Matthaei Botanical Gardens and Conservatory - an Ann Arbor Jewel - 09:19 PM
The Matthaei Botanical Gardens is an Ann Arbor jewel that many people may not be aware of.  The Gardens are located off of Dixburo between Plymouth and Geddes.  The Conservatory was opened in 1964. It is a commission by Alden B. Dow, the only Architect Laureate designated by the State of Michigan. This building is an exceptionally rare structure. It is believed to be the largest free-span (no supporting columns) Conservatory of its structural style and represents a technological limit of architectural materials and climatic controls in a pre-computer era.

Such an ugly word isn't it? 
Maybe I've been sheltered but I've never really felt that word before nor have I used it. HATE is such a strong lonely word...thinking about it makes me incredibly sad.
Today for the first time in my life I "felt" hate.  Hard, Cold, Ugly, Hate and it made me more than sad, it made me mad and it brought me to tears.

Like any good detective, either you or your buyer's agent have gathered intelligence about the seller, the home you wish to buy and the marketplace.  The information you've obtained will not only help you in developing a price to pay but it will also help you determine a strategy.

Iowa Goes Hog Wild Over Exotic Pets!!! - 06:21 AM
 
The Iowa House voted Tuesday to banning exotic animals as pets.  Lions, tigers, and bears......oh my!  Can you imagine that one Iowan actually has a pet alligator?  Yes, this is Iowa.....not Florida.  One Sioux City home actually had 30 exotic animals, including this alligator!
The Animal Rescue League has been pushing this through claiming in the past three years there have been 14 cases where wild and exotic animals (including monkeys, cougars, and yes.....lions, and tigers, and bears....oh my!) have been kept.
Personally, I've seen some pit bulls that were more dangerous than these because they're allowed to run free!

We staged a listing for a realtor.   See this blog! I got this from Marcyne, Thank you B's
We worked with a budget way under $2, 000. We didn't tear up any counters or knock down any walls!!!  We got it Sold at Open House!  Others wanted to borrow! We were called!  We staged! It sold at the OPEN HOUSE! 
Fast forward to April 18th, 2007!
Today, we went for the Realtor presentation.  It couldn't have gone better, had we paid the Realtor ourselves.

Buyers forget that people live in the homes they are viewing.  Agents sometimes forget to protect their clients property from damage during open houses too.
Brokers are all to aware of the of calls from unhappy sellers.  Agents, for the most part, are very aware that the seller's property must be protected.  Buyer's agents and buyers sometimes are less careful. 
Think of things this way and see how you would feel.

Upscale Homes, Market Trends - 02:33 PM
Selling and buying upscale homes is not the same as the median home market.  This market has fewer buyers and they are more discriminating in taste and amenities.  The marketing and exposure of upscale properties has to match the buyers you are trying to attract.  Since financing may involve a "jumbo" loan instead of a traditional loan with the finance portion of the mortgage above $332,000.00 as the limit on a traditional loan. Growing areas, will they continue? Byron Center - 03:16 PM
Byron Center has seen continued growth over the last several years.  This year will be no exception.  The planing department has authorized a new development with constuction estimated to be between 100 to 150 new homes being built in one development alone.  This is a PUD (planned unit development) which, if you have not taken noticed, a new water tower has been built at the corner of 92nd and Eastern.  This water tower is the supply the new home construction needs.

Forest Hills Real Estate Market, homes are still selling! - 04:20 PM
Forest Hills has many great areas to live.  The first quarter the Grand Rapids Association of Realtors (GRAR) had 10302 homes listed for sale with an average of 103 days on the market before they sold.
204 homes sold in Forest Hills.  The average sell price has slipped from last year at this time.  This means with the onset of the spring listings anticipate your will have to market your home more aggressively to attract the buyers that everyone else is trying to attract in your price range.  Plainfield Township has also seen a drop in values.
