How Far is Out of the Box? - 03:55 AM
I have been reading about extremely slow markets in other parts of the country.  I also visited a few of them during my last vacation.  It has been on my mind for awhile and I have been thinking how I will adjust if and when we get in that type of market here.
I think the secret to selling homes in an extremely slow market is to be totally different in your approach.  If there are 100s of homes for sale in the area, what will make yours be noticed?  If you stick a sign in the yard, list it in MLS, … (76 comments)

Who are you blogging TO ? - 01:03 AM
Who are you blogging TO ?by Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real Estate
Why do folks blog, or more specifically, blog about Real Estate?  Establish their expertise in a transparent medium?  Have a forum in which to express themselves freely?  Convince consumers/readers that they are the best Realtor/Lender/Professional to use?  I'm sure all of these and then some come into play.
One can tell quite a bit about a person based on their blogging style(s) and/or content.  Brian Brady may just be one of the most knowledgeable 'money' people out there.  Karen George knows a heck of a lot about SEO.  George … (24 comments)

A Tribute to the Spouses who Support us in Real Estate - 04:02 PM
When I was growing up, my mom (Pat Pope) was a hard-working, top producing Realtor and my dad (John Pope) was really her biggest support system. While holding an open house, mom would arrive early to get the house properly set - curtains open, lights on, all of the usual stuff. To do it without pressure of people arriving when she was unprepared, my dad would place all of her directional open house signs out for her. And at the end of the open, dad would pick up the signs so she could leave when her stint was over. (Realtors: ever have … (43 comments)

Young Realtors Guide To Survive. - 08:48 PM
Real estate can be a very lucrative career, but it takes hard work, perseverance, and a little luck along the way.  Many people join the real estate field because of the potential for great wealth and because of the relative ease of getting a license.  Little do people know how expensive, frustrating, and stressful this job can be. When getting into this exciting career of real estate, I was warned that 70% of agents are out of the business within a year.  I do not know how realistic that statistic is, but it is obvious that there is a high … (37 comments)

Dear John....A Letter to Sellers - 07:45 AM
Dear John,
Please don't hate me for what I'm about to say.  I'm sorry to have to tell you this.  But.....I'm leaving you.
Please don't be hurt.  Let me explain.
While you were trying to get more for your house than it is worth, I met someone else.  His name is Appropriately.
Appropriately is thoughtful and listens when I make price suggestions.
Approriately is kind and understands that I have his best interest at heart.
Dare I say that Appropriately is also sweet on me....he really likes me!  He values my opinion.  I could tell by the way he didn't argue when … (94 comments)

Is Google Too Powerful? - 07:47 AM
Microsoft and Google
Seemed like for a long time Microsoft was the big giant everyone was scared of and from that fear caused most of us to love to hate them. Lately I've heard a lot about Google's mega conglomerate empire and how they are eating up the internet.
Microsoft's plan was to put a computer in ever single home running their software and get them on the internet. Google took the ball from there - once they are on the internet the majority of people use Google and they have become the next superpower.
If you can believe it, Google's $144 … (62 comments)

Party in Seattle, June 2 - 12:52 PM
Thats right Seattle. We know how to start off a month of partying! Here is the plan.
June 2nd. Magnolia Park  Time is 1:00.
It is going to be a BBQ right there on the water front. Seeing as this is the home of ActiveRain, this is where most of us live. We voted on this location in a democratic fashion, meaning Matt didn't get his location because the rest of us wanted to see the water, not play softball.

I am asking that people RSVP here in the comments so I can get an idea of how many are coming so I know … (49 comments)

A Moderator's Heart - 05:02 PM
UPDATE:   This article was written back when I was privileged to serve our community as a 'voluntary' moderator. I was one of about 8 ActiveRain members who were asked to 'feature' articles, which included Laurie Manny, Mark Flanders, and Colleen Kulikowski.

This post is simply my own personal opinion. It is not the 'Corporate' line borrowed from some script passed down from on high. It's just my perspective, my take on things as they are.

The Magic Bus! Blogging Techniques, Rules and Styles - 10:15 PM
Since I entered into the world of Active Rain Real Estate Network of Blogging I have come to understand the importance of blogging and "communicating" with my fellow peers, the public and the consumer in a considerate and respectful manner.  There is no specific "criteria" to blogging although I do take into consideration that whatever I am posting and commenting on it is for the "whole world" to see.
While using the "search" button up top there I typed in Blogging Guidelines and the like (I tried different alternatives such as Etiquette, Courtesy, Respectful Blogging etc.) and the most important one that popped … (84 comments)

The MyBlogLog "STALKER" Widget: Should it stay or should it go? - 03:37 AM
You're all familiar with the widget that I'm talking about.  It's the one that showcases your smiling face the instant you access someone's blog.  I've noticed that it's become all the rage on Active Rain and even decided to add one to the sidebar of my own blog.   An industrious few have created extensive photographic libraries of past viewers by altering the MyBlogLog code. I understand all this brouhaha about transparency and the need for everyone to know all things at all times. But, is a stalker widget necessarily a good idea?
I've had a virtual love-hate affair with the widget … (245 comments)

