Come Join the Carnival of Luxury! - 04:05 AM

In case you have never visited or participated in a blogging carnival, please allow me to extend a hand and introduce you to a dizzying world of fun, opinions and amazing information. I have participated several times in real estate blogging carnival--and look forward each week to reading the winning entries.
I know it takes huge effort on the part of the host and judge(s) to read through all the entries and select the winning articles. But the results for the blog readers are usually pretty rich. After reading them, I leave my desk somehow wiser and more appreciative of my fellow Realtors and blogging … (29 comments)

Why The Right Reasons Can Create A Captivating Open House! - 10:23 PM

In my previous post, I discussed how to determine if a home was a good choice for an Open House.  Now, we will focus on the right reasons to hold a home open.
This is something to take seriously.  We are asking homeowners to leave their home & let it be canvassed by members of the general public, for whom we can not validate credibility or authenticity, in the hopes that this will create a viable prospect for the sale of their home.  If we have not done our homework & prepared properly, at the very least, the effort has been … (36 comments)

No thanks Mr Seller. I'd rather work on my tan! - 07:15 PM
Hi there. Today I feel inclined to write about one of my pet peeves. OK it's not colored post titles, how to blog, signature spam in comments or any of those "hot" topics. It's actually about real estate and pricing.
I've been an exclusive listing Broker for 13 years, in my market, Poinciana Fl, and pricing properties correctly is my expertise. There's not too much I'm good at in life but when it comes to pricing, listing and getting homes sold, I'm an expert. My success is simple, price it right and sell it. To me, nothing is as important as … (78 comments)

Working with Senior Clients - Sellers (Part 1 of 2) - 10:34 PM
For many of us working with buyers and sellers in the "baby boomer" generation and beyond is becoming increasingly common.
As the population shifts, we are seeing a larger percentage of folks who are living longer, and the overall percent of our population in the "over 50" category is growing.
This has significant implications for our economy in every industry and facet of life, perhaps in ways we have yet to understand or prepare for:
in purchasing powerthe job market and labor poolreal estate and housing optionsthe medical profession (insurance, hospitalization, long term care)health and wellness industrythe pharmaceutical industrytravelgovernment programs such as … (23 comments)

Denise Says: The New World of web 2.0 - 12:55 PM

By Denise Lones M.I.R.M., CSP
You've probably heard the term Web 2.0 by now (sometimes called the "new social media" or "new Internet").  If you haven't, these terms refer to the "next evolution" of the Internet-blogs, social networking sites (such as MySpace and Facebook), and video sites (such as YouTube).  I have lots of personal comments about You Tube because minors can sign on and search videos and when they come across Adult-Related content they are simply asked to sign on as a member and to quote their age.  There is no "policing" to have a minor prove their age.  It … (11 comments)

MY TOP TEN LOCALISM POSTS - 12:46 PM
Some of you might know that I am a very big hockey fan and played roller hockey when I was a youngster.
Never quite made it to the NHL.  I still had fun playing street hockey in my old neighborhood in Stony Brook New York.

I am originally from New York and my favorite team is the Rangers.
I do not have the TV "sports package" for hockey but when I know a Ranger game is on I either watch it on yahoo sports if available or just go to a local Weston sports bar to catch my game. Well Colleen Kulikowski and I have a bet going for this round of the playoffs and it … (47 comments)

Do You Put People Before Money? - 04:28 PM

We would like to pose this question today - "Do You Put People Before Money?"  In any business there are moral challenges that must be addressed almost daily.  As Realtors© we are challenged on so many levels.  Working on a commission-only basis is not for everyone.  Of course there is flexibility but the flip side of the coin is the fact that there are no guarantees of income.  This post was inspired by an e-mail we received today from a Buyer whom we have had the pleasure to be working with.  Turns out our Buyer has had health issues which may prevent them from purchasing their … (58 comments)

"WHO'S WHO The 200th POST - 09:30 AM
"Who " would have guessed 200 posts could come and go so quickly. A lot has happened since I first became a member of Active Rain. I was one of the first to found a "Group" and it has nearly 2000 members now-Wow.  I have read a lot, written a lot, taught a little and learned a lot from this wonderful forum. There is some enormous talent here on the Rain. The Who's Who of Active Rain in MHO are the icons  Broker Bryant's Real Estate Ramblings always great information combined with a lot of wit and charm and modesty (good looking … (32 comments)

INTRODUCING A NEW GROUP - THE BLOGGING CRITICS EXCHANGE - 03:28 PM
WHERE DO ALL THE CRITICS COME FROM?Blogging is for everyone, everyone who blogs.  If it weren't for them, they wouldn't blog.  Even the critics need bloggers who write what the blogging critics consider bad blogs.  Otherwise, the blog critics wouldn't have anything to blog about.  They, the bloggers, had something to say or they wouldn't have blogged.  Bloggers are like sand pebbles.  Put enough of us together and you have a wonderful sandy beach that supports, can be molded and offers beauty beyond the ability of mere mortals.  Blogging critics are like ocean waves.  They wash over everything, then drift away … (56 comments)

