The definition of PUD, Planned Unit Development varies depending on who you ask. Typically in residential areas, a PUD is a subdivision regulated by a homeowner's association. Similar in a way to gated, condo, or town-home communities but these are actually detached single family residences with usually much lower association dues. Driving through the neighborhood, one would not decipher a difference between these and any other homes. They all have good sized front and back yards, full driveways and no common walls. This is Friends University located at 2100 W University. Founded in 1898 offering a liberal arts education to both traditional and non-traditional students. Named as one of the Best Colleges in the Midwest by The Princeton Review. The clock tower is a familar landmark as you traverse east or west on Hwy 54. I personally enjoy the immaculate landscaping. If your house has aluminum wiring you do not necessarily need to panic. Aluminum wiring can be just as safe as copper wire as long as it has been installed correctly. The concern with aluminum wiring is that it is very unforgiving if it has been installed incorrectly. Aluminum wiring expands when it warms up, and contracts then it cools down. I had to See it to Believe it!! About 10 months ago, I decided to put candy jars in all the Realtor offices that have my brochure stand on their counter. My wife bought jars, jars that were easily recognizable by me and not too common. She found a store that had 23 and she bought all of them. I placed 13 jars in 13 different offices. I would go back periodically with full jars and replace the previous ones.After a while, I noticed in three particular offices, the jars were missing. I would replace them and again, gone. Have you ever tried paying for a sellers inspection before it is palced on the market. This way you have an inspector pointing out the problems now so it can be fixed.
