So You Have a Short Sale Lined Up - When is Enough Too Much? - Step #7 - 10:49 PM
So You Have a Short Sale Lined Up - When is Enough Too Much? -  Step #7by John Occhi, Hemet - San Jacinto Valley REALTORHemet - San Jacinto CA Real Estate
When you are investing in short sale real estate you have to determine where the line is at just how much money you can...and should make?"What" you ask?  You say, "As an Investor, I am entitled to every dollar I can ethically make on every short sale real estate transaction"!  You say, "After all, I am the one taking the risk".
Well, you may be right...but then again.Let me remind you of … (4 comments)

4th of July in Bryan-College Station - 09:47 PM
Backyard BBQ's and family gatherings aside, there are lots of things to do in Bryan and College Station for the 4th of July.  Two of the events are fairly longstanding, and either would provide enough entertainment for the family to talk about for ages!
Washington on the Brazos State Historic Site (If you don't know about this fantastic park stay tuned because I will be blogging later on it).  The park is located between Brenham and Navasota off Texas State Highway 105 on FM 1155.  The day starts early in Washington on the Brazos.  Food vendors will be on the site 10 … (0 comments)

College Station Planning for New Elementary School - 09:58 PM
College Station is now planning for it's 7th elementary campus, the new Creek View Elementary.  Plans currently are to locate it on Graham Road, presumably where the newest elementary school, just opened last year was initially slated to be.  Forest Ridge, the newest elemntary, is the fastest growing school in the district, but officials are taking no chances and commissioning a high priced, no doubt, study on where the growth lies.
According to current data most students live in the central part of the city.  In most Realtors experience true growth that would support our younger citizens occurs at the southern … (0 comments)

Allowing FSBO’s to list on the MLS what’s next… Must Read - 09:19 PM
Your area might be next.
I was on floor duty this morning and another agent in my office brought something to my attention. Our board has a new member; I thought to myself this new member must be someone special why would he mention this to me. He told me our newest member is Simply a FSBO website who charges a flat fee and the house will be listed on the MLS. What are your thoughts on this? Will this be the way of selling real estate in the next couple of years? I was talking with another agent in the office and … (9 comments)

Hillsborough County SOLD Stats YTD 2006 vs. 2007 - 10:07 AM
Below is a comparison of properties that have SOLD in 2006 versus what SOLD in 2007.  It's amazing isn't it?  With all the bad press about "how bad" the market is, and prices have gone down the toilet....yet....in most cases, the prices are nearly the same!
The number of sales is down compared to last year, but the average SOLD price is still about the same!  Interesting isn't it?
SFR = Single Family ResidenceYTD = Year To Date
*The above numbers were collected directly from the MLS and are deemed to be accurate, but not guaranteed.

Cypress Gardens - 05:02 PM
Here is my photo album for Cypress Gardens that I posted a while back on. Cypress Gardens is a great place to go and spend the day. I found out you really cannot cover the whole park in one day. If you live in Florida you might want to think about getting the season pass. Enjoy my slide show, as I travel around the area I will be compiling more slideshows of things to do in Florida.

After The Storm - 09:05 AM
While we still have a 50% chance of rain in the area for the next several days, it looks like (knock on wood!) that the major flooding is over, at least on our place.  So this morning we're pumping out the flooded storm shelter.
It was difficult getting a photo, on a sunny summer morning, of what is essentially a dark hole in the ground, but here it is.  The line that you see inside is the water level (understand, several people, including tall men, can stand upright in this shelter when it's not full of water - the grey thing … (3 comments)

All the world's a stage... or is it? - 05:41 PM
(Re-post from a comment made to a colleague's question)
I just saw a post elsewhere on this site that struck close to home.  I recently tried to convince a very dear client of mine that in order to sell their home for the amount and time frame they desired, not only would it be a good idea to spend a little money on fresh interior paint, but to consider staging as well.  She did a fantastic job on her kitchen remodel, and the powder room, and the choice of hardwood flooring definately helped the otherwise somewhat dated (popcorn ceilings, old aluminum sliding doors … (0 comments)

An invitation, whether selling, buying, or simply thinking about the market - 06:26 PM
I'm delighted to announce a book I contributed a chapter to is now at press, and will soon be available.  Due to copyright concerns, I cannot post any of the material on this site.  But I can invite you all to view the hardcover jacket, please click here to do so, or see the insert below.
I can say that my chapter, along with the other contributing authors, all prominent top producers, will offer a unique insider's perspective to all those not in the profession.  Regardless of whether you're a first time buyer or seller, or a seasoned investor, there is a wealth … (0 comments)

As many of you know, Bob has been trying to finish his truck-driver training with PTL.  On Monday, June 25, 2007 Bob fell when getting out of his truck.  He fractured his right arm in three places and I drove down to Florence, KY where he was at to bring him back to Indianapolis for surgery.  He had surgery on Tuesday and came home from Methodist Hospital on Thursday.
He will be recuperating and going through some physical therapy for the next six weeks.  He is still dealing with pain and swelling from the surgery.  It is his hope and mine too … (16 comments)

Holy Goodness Batman! I've been MeMe'd!! - 11:53 PM
Thanks to my dear fellow bloggers Mike Mueller at Patagonia Finance I've been thrown a SCREAMING MeMe!
I have to admit, I've read a few, but I still had to brush up and get some ideas as quite frankly, I wasn't sure my life has been interesting enough to even think of 5 things.  I guess I can be grateful I've led a rather uneventful life.  But after this, I'm feeling I better spice it up so if I'm MeMe'd again I'll have some more interesting things to say!
Here goes:
1.  I was born on Long Island New York, then moved to Brewster … (14 comments)

What You Should Know About Home Staging - 09:31 AM
"Staging" is the hot buzz word these days in the real estate world. Staging refers to actions you can take or hire to be done that will make your property more appealing to prospective buyers.
A whole new profession has popped up as people with interior design backgrounds become specialists in staging a home for the market.
In Northern California, home staging is far more prevalent than in San Diego. Many owners in the Bay Area spend between $5,000 and $10,000 with a professional home stager to prepare their home before it goes on the market.
If you decide you want to hire a professional to … (0 comments)

Questions on planning a vacation - 11:05 PM
I know I need to start taking vacations, I think I forgot what a vacation is.
I am hesitant to because I am afraid I'll miss out on potential business.  I can get some collegues to cover, but It's also a "control" thing.
I am co-erced by friends and family that I need to take the time to re-charge.
What are the best times of year to take time off?
December?
July?

Car Magnets - 11:55 PM
I have been considering using car magnets as part of my marketing.
I have heard some not so great feedback from others in our profession.
Please help me dispell myths and truths;
1. Car Magnets attract negative attention. If you drive too slow or fast, or a moving violation, they know who you are!
2.  Car magnets are stolen or vandalized
3. Car Magnets can encourage stalkers
Are any of the above true?
or do they help with lead generation?
I heard of another alternative- website gold or silver plated stick on's

A 24 hour snapshot of Cincinnati Real Estate - 05:15 AM
I just pulled the 24 hour market watch for my area. I think that the numbers say it better than anything that I could come up with.
Just a thought though how do we explain to 572 home sellers that the market is getting better when we can only prove it to 14?