NO! - Not the way to begin my day! - 12:57 PM

Dating back to the late 1600's people have said "The Early Bird Catches The Worm".
Well... last night I shut down at about 10:00 pm and relaxed for an hour before bed... 4:30 am Rise & Shine to start my busy day.  Figured I would spend my first hour on a blog before moving into my normal routine.   Life just loves throwing me curves!  Instead of writing my intended piece ActiveRain was DOWN.
That led to all kinds of terrible thoughts.  What if the site just disappeared some day?  All my new found friends would be gone.... All my blogs no longer … (45 comments)

Real Estate fraud- How does it happen, why does it happen? - 10:20 PM
I have submitted another posting on the Real Estate Finance Market market, with basic news on what is happening every day.  I think the next logical step is to talk about WHY this is happening.  The main motivation and reason that a market collapses or gets saturated is greed.  There is soooo much money to be made on every side of every transaction.  Realtors, mortage brokers or lenders, title and escrow, appraisers, everyone involved, gets paid, and gets paid well for their time.  With the increase in demand over the last 4 years, the attractiveness of joining the real estate workforce has gotten even … (13 comments)

Active Rain Member Spotlight - Week of 4/26/07 - Persimmon, Kumquat & Passion - 12:42 PM
When I signed up for Member Spotlight I had no idea who I was going to write about (except my assignment of Jeff Turner - see below).  I get so much valuable information from AR by reading featured posts, and my subscribed blogs.  However, the feeling that there is so much more out there always haunts me.
The other day I was clicking around on the state map . . . why I don't remember . . . .sometimes my mouse takes over from my brain.  I stumbled onto New Mexico and was immediately drawn in by the vivid descriptions local … (23 comments)

Real Estate School - what they "usually" don't tell - 09:27 AM
While I was going through real estate school I had learned so much that it was nearly overwhelming. However, I did enjoy it and felt that I was well equipped to start my new career. Of course all of the local real estate companies are recruiting you and now it is up to you to choose the one that will be the best fit. I began my career with a fairly large and highly reputable company. This particular company did loads of transactions per year, had most of the top agents in the area, and were up-to-date with technology.
So, off I go … (19 comments)

7 Hints You Should Stop Blogging... Right Now! - 03:23 AM
Let's face it, blogging is not for eveyone!  You may be one of those for which blogging really isn't well suited.
Don't fret over it.  I'm sure there are other things you do well....just do those things instead.
Anyway, to rip-off the country comedian, Jeff Foxworthy who made "You might be a redneck if" famous, let's get rolling with...
You Might Need To Stop Blogging If...
....you can't string a five words together without making four grammatical errors!
....you feel the only reason to blog is to make money...or on ActiveRain to get points!
....you feel a blog is really just a place to rant! (pst...here's a secret...it's … (73 comments)

I thought today we would have a little fun with songs with the word RAIN in them.
Here are some that I thought of that you could use:

So, Where SHOULD My Localism Blog Go? - 09:28 AM
In posting to localism, we have some choices.  Some I find myself pondering over where it should go.  Some of my blogs really should go in several, or have no place to go.  Anyone else run into this?
My office is in Georgetown.  I live in Jarrell.  My husband's business is in Austin, and we own a home there.  I do horse properties, so in practice my area covers 5 or 6 different counties.  My localism blogs are frequently pertinent, very pertinent, to two counties and 5 or 6 different communities - but there is no category for Central Texas, which … (36 comments)

What would you do if "IT" went away today? - 12:33 PM
What would you do if "IT" went away today? What is "IT?" The "IT" I am referring to is your real estate career. You get up every morning excited, looking forward to the challenges and opportunities the day will bring. appointments, emails, closings, Active Rain, your inner circle of real estate related colleagues.... Oh yes, it is a lifestyle that you (we) have chosen to live!
Would you know what to do next? Is there some other career field that you would make a mad dash for? Are you so firmly entrenched in the real estate market that you would be devastated? Let … (27 comments)

Convince Me that You Are Real....Validating or Legitimizing ActiveRain Posts - 12:45 PM
This morning after logging on to the ActiveRain Network and commenting on some posts I scooted on over to a group that I recently founded....Tributes and Kudos from the Heart!  I quickly noted that there was a new member with a post to the the group and proceeded to check it out.
The post was a one liner solicitation with sexual implications. At that point I clicked on the members name to check out her profile. Her membership was relatively new and she indicated that she was a "Home Stager"......hmm. There was limited contact information and no details whatsoever in the balance of her profile.  So … (47 comments)

