Easy Come...Easy Go - 08:37 PM
5th Avenue South in Naples has always housed some of the finest restaurants in the area. One of the jokes, although it is not really a joke at all but a factoid, is that every year some 15 new ones come in and some 15 go out. Continue … (0 comments)

Just over Pauls Bridge from Milton - 08:54 AM
There is a project that the Campanelli Companies is working on now in Hyde park and Dedham. There is a site with about 37 acres of land with a very large Stop and Shop distribution warehouse on it.
The Campanelli Companies is proposing to annex the land on the Dedham side to Boston and to create 1800 units of housing.
The only catch for Milton residents is that the acesss to the property will be predominantly over 138 down by the 1100 block of Brush Hill Road near Pauls Bridge which spans the Neponset.
I thought it would bring this up here to … (0 comments)

TV Shows That Might be Helpful - 10:28 AM

A few weeks ago I blogged about TV "Reality" shows regarding our real estate industry and what affect they may have in bringing a negative connotation to each of us on a regular basis.
There may be hope!  This weekend I taped a show on Fine Living Network called Real Estate Confidential.  The episode this weekend had an L.A. broker who was very direct, seemed to know here business and the business well.  What I loved was just before each commercial break, there was a multiple point "tips" given by her to sellers.  Maybe I liked it because I agreed with most of … (4 comments)

Passover Weekend - 02:50 PM
Good Monday Morning!   What a great Easter and Passover Weekend!  Our time with our families is always cherished. I even had a chance to see some SNOW as I journeyed to South Bend. We had a delightful meal made by my daughter from the new Highland Haven Bed and Breakfast cookbook that she recently visited and is owned by a friend of mine from West Lafayette High School..If you ever have a chance to be in Evergreen, Colorado be sure to stay there.  It is the most romantic getaway you will ever experience..as my friend Gail says "saving marriages one marriage at a time"!  … (1 comments)

I took a client down to the new development by Lennar, Pacifica, and found out that the pricing won't be released until the 21st officially, although if you get on their interest list, you should get it a few days early.  With 62 Flats and Townhomes available it truly is your opportunity to pick the unit that is right for you!  The development at 133 Promenade is almost sold out, although there are a couple still available at $400,000 and under!

Board of Realtors, MLS and Newspaper Make a Website - Possible Ground floor Adversiting Opportunity? - 03:06 PM
My usual quest for interesting news in real estate brought me to this (new?) website, MyCTHome.com.  I believe it is in the early stages of development because there are no agents listed on the agent search.
Using the property search, there is no mention of listing agent names or advertisements.  Just a phone number to the broker's office, but no mention of the broker's name. There is an MLS#.  Property photographs are watermarked with Source: Coop MLS of CT and CTMLS, Inc.
This type of exposure on the Hartford Courant ONLINE ONLY PACKAGES: 30 days online for $99 or 90 days online for $149
My natural curiosity has me asking lots of questions:

who would reign the sub prime market, is it the big financial institution - 12:56 AM
We have lost a big sub prime lenders like Century, Ownit-It, owned and managed by the best in the
mortgage industry.  Is the congress trying to tie up a secret merge by a big financial institution like
Goldman Sachs, Merril Lynch, Bear Stearns, Citi Group to bail-out this company, and buy them up.
These investors are losing a big chunk of profit, and the global players would want to make sure that
they don't loose any equity at all.  We have over loaded "clutter" of foreclosure making the lenders
bleed profusely, and losing their oxygen in this tight market.

another lender in a hole - 08:43 AM

American Home Mortgage Investment Corp (NYSE: AHM) announced this weekend they will cut their dividend,
and first quarter profits will come in between 40 to 60 cents per share (estimates were around $1.06). The stock
is currently off $5.21 this morning in pre-trading hours, adding to the 26% slide its taken year-to-date. In their
corporate statement, executives citied a lack of demand on their pools of loans offered during the first quarter
of this year, also, the amount of loss reserves were not enough to offset the amount of Alt-A loans which had to
be repurchased due to early … (0 comments)

Do People Read Online Content or Do They Scan? - 11:09 AM
I'm a student of web usability. Not a star student mind you. I'd probably come out with a C+ if tested on the subject. But, one thing I've believed ever since I read Jakob Neilsen's masterful Designing Web Usability is this: People don't read online, they scan.
That notion is being tested by no other than one of online marketing's most notable figures, Bryan Eisenburg. He calls it one of the web's old wive's tales and brandishes this statement in support, "If only I had a nickel for every time I've heard that statement, I'd make Bill Gates look like a … (7 comments)

Project Blogger: RSS Explained by a Pseudo Geek - 01:57 PM
Before launching into this explanation of RSS, let me state categorically that I am not a geek! However, I do have geekish tendencies. Often, that leads to me getting myself into trouble, which then requires the expertise of a true geek to get me out of! Let's hope that's not the case with this explanation.
With that disclaimer made, let me launch into a brief discussion of RSS, which was the last topic Ines and I covered in our Project Blogger coaching session.
Definition of RSSRSS stands for, among other things, Really Simple Syndication. (There, doesn't that clear it up for everyone? … (7 comments)

Entering Your Listing Incorrectly in the MLS Can Cost You (& Your Sellers) Ca$h - 12:13 PM
You know, I am extremely amazed about the amount of errors I find in the MLS on a daily basis.  We do have a nifty "report data error" button that is on our MLS but that is only for errors CAUGHT.  I can't scrutinize every single listing I look at for buyers NOR can I go digging up a needle in a haystack for major data entry errors when my clients are missing out on listings.
I recently obtained an expired listing that contained many errors that could have caused missed opportunities for showings.  The expired listing was already 10% under … (18 comments)

I did it! - 11:28 PM
I finally beat out Jamie (Less than 10K left in my 80K marathon) for what I thought would be the #2 seed in Las Vegas but John Novak decided to move there last week!  Unless I go take 1000 photos and upload them to localism in the next week, I am not seeing that I can grab #2 in Las Vegas any time soon so I had to move over to Henderson.
Steve Dalton & Debi Braulik will both receive Starbuck's giftcards.  Debi got the day right but she undershot the time.  I was only 45 minutes from Steve's guess (Eastern Time!) … (12 comments)

Timing Is Everything. Sports Illustrated Should Have Waited Until Summer. - 06:44 PM
I thought that this was kind of funny.  Sports Illustrated comes out with a Global Warming issue right when we get one of the coldest periods in opening day history.
