How to use todays technology... - 07:14 AM
Chase Norton of imedia is a great author - I read his articles often.  He recently talked about todays technology.  He spoke about how to use it, not reinvent it.  It makes perfect sense.  The days of sending a lone engineer into a garage to build the next Google are over. This is contrary to the inherent beliefs and ethos of Silicon Valley. Why do investors continue to bet on disruptive technologies? It's not necessarily because they believe the company can become the next Google; it's because they believe the company can get acquired by Google, Yahoo! or eBay for billions … (0 comments)

The new MySpace... - 07:20 AM
Without mentioning the coveted News Corp. property, Facebook CEO Mark Zuckerberg said the time has come to open up the social networking site once exclusively targeted to the college crowd. According to an Associated Press report, the 23-year-old founder of Facebook said the company planned to encourage other companies to sell products and create software for use on the website in the hope of expanding the social network into an all-purpose online destination.  Since opening up to non-college users last year, Facebook has grown exponentially, boasting 24 million users who have logged on in the last 30 days. However, some analysts … (0 comments)

Internet Writting made Easy... - 11:01 AM
I wanted to pass along a some great information for Marketingprofs on Internet writing.  They have made some great points that have helped me with my writing.  Keep it short and sweet.  Online readers have remarkably short attention spans. Expect them to skip over flowery prose and any paragraph running longer than five lines. Break text up with bullet points, bold headers and block quotes.  Maintain an active voice. Overly complex tenses and overuse of the passive verb "to be" lend a passive tone. We handily exceeded expectations has more punch than We will have handily exceeded expectations or Expectations were handily … (0 comments)

Why have rates climbed so fast lately? - 11:16 AM
I am sure everyone in our industry has noticed this by now.  Rates are climbing rather quickly.  Why?  My par rate today with zero points is 6.125% on a 30 year fixed with 5% down.  I have heard comparisons to interest rates like gas prices - they slowly go up, then have a spike, hold & level off then slowly go up again.  I do keep in mind the late 70's & 80's when the rates were in the teens - I have researched the crises and heard stories from other professionals.  I posted this in response to an influx of clients in … (0 comments)

Unlicensed agents. How Do You handle it? - 05:33 PM
I have delt with agents who were not licensed in the past, they claim to be licensed, they set the appointment, they show the house, they have a super key in their hands.  Am I suppose to police them? Do I have the power or authority to ask for their license number and/or ID before I let them in my clients house? Nobody is taking care of this problem.  Any suggestions?

Bend home prices chill, but still in U.S. Top 10Five-year appreciation still 100 percent By Barney Lerten, KTVZ.COM
Bend's once-sizzling home price appreciation cooled to a near-standstill in the first quarter of 2007, but years of red-hot momentum meant the city still finished in the top 10 of U.S. housing markets for the past year, a federal report said Thursday.
The first-quarter figures from the Office of Federal Housing Enterprise Oversight show Bend snapped a three-quarter streak in which the city had been the nation's hottest metro-area … (0 comments)

I can’t believe the call I got today - 09:45 PM
I was sitting at my home office desk when I get this call asking if I worked in the town my office is located? Isaid yes and he said "I'm an agent in Montana and I have a buyer looking to buy a property in that area" He then asked "what is the average price in that town for a 3 bed / 2 bath 1300 sqft home?" I told him and he said "great, this person is qualified for about $50,000 more than that."

Cramming For Your Finals - THE BIG RED BOOK - 12:51 AM
Back in the fifties, there was a comedian named Sam Levinson.  He went to an "old folks home" (not p.c. but what we called them in the fifties).  One of the attendants suggested he go ask Mr. Smith what he was doing.  Mr. Smith was a wrinkled old man sitting in a chair in the corner with a large black Bible in his lap.  Mr. Levinson approached Mr. Smith and asked him what he was doing.  Mr. Smith replied, "I'm cramming for my finals".
No matter how young or old we are, we all must at some time face our mortality.  … (6 comments)

Home Inspector's Nightmare - 02:05 AM

Sometimes you just find things that you have to share.  This optical illusion is one of my favorites, so I just had to share it with y'all.  The longer you look at it the more interesting things you'll begin to see.  It's a lot like many real estate transactions.  Sometimes you just have to take a closer look to find out that it will be more work than you originally bargained for.

So You're Going To Make A Video...(Lights, Camera, Action).... - 04:46 PM
Have read some really great software technical blogs and thought what about the practical simple side of what to remember to round it out...so...if you have a music bed...if it is elevator music like everyone elses, it will sound like everyone elses.  If you use a familiar song with words...the viewer is listening to the words and singing along to Sweet Home Alabama...so it can't be recognizable.  It could be a musical bed that is timed for 30 or 60 seconds if your intent is to make a vignette that wraps it up quickly.  Good idea if you want to email … (0 comments)

CLOSING COSTS ARE DIFFERENT FOR BUYERS AND SELLERS - 01:41 PM
Not everyone is familiar with 'closing costs', the bunch of fees associated with the buying and the selling of a home. Some fees are assigned automatically to either buyer or the seller; and other costs are negotiable or dictated by local custom.
Buyer closing costs
When the buyer applies for a loan, lenders are required to provide them with a good-faith estimate of their closing costs. Fees can vary according to different factors, i.e.,, the type of loan they apply for and the terms of the purchase agreement. Some of the closing costs, like those associated with the loan application are actually paid … (1 comments)

Good Way to Re-connect with Clients - 08:50 AM
Spring and summer bring out the best in community events. This is a great time to let former clients know about local festivals, famers markets and concerts.  This is especially valuable information  for clients who are new to an area. Looking a little way down the road, why not research where some of the local fireworks diplays are and send them that information?  Email is the simplest way, but it might be a good time to pick up the phone and make a personal call with the information.  You can also break your mailing list in to specific communities and provide a … (2 comments)