Lake Union Park Update - 12:54 AM
The South Lake Union district of Seattle is undergoing a massive revitalization project as part of Paul Allen's vision to transform the area from industrial/commercial to a thriving business, bio-medical and residential neighborhood.  Part of the undertaking is the $20 million re-visioning of the Lake Union Park at the South end of Lake Union.  When complete, the 12-acre park will provide additional green space, walking paths, a model boat pond, a beach for hand-launched boats (kayaks) and an expanded Center for Wood Boats facility.  There is also a proposal to create a 6-mile pathway around the whole of Lake Union, similar … (2 comments)

Treat Your Guest Writers Right - 05:04 PM
For anyone that trades articles or blog posts with others, you need to think beyond the initial trade.  In my opinion, article exchanges are done for three reasons - content, traffic and backlinks.
If you have found some partners to trade articles with you need to make sure their article gets indexed by the major search engines, or should I say engine (Google).  With many websites and blogs lately, many older posts and articles are going into Google's supplemental results.  I haven't heard definitively whether the supplement index gives any kind of benefit or not, but from what I have … (1 comments)

Selling the Unusual Listing - 09:38 PM
I have a listing that is a beautiful home that has been lovingly redone and is a good size.  The problem is, in a town with abundant and inexpensive three and four bedroom homes, this gorgeous home is only two bedrooms.  Unusual for the area and I imagine when people plug in a search most are starting with the normal parameters.  I almost always narrow it down by price, bedrooms, garage spaces, those that do that are excluding this property.
It's priced well, and it is a beautiful home, but has only had one showing in two weeks.
Any suggestions would be much … (5 comments)

Take a stand for the animals - 04:44 PM
If you live in the Las Vegas area and are an animal lover, there is a meeting you should attend. I had put up a post about it on my other blog.  The Clark County Animal Advisory Committee is having a public meeting.  The time and address can be found at the other post, but the item up for discussion boils down to requiring Pet Stores and private breeders to sterilize any cat or dog before being able to sell the animal.   All pets will also need to be chipped prior to sale.  This would go a long way to reducing … (6 comments)

Virtual suburbs on stage - 01:33 AM

I've often decried the rapidly-growing suburbs ruining beautiful, formerly "rural" areas, but I enjoy depictions of suburban blandness on the stage and screen.  I think we all are fascinated by the idea of hidden secrets behind the vanilla facade of suburban banality, and several productions come to mind that are set in the humdrum ranch house.  Pleasantville and that new show on F/X "The Riches", is set in a frightening suburb.  And who can forget Edward Scissorhands, the goth fairytale set in a bland suburb of almost identical houses?
Well, interestingly enough, the film by Tim Burton has been adapted as a stage play by … (0 comments)

Eminent Domain threats awakening the sleepy town of Santa Clarita - 08:08 PM
They're heeeere!
The City of Santa Clarita has finally decided to start moving forward with the Old Town Newhall Revitalization Project, which means that a lot of businesses need to "exit, stage left!" to make room for the revitalization projects.
First on the list to receive these lovely letters are those in the area slated to be a new public library. These are mostly businesses near the corner of Lyons and San Fernando Road that have addresses on 11th Street and Spruce Street. These include CarQuest Auto Parts, Antique Flower Garden, White Light Chiropractic Center, and the landlords for the building occupied by … (3 comments)

Castaic High School: Myth or Reality? - 08:30 PM
Well, the hammer came down on Castaic High School again this week...
After many frustrating delays (the last we heard it was to open for the 2010 school year), the project has now been pushed out to a (gasp!) 2014 completion date.'
Not that I buy this date either, since the school is joined at the hip to SunCal's proposed housing development in the north Castaic area. With SunCal still in the EIR process on this development, many were expecting Los Angeles County officials to slam this one through just to get the high school put in place. However, cooler heads prevailed and they decided … (0 comments)

Fredericksburg Virginia - its quaint streets - 07:18 AM
Fredericksburg Virginia, an historic city located 50 miles south of Washington DC and 50 miles north of Richmond Virginia,  appeals to many tourists who come to the area to visit the many Civil War battlefields within a short driving distance from the city.
There are many quaint streets within the city.  Some are within the historic district and others are not.  Among them that is not is Littlepage Street
Like many small towns and citys, Fredericksburg has a way of defining certain areas based on their location.
Until a few years ago the University of Mary Washington was known as Mary Washington College.  Consequently, the … (8 comments)

ActiveRain Recognition Continues To Grow In The Field - 06:56 PM
I was at a technical seminar for real estate agents in our local area franchise offices about a week ago.  The people leading the seminar are Internet and web consultants who used to work directly at the state level with one of the major real estate franchises. They covered several topics that were centered around making maximum use of computers and the Internet to increase effectiveness and promote ourselves and advertise our listings.  What was eye-opening to me is the awareness they had of ActiveRain and that they are recommending it as an important resource to their agent clients, especially for promoting one's self through blogging and … (4 comments)
