Cranford NJ Homes for Sale and Homes Sold - May 2007 - 01:36 PM
There are currently 79 single family homes and 3 multi family homes on the market for sale. These numbers have stayed fairly stable in the past month as the spring market has picked up with a healthy amount of buyers. Last month, there were also 79 listings for sale at this time. Inventory levels are much higher than before, giving buyers more options when selecting a home.Although prices have trended lower, Cranford still remains an appealing option for many buyers, which has enabled homes to sell quickly if they are priced properly. Hello all I used to work for a brokerage that had in house marketing design and a direct mail center. Now I'm on my own for these services and I have identified MANY providers that I can outsource my farming to... looking for some feedback on who LOVES their provider, the quality of the pieces, whether you can do custom pieces (say for market stats quarterly or semi-annually), reasonably priced etc... Is your Realtor Hot or Not? What is the "it factor" in selecting a Realtor? It could be enthusiasm, it could be a good track record, it could be a personality factor. Are they telling you what they want to hear, or are they telling you what the market statistics reveal? Sellers who need to sell, need a true picture of what is happening locally. Large Company or smaller company? Both can and will advertise the house. Don't under estimate the little guy. Larger companies are great, so are the smaller ones. Today, tomorrow and yesterday - everyday is a day filled with learning opportunities and if I keep my eyes open, I may just happen to recognize them. If I'm smart, I implement them. So, when I went to buy a new car, it dawned on me that I could learn alot from this entire experience. "So, what did I learn?" you ask. Want more business? How about more referrals? Then consider the power of a hand written note. I am almost fanatical about writing notes. Right after an appointment with a perspective client, I send them a note expressing my appreciation for their time. When someone says something complimentary about me or my business, I'll send a note with a token gift card. Send me a referral? In my earlier blog, "Everything I Learned about selling ... I Learned From a Car Salesman", I mentioned that one of the things that we should do is exceed our clients expectations. Hmmmm ..... what can we do to exceed already very high expectations? Well, from a perspective client's perception ... I can or will: 1) Work for free. 2) Produce miracles. 3) Bring furniture with me on our first appointment. 4) Work 24/7. My family stopped out at Shadow Lake Towne Center on Friday night, which is the new mall in Papillion, NE. The mall is putting on a concert series every Friday evening from 6:30 to 8:30 through August. Well, I recommend you check one at least one of the many concerts. The concert area at the mall is great, plenty of seating, shaded and last Friday was a perfect night to catch Lemon Fresh Day. If you missed them, they will be playing at several spots in the next couple of weeks, including Mckenna's, McFly's, and the Whisky Roadhouse to name a (1 comments)
A New York City Apartment---Feng Shui Style - 08:05 PM
It is unusual for me to be called for a Feng Shui Consultation when the occupants AREN'T having some issues or life changing events. Sometimes they feel the "energy" is just off in their space, sometimes it is for health issure or relationship problems or career changes and they've heard or read about Feng Shui (or lately, The Secret) which has touched off a ripple effect in the way people are now reacting to the principles of Feng Shui. Week to Watch the Markets for Interest Rate Trend Indications - 09:37 AM
Last week we witnessed an anomoly in the Financial Markets. Stocks went "down" and Bonds also went "down" (yields went up). These are nearly contradictory movements. Traditionally as money flees "from" equities (Stocks) it flees "to" Bonds, increasing Bond prices and simultaneously reducing yields. There were global events (New Zeland, et al.) in the financial markets that were probably the cause of this anomoly, but I don't think it is a sustainable anomoly. This week we should see either a correction in the Stock Market (rising) causing Bonds to be less desirable and a sell-off in Bonds will drive yields (interest rates (0 comments)

Buyers say the Internet provides a greater sense of control, particularly as real estate web sites become more user friendly. This statement reflects the results of many consumer surveys. What is it telling us? The first thing it says is that clients want to be more in control of the home buying process. And the Survey SAYS - Most consumers see the Internet as a resource, and not as a substitute for an agent. If your brain works like mine, two words jump out – RESOURCE & SUBSTITUTE. Resource – what’s on your site? The way I take this is that the consumer is looking for information that will HELP THEM not sell YOU. I hear a great deal of talk from many Realtors about abundance, but the behavior doesn’t match the verbiage. The behavior reflects the deeper entrenched conviction of scarcity. Real Estate Sales Activity in the Waipio Gentry, Hawaii Area - May 2007 - 02:14 PM
The Waipio Gentry area includes Crestview and Seaview. Single Family homes sales have softened. Average sales prices of single family homes have softened slightly due to the average number of days on the market. Sales volume has seen a slight increase over 2006. Buyers will find sellers to still be somewhat negotiable and with continued low mortgage interest rates it is a good time to purchase in the Waipio Gentry Area. Condo and townhouse sales are another story. Inventory is relatively low and prices have continued to climb, although sales volume is slipped some. Single Family homes sales in Waikele have remained steady. Average sales prices of single family homes have softened slightly while sales volume is increasing over 2006 numbers. Currently there is about 3 months worth of inventory making it a nice balance for both buyers and sellers. Condo and townhouse sales in Waikele are another story. Average sales prices and volume have remained steady, but look for prices to climb a little if the inventory levels remain low.