PART-TIME?? No problem...but this goes too far!!! - 10:52 AM
Good Morning!
You know, yesterday I was a little down in the dumps about this, but this morning I saw this as an opportunity to move up in the ranks of AR, another 200 points!  With that out of the way, listen up.  I have read a lot of discussions here on AR about part-timers.  I am OK with them, as long as they stay professional and finish their tasks at hand so to speak.  As mainly a listing agent, I have come across part time real estate agents, part-time loan officers, part time appraisers and part time home inspectors...(the last inspector … (81 comments)

The Second Codger Carnival of Curb Appeal! - 08:40 PM

The crew is gathered here at the café, enjoying our respective porcelain, not china, but made in China, Codger Collectible Mugs filled to the brim with organically & shade-grown, fair-trade, Sumatran-Roast coffee on a rather pleasant 63ºF morning.
The time has come to begin our 2nd Codger Carnival of Curb Appeal! The first carnival was held last February, and aside from some confusion with our scoring method (don’t ask!), it was a lot of fun!
So here is the information in jpeg format, so you may download it:

downgrading of post. - 12:55 PM
Hello all I hope that everything is going well.We recently reviewed this post http://activerain.com/blogsview/111385/Writing-my-Bio-forAnd found that many of you downgraded it.I don't see anything problematic with the post.  Did something happen that I'm not aware of?  I am concerned because in my view this looks like a deliberate effort by moderators to target one particular post which doesn't appear to have anything wrong in itself.  If you as moderators acted together do do something like this is not good for the community.I would appreciate hearing back from you.Thank you.Caleb … (10 comments)

We Finally Caught Our Bear! Update - 12:42 PM

I wrote a few days ago that a bear was on the loose in Des Moines, Washington.  Well, it took a while but it has now finally been caught.  KIRO TV News just sent an update.  "The bear was caught late Wednesday night or early Thursday morning in a trap baited with doughnuts, honey and other sweets."
If you go to the links, you can see a slide show of this bear and other bear activity in the area.

Inappropriate commenting - 09:09 PM
I was skimming through the latest posts in the blogdashboard when I ran across a spammer. Someone had already beat me to the punch, and posted a comment that contained a slur that I will not repeat here. Needless to say, if that person's realtor board or their state's licensing division saw it, they would be the recipient of a very large fine or even a suspension.  The post was also public, so it was a double whammy showing just how ignorant both parties involved were.
The TOS here are very clear about spamming. Its also clear about attacks:

Suggestion For The RAINKIDS - 06:38 AM
In response to Maureen Henry here and here-- I posted a test blog --- And  I finally managed to duplicate the Lost HTML bug when I added a "font color" tag.  However, some of my experiments with H1, H2, H3 headers seemed to farkle all other blog posts displaying on the page so I deleted the post.  (Probably a missing end tag somewhere, but I was too lazy to send out a search party.)  It wasn't pretty anyway.
But a suggestion for the RAINKIDS occured to me ......

Friendswood city council on new direction? - 08:13 AM
By Sara McDonaldThe Daily News
With two council members newly elected, it's the end of the voting bloc that formed city policies the past year. But some say it's probably not the end of split votes and a politically divided council - just a flip in the other direction.Last year, most council votes that weren't unanimous were split between two groups - one composed of council members Jim Hill, Jay Horecky, Chris Peden and John LeCour; with Laura Ewing, Mel Measeles and Mayor David Smith voting the opposite way.

Pearland residents complain of high property valuations - 02:52 PM
By Vicente Arenas / 11 News
In Shadow Creek Ranch, you'll find some of Pearland's biggest and newest homes.
Lakes dot the landscape. It is picture perfect.
But trouble is brewing.
Shadow Creek home values, homeowners say are over inflated. Way too high they say making the Brazoria County taxes they pay some of the highest in the area.
"They've got mine appraised at over $305,000, which was like a 13-percent plus percent increase over last year," complained homeowner Michael Banyai "I couldn't put it on the market for that much money today."
Some homeowners blame Brazoria County's Central Appraisal District for … (0 comments)

The payment just went up on my fixed rate mortgage! - 08:11 AM
Shock and dismay are quickly followed by anger as a homeowner reads the official-looking letter from the mortgage company instructing him to make a higher payment. Did somebody lie to him? Did he somehow sign up for an Adjustable Rate Mortgage when he thought he was getting a Fixed Rate? There must be a mistake, right?
No, nobody lied. Here's what happened to your Fixed Rate Mortgage Payment. (opens a new window)

Snake Season is Here! - 10:17 AM
Snake season has officially begun in the Santa Clarita area, with one snake bite victim already recovering from a bite from a venomous Mojave green rattlesnake.
According to The Signal, Chris Bolewski of Saugus was clearing brush for mountain biking in the Haskell Canyon area when he was bitten on the leg by this highly venomous snake. He was rushed to Henry Mayo Newhall Memorial Hospital for treatment, and then was helicoptered to Loma Linda University Medical Center to be cared for by a snake bite specialist there.
New Leash on Life Animal Rescue held a rattlesnake awareness program recently, where Rattlesnake wrangler … (1 comments)
