? - 07:41 PM
By John McKennaAMERICAN HOME INSPECTION Due to implications in numerous house fires, the once common practice of using aluminum wiring during the 1970's is no longer permitted in new installations in most jurisdictions. If your house has aluminum wiring you do not necessarily need to panic. Aluminum wiring can be just as safe as copper wire as long as it has been installed correctly. The concern with aluminum wiring is that it is very unforgiving if it has been installed incorrectly.
Aluminum wiring expands when it warms up, and contracts then it cools down. Aluminum reacts differently than copper wire after … (0 comments)

Inspector Ethics??? - 10:04 AM
I had to See it to Believe it!!
About 10 months ago, I decided to put candy jars in all the Realtor offices that have my brochure stand on their counter. My wife bought jars, jars that were easily recognizable by me and not too common. She found a store that had 23 and she bought all of them. I placed 13 jars in 13 different offices. I would go back periodically with full jars and replace the previous ones. After a while, I noticed in three particular offices, the jars were missing. I would replace them and again, gone. The jar cap was … (7 comments)
