One of my associates is involved in a transaction where the sq. footage was reported (advertised) to be 12% more than it actually is. The unit being purchased is a cute little one bedroom condo rehab close to downtown Denver. The building has 15 units, 7 are currently sold. Last week the listing agent sends over a disclosure for the buyer to sign, basically saying the builder is not responsible for anything. It says the sq. footage stated was merely used for "marketing purposes" and the buyer should measure personally to confirm. Exculpatory disclosures are frowned upon in Colorado. Colorado real estate stories: I just need a Broomfield real estate agent - 06:18 AM
I just got off the phone with a potential client who knew zilch about how the typical real estate transaction works. All she knew was that she needed a Broomfield real estate agent. Commissions…what are they? Inspection…is that for pricing? Contracts…you mean I have to sign something? It reminded me of my own experience as a first time buyer. We all have different strengths. Some people are creative geniuses yet housekeeping disasters. Some people paint. Others can do complex mathematical equations in their heads. Agents: Can you 'name' your listings? Your buyers can...and do! - 10:15 PM
Okay, admit it. You've done it. Maybe not while you have the house listed, but eventually. We all do. Sometimes, there is just something that sticks out - some oddity or strange thing that causes a house to be 'named' and sometimes even labeled. Help Me Understand the Guidelines, Maybe I'm Missing Something. - 04:40 PM
I love ActiveRain and I take the rules very seriously. I love a good party and if the host has some ground rules, I'm happy to respect them. If the host says no shoes inside, I take off my shoes. If the host requests a certain attire to be worn, I comply with the request or I don't join the party. I don't make light of the rules. I know it will have an effect on the others at the party if they see me breaking the rules. I want to be a good example for the late arriving guests. So help me

Has anyone had any experiences with Mail Chimp? They seem to be a quite affordable option for email and newsletter campaigns. They allow you to They are also offering a FREE Trial, so I figure it can't hurt to try it! Since I am shelling out quite a bit of money as it is on direct marketing I am trying to cut costs anyway I can. However, I still feel it would be a huge benefit for me to connect with my clients and SOI via email campaigns so any thoughts would be greatly appreciated!

Another Staging Success - 08:21 PM
I listed a new listing this afternoon, and it looks like a million dollars, but it's only $133,900!! When I first walked in, I'm thinking we're going to be lucky to get $125k, but the sellers did everything I asked of them, and it looks great, and I feel very comfortable with the asking price. We have added a new agent, and I am really happy about it! I am curious, though, about what kind of tips and advice experienced agents would give a newcomer in today's market. If you were here last year on April 14, 2006 you probably remember some hail storms that came through our area. Many homes around the Greater Indianapolis Area were damaged by this hail. You maybe one of the unfortunate homeowners who's insurance company came out and told you your home didn't have damage, yet everyone around you had it and their insurance company was taking care of the problem. Falling Into the Foreclosure Abyss - 03:22 PM
Everywhere we look these days we are hearing something about foreclosures in the real estate market. In this month's REALTOR® Magazine there's an article about foreclosure activity being up from last year. In February 2007 Neveda, Colorado and Florida reported the highest amount of foreclosures. (Actual statistics for Indiana were not included.) I just ran a search in the MLS for the areas I normally list and sell homes (North-east and East Greater Indianapolis) and found 466 homes that are either bank repossessions, HUD owned, VA owned or in pre-foreclosure. The highest priced listing was $524,000 all the way down to $15,000. I have toured

We were with friends over the weekend while they were babysitting their grandchildren. And like any proud grandparent's house, there were photos and mementos of the little darlings all around. Got a call from a buyer today inquiring about my new listing. She found me on the internet and wanted to see the townhome. My first question out of my mouth, was, YES, it really was, "Are You Working With Another Realtor". Her reply "oh, no, I just started looking. I haven't even talked to a bank." I told her I had an offer to present tonite and if she liked the condo she had to be prepared to write the offer. It's The Little Things That Make Me Happy - 10:30 PM
Well, after 4 years my HP 7310xi officejet all in one decided to go to copy heaven. Right in the middle of faxing three offers, scanning documents for my accountant, printing labels for my mailers, and printing off flyers. Do you think I "killed it"? I won't be able to live with myself if I did. So a trip to Office Depot was in order. I am so happy, I bought an HP Photosmart 6180. It has the new generation Vivera ink cartridges, (six individual ones) that you replace only when the one runs out. It's wireless so I can plug it into

Glad to see you all here! When I joined KW 2 years ago I knew little about the web and left it to hiring out. All that has changed and I've evolved into our MC expert. Still learning but I try to share as much as I can as I believe many KW agents are not taking advantage of the technology KW has to offer.
