Happy Father's Day to all you fathers out there.  Enjoy your day, this is the only one when people pay attention to us. :-)  I will be out today holding an open house but I know there are other fathers out there out and about showing houses to their clients or are clients being shown homes.  Real Estate is tough in that way, isn't it?   Wishing all of you a wonderful day.  And hope to see some of you at dinner tonight.

AMAZING OPEN HOUSE STRATEGY $$! - 10:08 PM
I thought about titling this blog "How To Insure Your New Listing Generates Your Next Three Transactions" but it was to long.
As I reported in my last blog entry, my FREE CAR WASH OPEN HOUSE continues to work wonders. I've taken one new listing and secured three new buyer clients over the past three weekends. I repeated the process yesterday and scheduled another listing appointment for thursday evening.

Humoroust Gerald Barzan reminds us that "taxation WITH representation aint so hot either".  More taxes that will effect the Real Estate Industry here in the State of Utah are on the horizon.

PROPERTY TAXES: TAKE THE NEW SYSTEM OR STAY WITH SAVE OUR HOMES? - 09:51 AM
While it has not even become official yet, many homeowners in Palm Beach Gardens, West Palm Beach, North Palm Beach, Juno Beach, Jupiter and through Palm Beach County are trying to figure out whether the new property tax system approved by the State Legislature would benefit them, or whether they should just stay with the old Save Our Homes system.
I am referring to the change for determining your home's taxable value upon which taxes would be levied if Florida's voters approve this change in a constitutional amendment vote next January.

Builder: Guaranteed Lowest Price* WITHOUT THE ASTERISK - 12:26 PM
The first builder I noticed offering "Pricing Guarantees" was The Park At Courthouse, An Arlington Condo. I thought the idea was brilliant. A promotional plan that would give buyer's some security in their preconstruction purchase, in case prices dropped.
So in theory, if you bought a place for $400,000 and a few months later, that exact or similar unit dropped to $390,000, you would get notice that your unit is now $10,000 cheaper for you.

Last month, I was amazed by the results of a newsletter that we sent to Agents, mortgage professionals, and other real estate professionals on our opt-in e-mail list with the subject line of ‘everybody loves free'. Although we've been playing with a lot of different headlines to get a better open rate for our e-newsletters,  I never really expected what happened as a result of this headline.
In the past, if we received a 47% open rate,  we were more than happy.  However, this particular headline, obviously a truthful headline, brought us a 122% open rate. That means a lot of professionals actually opened it … (0 comments)

Biosphere 2 near Oracle, AZ Sold to Developers - 07:18 PM
A $50 million deal announced June 4th. initiates a step toward homes, a small high-end resort, and commercial development of the 1658 acre area surrounding Biosphere 2. Biosphere 2 was purchased by CDO Ranching & Development. CDO Ranch takes its name from "Casa del Oro" a name given the property by owner Lady Margaret, Duchess of Suffolk shortly after she purchased it back in 1957.   The Biosphere 2 facility will apparently be retained as the property has been zoned for 1500 homes, a resort and commercial areas. I just had this interesting scenario. Never happened before,.. I met clients yesterday. A very pleasant couple relocating here to Arizona from the east coast. We toured new construction, spec homes in this case from 3 different builders. Many builders here in Tucson/Marana area are giving great incentives, often as much as $15,000.-$20,000. on their spec or inventory homes. Clients get a new home without having to wait the build time from a dirt start.  Well, the short of the long, they found what they LOVE, signed all the docs. got the Public Report, and the CC&Rs and left happy! Chris is constantly telling me that I have to have a System for everything I do.  SYSTEM! SYSTEM! SYSTEM!  My problem is that I hate repetition! REPETITION! REPETITION! REPETITION!
