Puyallup River Walk Trail Opens!!! - 05:53 PM
It was a beautiful Saturday morning June 2nd at the Puyallup's River Walk Trail ribbon cutting ceremony. The trail runs along Puyallup River from the truck scales on River Road to Mama Stortini's Ristorante on Main Avenue.
Only a little more than half of the trail is paved right now, so users have to use sidewalks in some areas. There is also a new parking area in process under the 512 overpass. Ralph Dannenberg, director of Puyallup Parks and Recreation, says the trail could be connected to the Foothills Trail as soon as 2008.
Below are some pictures from Saturday morning. Come visit the trail and … (1 comments)

Point2Agent VA misrepresenting my work as her own - 11:13 PM
A VA listed as an Vendor for Point2Agent and as the top-rated Advanced Access VA has been using my design work without authorization on her web site, implying that the work represents her own company's work. If you have hired a VA for web site customization recently and have questions about whether you might be getting my design work or someone else's, please contact me. I have filed a copyright violation complaint with her Web host under the DMCA Safe Harbor act to get my work removed from her site, but the process takes a few days. If in doubt, please contact me.Suzanne … (6 comments)

WHAT THE FED SAID TO ME ON JUNE 5, 2007 - 09:49 AM
PREPARE FOR A VERY, VERY SLOW RECOVERY IN THE HOUSING MARKET.I found it unfortunate that Chairman Bernanke included "Subprime Lending" in this his report on the housing market this morning.  The subprime lending market effects real estate sales to a degree but I don't believe that the subprime lending market controls the real estate market any more than the price of Delicious Apples controls the price of apple pie.  The only time a person would use a Delicious Apple in an apple pie is when they couldn't find a good Granny Smith apple.  The only time a subprime loan is considered is … (9 comments)

EVERY DOG GET'S ONE BITE - Buyers and Sellers Often Learn the Hard Way - 08:30 PM
AND EVERY CONSUMER GETS ONE BAD HOME BUYING OR SELLING EXPERIENCETHAT is when buyers and sellers learn, from experience, that when they buy or sell again, perhaps they should work with the advice of someone who is trained and experienced to buy and sell real estate.  Yes, the Internet has made the consumer an empowered home buyer or seller.  Or, has it?It doesn't really matter if it has or not.  Perception is reality when you are uninformed.  If the consumer believes that they can do a better job of buying or selling a home without the aid and counsel of an experienced real … (36 comments)

Real estate video tours and search engine placement ..... Sweet! - 12:43 PM
There has been some debate on how valid real estate videos are on sites such as YouTube, Google Video, etc. I've always uploaded them to about 8 sites because they always come up (within a couple of days) on regular Google searches for top keywords - they also rank usually on page 1 or 2. Sometimes they appear several times. Google algorythms have changed. Video is now fully integrated into their standard, basic search, where buyers ARE searching. I have seen very recently where on page two of the #1 search term for a particular area, 7 out of 10 (yes, … (6 comments)

Are you in violation of Google's terms of service? - 03:53 PM

Google recently updated their webmaster guidelines, which are presented on their website.
If you look at the 'quality guidelines' section, those new specifics have been hyperlinked now for more details.
Avoid hidden text or hidden links. Don't use cloaking or sneaky redirects. Don't send automated queries to Google. Don't load pages with irrelevant keywords. Don't create multiple pages, subdomains, or domains with substantially duplicate content. Don't create pages that install viruses, trojans, or other badware. Avoid "doorway" pages created just for search engines, or other "cookie cutter" approaches such as affiliate programs with little or no original content. If your … (6 comments)

Choose your real estate video music wisely - keep the lawyers away! - 11:13 PM
I've noticed in a number of real estate video tours, that popular music is being used quite often as background music. It's really NOT a good idea to use copyrighted music on your videos, unless you potentially want to invite trouble!
The web is a great place to start to find royalty free music, but some of it is low quality or it just doesn’t match your production style. There are a few sites I recommend that have some great, royalty free music which is either free or reasonably priced. More importantly, it keeps lawyers away!
For sound effects use … (19 comments)

Using a Virtual Assistant - 05:10 AM
I've been speaking with a few virtual assistant people and have yet to "pull the trigger" on using a VA. I'm certain that having an assistant could only lead to me doing productive things instead of repetitive actions.  However, it would be nice to hear from some successful agents who are using virtual assistants right now.
Thanks!

Four Bedroom Home in Southeast Rapid City, SD! - 05:06 PM
Wonderful home in extremely convenient neighborhood.  Just minutes from shopping and local businesses!  Newer furnace, roof, electrical, flooring, and paint have been completed in the past couple years so the home is updated and ready for new owners.   Detached 2 car heated garage and updated lighting making a wonderful workspace/craft area.  Large fenced back yard has established rose bushes, lilacs, and trees as well as a large patio for entertaining!

The Columbia Neighborhood - Bellingham, WA - 10:35 PM
The Columbia Neighborhood is one of the city's oldest neighborhoods. The overwhelming majority of homes within this neighborhood are single family sitting on narrow tree-lined streets with mature landscaping and large old trees.. The southernmost portion of the neighborhood, near the bay is identified as the Eldridge Historical District, it contains many large, historically significant homes recognized by the Eldridge Historical Society. Many of these turn of the centuty homes bear plaques with the names of original owners and years the homes were built near their front doors. The northern portion of the neighborhood has wider streets and newer developments built … (0 comments)

Benefits of Cross-Linking - 09:21 PM
I suppose that I am writing this Blog to ask more questions than to help others interested in website cross linking.  Recently, I have researched various means and avenues to help promote my site. (www.MorrisonAzHomes.com)  I feel that the site has made us more credible as agents, but it does not drive leads our way.  Therefore, I have tired to develop new ideas to drive traffic to it.
There are many ways to pay for exposure.  Google Pay per click is certainly one of the most popular ideas out there.  I personally haven't tried that, mainly due to concerns of spending my advertising … (4 comments)

HOW DO YOU SMELL? - 07:09 AM
Okay this may not be the kind of blog that we are used to tuning into, but I got to thinking yesterday. What do realtors and sellers smell when they are in your presence? DO THEY SMELL FEAR OR CONFIDENCE AND KNOWLEDGE?
In today's competitive real estate market, where lately, there seems to be just as many Home Stagers as there are houses on the market, what do clients sense when they meet you? Are you truly an expert in your field?
I have written many blogs about being prepared before you meet with a client. Get a feel for the scope of … (14 comments)

Pros and Cons of a Second Home - 10:11 AM
Buying a second home is a big step and likely your second most valuable investment. Never rush into a second home purchase. You need to consider it over time. Determine how much use your vacation home will get and how it can fit into your finances.
Don't forget to double everything. Buying a vacation home means that you will not only have two mortgages, but two property tax bills, water bills, fuel bills etc. Two homes mean more maintenance, including two plumbing and heating systems, septic systems, and roofs.  And if something breaks down in your second home, chances are you may … (0 comments)

"How many Hooks do You put in the Water?" - 11:59 AM
Whenever I visit my Dad down in San Luis Obispo CA, we go out on the coast to Morro Bay. From there, we rent a charter boat and go deep sea fishing. It's a full day of male bonding at its best. We leave before dawn and return to port in the late afternoon, hopefully with full catch of ling cod, snapper, and sea bass. The fishing rigs we use have multiple lures/hooks - sometimes 3 to 5 per line. When the fish are really biting, it's not uncommon for someone to pull up their line with a fish on every hook. Everyone … (117 comments)
