Fishing Report for Wilmington NC from Rod-Man Charters - 07:48 PM
Inshore: Reds have been biting Gulp SW, topwater lures like Frenzy, live menhaden and menhaden chunks. We have caught them in the waterway and the creeks. Flounder fishing is still inexplicably slow, but hopefully we blast off soon. A few trout are being caught in the river.
Near shore: The spanish bite has finally taken off with double digit catches fairly common. We had one day with a catch right at 30. King mackerel are right on the beach and eating live menhaden. Fish in the 15 to 30 pound range are being caught. A few cobia in the 50-60 pound range … (0 comments)

New members..welcome to the neighborhood! - 01:24 PM
When I first joined Activerain I had no idea exactly what the purpose was for and once I finished joining I said..."ok what next?" That's right I had no direction and had nobody to talk to so I basically went on my own and finally figured it out. But what about new members that really are looking to get more involved and are trying find where they fit in?
There have been many posts written about new members. Most recently Colleen Kulikowski wrote a post called Remember the Excitement When You Joined?. I am mentioning it so I do not steal all the thunder … (46 comments)

I am 21! - 06:23 PM
Hi, found this group through another blog in AR. The group description is too good, it really describes how I felt when groups got introduced into AR. Took me forever to join some of them. I'm getting better though, I even founded one!  Don't really like to talk too much. Read mostly. Wish someone would award points for blog-reading. :-)

How do you set the table for your client? - 08:35 AM

You have a client that you are working with. You have been upfront and fair with them. But a day later you speak to them and they decide to use someone else's services because they were $500 cheaper.
AAARRRRRGGGGHHHHH....... You aren't mad because you can't win them all. You are upset because you were the only one that was creative enough to show them a way to save money. Nobody else had done this for them as they were shopping. And as they were shopping you, they mentioned this to someone that hadn't thought about this ingenious way. So, how do you … (25 comments)

City of Asheville Bans Gated Communities - 01:13 PM

The Asheville City Council voted last Tuesday, June 12th to forbid new gated communities, following through on concerns that these developments make the city less of a community. The ban passed by the council on a 5-2 vote applies to future developments, which would no longer be allowed to restrict access to only residents and their guests, done usually with gates or security workers. The council action also forbids new gated developments just outside municipal borders where Asheville exercises zoning control. It does not affect existing gated developments or those already approved by the city.
This has been a much debated issue … (4 comments)

mmmmm .....OPEN HOUSE MUNCHIES! - 01:49 PM
I attended an Open House last weekend .... and was followed around by an agent offering almonds (might have offered a few too many times).  It was a nice touch - however - it made me start wondering what a more appropriate Open House snack might be (as it was hot here last weekend and the almonds would have just made me very thirsty.)  I have put together a couple of my favorite recipes that are easy to put together and would be a big hit to Open Housers!  Enjoy.

Life is short - make it count - 10:02 PM
I received an email today from the National Bone Marrow Donation Program.  Seems that I am close to a match for a 45 year old male with leukemia.  I am going for testing on Monday in hopes that I am a match and can help this person and their family.  It is easy to sign up for the program.  Donate a small vial of blood and wait to see if someone needs your help.   … (5 comments)

Technolgy for Realtors - Online Meeting options - 10:34 PM
The folks over at My Tech Opinion have written a great article about online meeting services that are great for Realtors.  Many of our local offices and Realtors have opted to work out of their home to cut expenses.   Some offices have closed their storefront in order to keep costs to a minimum until the market picks up.  These online tools can be a great asset to keep the group together while apart.   … (3 comments)

Phoenix Arizona Real Estate Blog - 06:44 PM
One of the many, many things that I'm curious about is the Blog Subscription function.  It's easy for us to see what blogs we have subscribed to, but we don't know who, or how many Active Rainers, have subscribed to our blog.
I've noticed the blog subscription dashboard undergo some changes in presentation - we're now in the incarnation of:
Most Subscribed (month) | Most Subscribed (week) | My Subscriptions
along with:
More bloggers...
which shows I believe the most subscribed blogs in descending order.
I was pleasantly surprised to find myself at number 24 overall before my month long hiatus … (14 comments)

Application, Credit Score & Tenant Review Companies? - 09:22 AM
When reviewing an application for a rental I use a service for back ground checks and credit repost as well as rental reports.  I am looking for a new service and I came across Allied Credit, http://www.alliedcreditsystems.com , looking for your remarks, I have used a service that called NTN, National Tenant Network, and Tenant Tracker. Do you use one of these or another one and what have been your results?

