As discussed in the previous "The Short Sale - Part I" and "The Short Sale - Part II", a short sale occurs when a seller's net proceeds from a sale will be less than what he needs to payoff his or hers outstanding mortgage amounts whether a first, second, or third note and any other lien holders.

Loss of Construction Jobs in Las Vegas Is Key Factor in Unemployment Rise - 02:02 AM
Housing Slump Is Major Contributor
Department officials from the Department of Employment, Training and Rehabilitation attributed much of the up-tick in unemployment and the slowdown in job growth to a lagging home building sector.
Builders closed on 1,771 new homes in Las Vegas in March, down 50.9 percent from the 3,606 units they sold in March 2006.
Nevada is still strong and healthier than the rest of the nation.

What on earth could this be? A  history lesson for some, and a reminder of years gone by for others?  It was a big announcement...
Not sure, some may be too young to know, although (as a geezer) it was like a flash-back-in-time, bringing a smile to my face and possibly to others?     
So what's the big deal,...what's the  big announcement?  It's a "new drive-in- theater"  and oh my gosh, how lucky can we get, it happens to be in the heart of The OC.

Anyone in the Hanover, N.H. area? - 11:16 PM
I have a client in Maine who has a son that will be starting college this fall for medical school. The parents are wondering if it's worth their time to purchase a condo for the duration of the school or for him to rent. I let them know I would see what the market was like in that area.

I have lived in cities with small clearly defined neighborhoods within neighborhoods where, without any visible trace of a name anywhere, everyone knew the name of his/her particular smaller neighborhood.
Albuquerque (especially newer Albuquerque) is also a city of neighborhoods within neighborhoods, but for the most part, the smaller neighborhoods are clearly marked.

Technology for the Elderly Realtor - 11:16 AM
In Sarasota, there are so many elderly Realtors, many of whom are not up on the latest gadgets available to them as a Realtor.  But many are still doing okay.  They have such a huge referral base, that being oblivious to the Internet as a means of lead capture, is okay.  One Realtor here is 98 years old and has been a Realtor for almost as many years!  Last year she did $13 Million in Sales.  That's a lot for a woman who works on her own with no technology tools.

FORECLOSURES STILL RUNNING HIGH IN PALM BEACH COUNTY - 07:08 AM
There were more than 4000 homes in foreclosure in Palm Beach County during the first quarter of 2007 and another 4000 in some stage of preforclosure.
In Palm Beach Gardens, there were 294 in foreclosure during the first three months of the year.
Florida ranked second to California in foreclosures filed during the period with one foreclosure filed for every 162 households according to RealtyTrac, a national reporting firm.
Frequently buyer can pick up bargain properties through foreclosure processes, but just as often the home is in disrepair and needs significant work before being occupied or resold.

To continue my story about my client who said the mobile home I showed him was TOO NICE
I did find him some units that were NOT TOO NICE.  We saw everything you could possibly imagine yesterday!   I stepped in one unit (it has been vacant for some time) and apparently something had died somewhere in there because the smell was overwhelming.  I had to excuse myself and go outside for some fresh air so I didn't vomit.    I went back in after a while but believe me I didn't open any closet or cabinet doors because I didn't want to find the thing … (18 comments)

Is there such a thing as "Expired Listings Etiquette" for other broker's expired listings? - 09:42 AM
I have been tempted to contact sellers that had their listings expire with other brokers, but have not.  Mainly because I don't want to cause any hard feelings any where or be one of what I have heard termed "vultures" circling around an expired listing.  I know that sometimes my seller doesn't repond to my communication with them in time to get their listing renewed for a week or so even though I try to get with them prior to it expiring.

I was out touring homes in my area last Friday and came across something that I want to share....
When I passed thru an innocent neighborhood, I came across this residence.  Evidently Thursday night was a really rough night for Batman and Robin.  When they came home after a hard night of crime fighting in the Seattle Metropolitan area either they were too tired to care, or in the haste of the night, their garage door opener fell to the floor and broke.  THEY FORGOT TO PUT THEIR VEHICLES AWAY IN THE GARAGE!
