Has Spring made it to your area yet? 
This weather has been crazy.  It was 20 degrees warmer on Christmas day than Easter Sunday here in Hubert, N C. 
Now it's the middle of April, the temps should be in the 70s and it is struggling to make it out of the 50s. 
Is that global warming?  Warm days usually bring out more house hunters so I am anxious for the warm days.

          Hello Everyone, Just joined last week and Active Rain is already paying off!!!  "For Free " I am on the first page and the first listing in my area of Home Stagers!!!!!!!  I just typed in home staging Duluth mn and wala, there I was #1. If you are a Home Stager type in Home staging and then your city and state and hopefully you will find yourself #1 also.  My website doesn't even come up until page #3.

In this information age that we have found ourselves submerged, has the necessity of a national franchise diminished?  Is it just the real estate professional that "needs" that national name recognition to make them feel more secure in their ability to generate leads?  What do you think the general public has to say about it?

Has real estate contract software made agents contractually illiterate?  Do you go through your contracts with your clients prior to filling them out or while you are filling them out?  Do you read or have them read the contract with you to ensure that your client understands each word that they are contractually agreeing to abide by.

The open house is an effective tool for building the buyer lead database.  Is it an effective tool for selling a home?  Are they done more often than not to pacify a seller that believes that they are the way to sell the house?  What are your personal statistics on selling your listing off of an open house?  I'd sure love to hear your comments and do the analysis so we can all have the statistical ammunition to combat the demad that an open house be done.

Positive Spin on Negative Thinking - 04:56 PM
I have read many posts lately on the negative points of being in Real Estate. Not so cooperative co-ops, mortgage lenders, lack of respect and customer service and so on. It all gets pretty depressing after a while so I thought I would focus on the positive aspects.

Did you read where the Appraisal Board of Arizona is ordering Zillow to cease and desist from offering home value evaluations in their state.  Quite an order.  No to free AVM's.  Bad, I think.  Zillow offers some good free information simply for the hopes of getting some business from some users at some time.  Sounds usual to me.  Everybody and his brother does AVM's, they use models.  Appraisers maybe, somewhere in the mix of this group of AVM'ers.  Many operate Nationally.  Arizona has gone too far in robbing from masses and giving to whom......  Wonder who Arizona really is.  Maybe a person.  … (2 comments)

Mansfield was established because someone saw opportunities with the railroad with made this town the mail & freight distribution for several miles north and clear to the Arkansas line to the south.. Founder, F.M. Mansfield was an attorney from Hartville, MO. Hartville was a part of the puzzle of the Civil War with a Class C battle carried on right in the town proper.

A couple years ago, some enterprising newcomers to Mansfield bought a building in great need of some TLC. They applied the care to meet that need in ample supply inside and out, creating a pleasant building for their customers. They opened their doors as A New Chapter Bookstore 
Then, Sarah and Shirley stocked the shelves with excellent condition used books. They sell and buy some product online, but offer a cultural opportunity to us in Mansfield that is truly welcome. With various training tapes and things I have been told a good rule of thumb is to call existing folks in your database at least once per week and email them twice a week.  Thanks to my new software I bought last year I am able to send email automatically and prewritten from Outlook..I purchased an add in software and I know I get busy with current customers but the trick is to keep calling the other guys while your closing deals with existing folks...I know I struggle on that sometimes which causes a delay on the next sale...this year … (4 comments)

Just was thinking about the low price buyers...so you get the pre-qualification letter from the bank and let's say basically their is nothing on the market they can afford at this time...it is sad to say that to the customer but i tell them I will keep looking and hopefully something may come up and basically i will put them in a email campaign with the mls.
