Real Estate Flyers Outside the Home A Necessary Evil! - 09:39 AM
I have avoided using real estate flyers outside the home for many years, but with saturated listing inventory, and anxious sellers, I caved in to the placated demand. The problem is that nosey neighbors are the most likely takers of flyers. The next culprits are teenagers that have nothing else to do. They take the flyers, and toss them, or like to just light the flyer box on fire. In this case it the flyer box can be used as an "Attractive Nuisance!" That means it attracts trouble from those that have too much time e on their hands. The final

Freon Locking Caps Make Good Sense - 10:57 AM
I recently had the opportunity to speak with a distributor of Freon Locking Caps. These simple, inexpensive caps lock down your freon lines to prevent two things: One, keeps freon from leaking out of the fitting and two keeps kids/adults from stealing your freon. Stealing freon is not new either is "Huffing" freon to get high. After the death of a friend's son from inhaling freon from a neighbors A/C unit, I decided to use my influence as a real estate professional. What I do is recommend is this: You have a ticking time bomb in the open, on your property.

Hidden Valuables: The Family Secret It Doesn't Make Sense to Keep - 10:38 AM
Soon after purchasing a MAJOR FIXER as their first home, a young couple received an unexpected windfall. While remodeling the kitchen, a false wall over the kitchen cabinets was torn down, exposing what had been the secret hiding place for the former owner's valuables. Literally, CASH, COINS AND JEWELRY rained down from the ceiling, fell to the ground, and landed in the middle of the construction pile. In a cloud of drywall dust, the owners did a little happy dance, exchanged a few high fives, then carefully gathered the treasures into plastic baggies. Surely, the remodel gods had smiled upon them! The house was about 80 years old, and had a light fixture in

The History of Hawaiian Homes - 10:02 AM
Featured post by Celeste Cheeseman in www.localism.com THE HISTORY OF HAWAIIAN HOMES is an appropriate topic for one who's professional life revolves around residential homes. Don't you think? Though there are no specific dates to speak of residential history before Western Civilization came to the Hawaiian Islands, there are some notations of significance to give some insight into some of our first settlers and our land. Clear pure air, balmy hawaiian sunshine, crystal clear ocean with fine sand beaches. Dense forests, natural springs and a variety of plants known to no other land. What more could one want when looking for a place to

Mortgage Topics: Week in Review June 2-8, 2007 - 11:19 AM
After a discussion with the multi-talented Colleen Kulikowski, I've begun the mission of a Week in Review post...but this post is dedicated to Mortgage Professionals. I want to get the ball rolling based on Colleen's desire to help highlight my professional colleagues... then I'll be handing it off to others to write. The thing is, the way to really get a good handle on the effect of our Mortgage information posts will be to have a few Realtors also take a shot at writing this! Hopefully this will become a standard post for Friday release! Sometimes We Get Lucky And Are Able

Browser based photo editor - I am in love - 05:59 PM
Picnik is a new free program that allows you to upload and edit your photos directly within your browser. I have seen a few of these types of programs in the past, but nothing comes close to this one. (Try out the "boost" filter, under the Creative Tools tab)

Continuous Partial Attention - 06:16 PM
Now that I have officially renamed my ActiveRain blog to something that more matches my state of being, I can start blogging more in line with the way God made me. I have 9 windows open on my 30" display, I don't have the time - I mean attention span - to write out lengthy well thought out posts. For about a week or so, I have been experimenting with a service called tumblr.com and I have found the tumblr style of blogging to be much more natural for me. So I have decided to give that style a go

Real estate agents are not the gatekeepers - 06:35 PM
It always irks me when I hear the phrase the "agents are the gatekeepers"! That is ridiculous. The lead generators are the gatekeepers. The agents are the information. To me the future of real estate marketing is all about communicating local market knowledge as far and wide as possible. Pat Kitano has been providing the most consistent coverage on this fundamental change in real estate marketing. If I was an agent or managed a real estate brokerage I would be betting the farm on this upcoming trend. Check out Pat's post he published today on this

Bloggers Connect & Project Blogger Podcast - 07:12 PM
I can't wait for Bloggers Connect in July. It is a one day prelude to the annual Inman Connect San Francisco conference which is always a highlight of my year. Most of the AR development team is going to be there and Matt and me will be present to award the winners of Project Blogger. I also believe Matt and/or myself will also be speaking on some of the panels. In case you haven't heard of Inman Connect SF, it is basically like the Navy Seals version of the National Association of Realtors annual convention. Pretty much everyone behind the cutting

1-3 ? - 11:23 AM
You have a 1-in-3 chance of losing your house to foreclosure if you got an adjustable-rate mortgage, or ARM, in 2004 through 2006 that had an initial teaser rate of less than 4%. If you got a subprime ARM in that period, you started out with a higher rate, and that puts you at less risk. You have a 1-in-8 chance of losing your home. That's the takeaway message from a densely detailed report by Christopher Cagan, director of research and analytics for First American CoreLogic. Cagan's study focuses on 8.4 million ARMs that were originated in 2004, 2005 and 2006. About 1.1

BabyHarris Update 6/11/2007 - 10:04 AM
I had my 16 week appointment this morning. Everything is fine!! All those dreams I've been having are meaningless now. The heartrate was down to 154 from 160 at last month's appt. More of my pants are getting tighter, so I'll probably be in maternity clothes full time in the next couple of weeks. They took blood for the Quad Test today. I have rolly vains, so they actually had to try both arms to get blood. I bruise easily so I'm definitely going to look like a junkie in a couple of hours. I will go back for a full Sonogram to

The Q & A Section Should be Monitored - 12:38 PM
Do a lot of you go in and check the new Q&A section of AR? It's very interesting to read some of the questions as well as some of the answers as many are different coming from around the country with different state laws applying. My problem is that I think the answers should be monitored in some way as some of the answers are down right WRONG and ridiculous. You have someone saying they're an expert, and their view is way off in left field and I can't figure out where some people get their answers. Granted, some of the questions are

Cingular's 8525 or Palm Treo 750? - 04:35 PM
I just got back from looking at some phones. I have decided to finally upgrade to a PDA phone so I can check emails and look up the MLS while out on appts. My husband narrowed it down for me, thank you Mike! I think I'm leaning towards the Palm 750. The main difference was the 8525 has a digital camera quality picture and the 750 is not as good. However, I have a digital camera and I take important pictures with that. I won't be taking virtual tour or MLS pictures with a phone. Both phones have Office and Outlook Express so

Photoshop Elements: Beyond The Lasso - 09:10 PM
Jonathan did a terrific job lassoing and extracting his image to create this professional picture. But you want to know a secret: I can lasso basic shapes - like windows - pretty darn good. When it comes to lassoing complex shapes - like people - more often than not, the lasso will go skitering cattywumpus across the screen with a mind of its own. If what you want to do is extract the image of a person, you might find its easier to use Photoshop Elements' Magic Extractor. Open your image (I'm working in Photshop Elements 5) Click Image -> Magic Extractor The Magic Extractor screen

Something to make you laugh - 06:53 AM
Ok, my friend called me to share this story with me. I don't think I have ever laughed so hard in so long! So here goes..... One of her friends from out of town came to see her for a couple of days. He used her shower. She has one of those stand alone showers that is glassed in and has a shower door on the front side. He's a tall guy, like 6'4. So later that day, he tells her later that day what kind of "experience" he had while using her shower that morning. (Now it's funnier if you picture your husband,
