It's very common in the Twin Cities market for first time home buyers to ask sellers to pay for some of the buyer's closing costs. Today's buyers may have "A" credit, have a good job, and a good lender, but they have trouble coming up with enough money to pay all of the closing fees to get into the house.
Sellers who are wanting to negotiate in good faith with a potential buyer often raise the sale price of the home to compensate for contributing to the buyer's closing costs.

Day Three of the AA Hostage Crisis.... - 03:04 PM
30,000+ Advanced Access real estate websites crashed on Monday. The sites wouldn't load, email was halted and agents were hobbled. An electirical outage and serious server issues forced AA to move their servers to another more stable location.
Late yesterday, my site finally came up, or at least the front page did. There was no MLS search functionality and the other links did not work. I called Advance Access customer support and was assured they were working as hard as they could to get everything back online, but could provide no timeframes.

I knew this would be a lot of work and I cringed when I hit the "send" button on my first e-mail to Neal Bloom about doing it.  I had no idea how much work this would be.  My poor husband thinks I'm gone forever, and I'm looking over my shoulder for divorce papers right now.

For Search Engine Optimization knowing what words you are using and how many times that word is used is very useful. Using a word too many times can show up as spam if your overall page word count is not very high. If you don't use certain words or associated words then your associated word count might be bad for the subject you are talking about. Search engines won't be as likely to pick up on what subject or information you want a page to be known for if you don't use the right keywords.

I saw a very creative way to finance a cash flow property today. The strange thing is that the one who came up with the idea in the deal was the seller. The property was in pretty good condition, but several things came back on the inspection needing to be fixed up. The buyer wasn’t in a position where he was willing to put 20% down (to avoid PMI) and fix everything that needed to be done. Blogs have been around in one form or another since 1996.  They started as a kind of online personal journal for geeks.  They have evolved and we now use them for business.  Blogs are still new in our industry and many of the top real estate blogs have not yet celebrated there first year in existence   Judging from the number of members here on active rain Vs. the number of members who post blogs  I will guess that only a small percentage of real estate professionals have embraced the idea of a real estate business blog.

Since blogging I have been pretty consistent and probably average at least 2 posts a week.  There are times when I can't think or the words are not coming to me!  Oh man, it hurts, it's painful..... IT'S "Blog Fog!"  Does this ever happen to you?

I was raised to be ethical.   Yup, I am an optomist and expect the best of people.  I also believe it is right to correct things when they are wrong.

Price To Earnings Ratio And The Symbols Of Basic Math - 06:53 AM
Much has been written about applying a "Price to Earnings Ratio" analysis to housing prices.  Here are a couple links with information to ponder.

What struck me when I first looked at the formula written out -- is that whenever I see the mathematical operation of division expressed in this way, I have one devil of a time remembering which number gets divided into which number.  Top into bottom or bottom into top?  Me, the left brain analytical coulda-shoulda-been-an-engineer type. One company purchasing all rights for the leads generated by a search engine...  Could a national MLS database severely hurt individual agents marketing efforts?  Would that information be sold to the highest bidder?  What would the long term affects be on the smaller agencies? I was reading a story this morning in the Herald Tribune about how a Florida resident, Carl Taylor was contacted on a Saturday evening at dinner time from Allstate Floridian with a phone call letting him know that they were dropping him in November.
"I was so livid I could hardly stand it," said the Sarasota retiree. Why are they calling me on a Saturday to tell me that?  He cannot believe he learned about it with a phone call at dinner time on the weekend.  That's tactless, he said."

Florida drivers need to check your SunPass statements - 08:05 AM
A story reported on TampaBays10.com is a reminder to check your SunPass statements to verify if all of the charges are correct.  A Tampa Bay 10 photojournalist Kurt Beabes replenished his SunPass with $50 and then 2 days later it charged his card again with another $50.  Beabes went online, checked his account and saw several charges for axle adjustments.  He then called SunPass.
"SunPass said a lot of times when someone is riding through a toll plaza and somebody is riding the bumper, that person will get charged for both vehicles' tolls."
