What happened to the brochure - 08:07 PM
What is the difficulty in keeping the brochure box filled?  Is customer service so difficult that a listing cannot be visited by the agent or an assistant on a regular basis?  Does any other agent or potential home buyer get frustrated when they drive by a property and there are no brochures in the box.  Just as bad is a copy of the MLS printout in the box acting like it is a brochure.  Why is it so difficult to put a color brochure together and provide something that is representative of the real estate industry.

What would you do if one of your valuable documents were lost, or destroyed?
I did a closing for a woman whose husband is in a nursing home. He granted her Power of Attorney.  There was just one problem. The title company wanted the power of attorney document so that it could be recorded.  The borrower was very upset about this, because it was the only document she had showing that she has power of attorney. And she uses it often.

Your telephone rings.  It's one of your favorite past clients.  You exchange pleasantries, then BAM!  They hit you with the words that chill your blood, "Congratulate me!  I've decided to go into Real Estate."  This is a form of flattery, I guess.  Sadly, we must have just made it look so easy, that they just had to give it a try.

I had received an inquiry from first-time home buyers looking in Chicago and possibly some suburbs close to Chicago.  They were interested more in the north side of Chicago so I referred them to one of my referral agents in the city.  They weren't too happy with the areas they were being shown in their price range.
They decided to look with me in the suburbs.  We looked at La Grange real estate, Forest Park, North Riverside and Oak Park.  They chose a great house in La Grange.

What is an Annual Percentage Rate (APR)?
The annual percentage rate (APR) is an interest rate that is different from the note rate. It is commonly used to compare loan programs from different lenders. The Federal Truth in Lending law requires mortgage companies to disclose the APR when they advertise a rate. Typically the APR is found next to the rate.
The APR does NOT affect your monthly payments. Your monthly payments are a function of the interest rate and the length of the loan.

Hey folks, I went out yesterday to take photos around the Austin area.  It was a perfect day and many shots came out well.  I just did an Austin Photo Tour page on my website so visitors cound get an idea of some of the highlites around the area.  Here are a few samples:

TypePad: Adding A Custom Banner - 06:47 AM
First of all, you will need to create your banner in Photoshop, Photoshop Elements, Paint Shop Pro, or another image editor of your choice.  If you've never done this before, stand by, I'll give some links and ideas in another post.  For now, you can experiment with just about any image you have handy.
The one considersation, for now, is the size of the banner image.  At http://www.nelalive.net, my banner immage is 900 pixels wide by 200 pixels high.  You could just as easily use an image that is less wide, and allow a background color to fill the unused space.

Bury Those Boxes!                
                                                                          We've been enjoying an excess of "liquid sunshine" these last couple of days as a massive nor'easter rolls up the Atlantic coast. Good! Just what my yard needs after the cleanup. 
             
A couple of days ago it was beautiful cool, sunny weather, perfect for getting the yard in shape. The lawn was cleaned up, weeded, and the trees and garden beds were mulched to keep the weeds away. I thought about all the people who were doing the same thing, getting the outside of their home ready and raising the curb appeal.

Again, we have a month where I could almost just plug in all the key points from the last few months. Inventory is higher than in the same time last year. It's not at the highest it has been since 1998 - but it ain't good. Sales are at about the same level and fewer homes were added to the inventory in Feb. than at this time last year. Should government "Bail Out" buyers heading for foreclosure? - 08:29 AM
The debate of the subprime situation and the coming cloud of foreclosure has some politicians talking about a "bail-out" program.
It practical terms, it is less of a bail-out and more of a refinance - with pretty amazing terms.
So the question becomes, should the government even be doing this? I tend to think this is a bad idea, far outside the charter of what our government is supposed to do, but then they have been working outside their charter for decades.

With the market moving in the direction it is.... at least in my area, sellers need to be ready to hunker down for a long listing period to sell their home. In addition, they need to be aware of the fact that to sell quicker, your sales price is really the only thing you can change to make a difference.
