Landscaping Done Right - 10:46 AM
I am new to landscaping. I recently moved in to a 100-year-old home. For at least 30 of the last 100 years, large vines grew up all over the home. They have been removed, or at least tamed, but their root systems remain. I have tried several different tools for slicing through the roots to allow my own plantings room to grow, but the battle rages on. As I try my hand at shaping the garden to look the way it does in my mind -- mostly pretty groupings of shade perennials with informal organization, I think the best thing I did was to wait a season before making any huge

You Must be Angry At Something; But you can be Discontented With Everything - 09:22 AM
Unrealistic Seller, in A Buyers Market? Greg White ponders the endless question, when it an offer good enough? John Steinbeck once said "No man really knows about other human beings. The best he can do is to suppose that they are like himself." In a declining market sellers are often frustrated. However, the emotional bond one creates when faced with the possibility of selling ones home can trigger unrealistic expectations. The conflict of desire and want clash constantly. An old proverb states "Discontents arise from our desires oftener than from our wants." The seller desires a sale. The monetary want is the

Localism Week in Review June 9th - June 16th - 11:41 AM
I thought I spent a lot of time reading posts on ActiveRain, until Neal Bloom asked if I would like the honor of doing the Localism in Review. I jumped at the chance; I have family in town and a couple buyers this week but thought no problem. Wow, we put out a lot of information for Localism. It was difficult to keep up with some of you, but I managed to read a ton. I would like to take this opportunity to encourage some of you to be sure to submit your posts to Localism and not just the Localism group

How to Become a Lifelong "activerain" Learner - 10:30 PM
How to Become a Lifelong ACTIVERAIN Learner By Ralph R.Roberts ACTIVERAIN, June 2007-"You are only as good as the people you meet, the books you read, and the tapes you listen to." - Charlie "Tremendous" Jones The pace of change both in the world and in the real estate industry is rapidly accelerating. Technology is streamlining operations, transforming neighborhoods into global communities, and enabling real estate agents to go mobile. You can now vacation on the French Riviera while following up with clients in Colorado. In addition, real estate is becoming more of a team sport, empowering agent teams to increase efficiency and boost both productivity

Tapping into the Flipping Fad: 5 Business Boosting Strategies for Loan Officers to Share with Agents - 10:55 PM
Tapping into the Flipping Fad: 5 Business Boosting Strategies for Loan Officers to Share with Agents By Ralph R. Roberts, CRS, GRI While many novice real estate investors readily call a roofer when a roof is leaking, or a contractor to renovate a bath or kitchen, they often view real estate agents as superfluous overhead. Unfortunately, investors focus on an agent's commissions, while often overlooking the value an agent can add to their investment business. As a loan officer, you can expand your business by helping agents understand how they themselves can be indispensable to the rehab investor. To appeal to investors, agents simply

Finish Before You Begin! - 07:09 AM
Okay, let's try a small experiment... Close your eyes for a moment, and let your imagination take over. Picture yourself as a buyer walking through a home you may wish to purchase. As you step from the fresh outdoor summertime breeze into the home, your nose immediately notices a slight musty smell. The home appears in good condition except for carpeting that shows heavy wear from the activities of a large family and three dogs. Once inside, you mention the heavily worn carpeting. The homeowners explain that they will recarpet the home. They point out new carpet samples on the dining

A Tale of Two Open Houses! - 10:28 AM
Let me begin by saying that I am not a huge fan of Open Houses. Personally, I would rather spend my Sunday afternoons (the time when most Open Houses are conducted in my area) with my family...or fishing. As a result, I rarely host Open Houses. When I do, it is usually the very first Sunday after a property comes on the market as I am able to take advantage of the "newness" of the listing and any pent-up demand of buyers looking for that type of property. But I degress...This story is about two very different real estate agents and how

What is a "Real Estate Investor?" - 03:05 PM
By: David Kucic, Hawaii Home Buying and Selling Team About a year ago I started a quarterly real estate newsletter that I walk door to door and pass out through my neighborhood. It has helped me to meet some of my neighbors, get to know my neighborhood better and also to get a few phone calls and emails from some of my neighbors. They have told me they like the newsletter and some have asked for more information. That's what I intended it for so I guess that it must be working. What I did not expect to happen was to have one of

Competent Service...How good is your agent - 08:43 PM
I had buyers coming in from out of state to view homes this weekend. I pulled a bunch of stuff for them to choose from and I lined up about 8-9 homes to show them on Saturday. It's June here in New Hampshire just like everywhere else. When I looked at this listing sheet I couldn't believe my eyes. The picture in MLS of this home still had snow in the yard. Then when reading the description I noticed the listing sheet said "won't last long". I had to laugh when I noticed the list date...this property was listed the end of

Active Rain-NAR and Stagers...How cool. - 07:08 PM
I thought this was so cool, I'm not sure if anyone posted about it but if they did I missed it. I am a regular visitor to the NAR's website REALTOR.org . I like it because I usually can find lots of good information there and it's all free for me to use. Plus I really like to get as much bang as I can out of my dues dollars. Today while surfing the site I was checking out seller tips and Home staging. I think in this market staging is becoming all the more important and I wanted to see

Internet Home Buyers - 08:05 AM
Here are some interesting stats about California real estate, the buyer, seller, the real estate agent and how the Internet is impacting it all. We have spent the last seven months converting, upgrading and systemitizing things to improve our service for the "connected customer." We love it when visitors "drop in" via the IM widget! If you're interested in real estate in the San Ramon or TriValley areas of California, we'd love to hear from you. Our V.I.P. Buyer Service reduces the hassle factor for buyers searching for property. Hindsight in the California Housing Market Share of first-time buyers fell to the second