Website companies? - 09:35 AM
The internet market is getting bigger all the time and I have felt my market place change in the last year having several inquires as to my website address, so relocating families/tenants can view properties on the market before they get here (Fort Hood TX).
Are you using one of the website companies that specialize in Property Management or do you have a customized website? Do you have any suggestions?

State of Florida Cracking Down on Mortgage Fraud! YES! - 04:52 PM
I got today's FAR Early Bird news and the Title of the first article really grabbed my attention:
"Crist Signs Bill to Curtail Mortgage Fraud"
- Let me tell you something, after the last BS GFE I looked at today, it's about time.
Recently (2005) - not only did Florida rank #1 in the nation for mortgage fraud, it was so bad that it was actually DOUBLE the national average.
Yesterday Governor Crist signed in a law (taking effect 11/2007) which:
"The new law makes the mortgage lending process more transparent," says Trey Goldman, FAR legislative counsel. "It also impacts buyers, sellers and real estate licensees … (51 comments)

Using your RES as an AR sidebar widget. (Tutorial) - 07:50 AM
I have been using my Real Estate Shows before and after show as a sidebar widget for some time now. It plays in mini version right in my sidebar on the right hand side of my blog under my picture. I have been asked by several people how I got my tiny RES widget so I figured I'd write up a tutorial.
1. Go to your AR homepage and click on MY SETTINGS. You will see your blog title then blog description.
2. In the blog description paste the following code wherever you want your RES widget to appear.

Building your brand - Starting off new in the Real Estate Arena - 01:11 PM
I see a lot of people enter into the world of Real Estate and fail or just give up. This happens on the realty end as well as the mortgage end. I think people have a misconception of how much work is really involved in becoming successful. When you get into this arena you are pretty much your own boss and run your own business, you need to build your brand which is "YOU". Too many people see others succeed and say " I can do that, it's easy" They don't realize the work that goes into building your name and … (16 comments)

Buyer's Representation agreements - 10:41 AM
Everyone says "get a buyer's rep agreement." To that I say, they are a waste of paper. Why? Because you have absolutely NO WAY of knowing if that person went out and bought a house with another Realtor!! The good, kind, honest people....you don't need a buyer's rep agreement with those people anyway!! They are going to work with you and no paper is going to change that. The other type that hop from Realtor to Realtor for some unknown reason.....they aren't going to honor that B.R.A.! Now if there was a database where you could "register" your client as "belonging" … (5 comments)

Pay Off your Mortgage in as little as 1/2 to 1/3 the Time! Tired of being caught in the rat race. Think there is no way out for you and your family? How much would your life change if you no longer had a mortgage payment? You pay a substantial amount of interest to your mortgage each payment. The Money Merge Account (MMA) is a powerful program designed to dramatically reduce interest without increasing your monthly Mortgage payment, altering your current standard of living, or refinancing your existing mortgage. Qualified Homeowners can effectively pay off a 30-year Mortgage in as little … (0 comments)

A Sign of Encouragement McTax Cut? - 03:47 PM
Call me a little strange, but I think the current reduction in prices is a wonderful way to introduce first time home-buyers  back into the Housing Market. Having lived through 16% interest, housing price rises and falls, market gains and losses, lowest interest rates in modern history, and now the "adjustment". I see the possibility here for consumers to gain some weight in the housing market. As inventory rises, and prices decline, the consumers may feel more empowered and less starved as their ability to purchase property is fed by marcket changes. Sellers on the contrary have been slow to accept, the Buyer's … (9 comments)

For those of you who shop at IKEA - you get it.  It's not just another "store" - it's an experience.  Drop the kiddies off in the kiddie-care area for a couple of hours and begin your adventure.  Heck - sit down and have a nice lunch too (meatballs anyone?). So, for those of you depend on IKEA for your life or business needs, I wanted to make sure you knew about ....
