Hello Active Rain Community, Business Partners & Friends,
So as most of you know, I am one of the most loyal, professional, honest and hard working Mortgage Professionals here on Active Rain and I have finally shot my first ever VIDEO that I can put out on the WEB.  I was actually in the Norwalk, CT office until midnight last night until I put together something that I approved.

The Knoxville Zoo has a world class breeding facility for Red Pandas which look more like a red racoon than the 'teddy bear' like Pandas that are native to China.

Remember that old '70's movie "Manitou"? It was one of those flicks that told us that everything has a spirit. While they did not get the use of the term "Manitou" exactly right, maybe they were not far off in a bigger sense.
As some of you know, I have been on sabbatical for quite a while. While on this sabbatical, I chose to put my cars in storage instead of selling them off.

Mistakes Are Opportunities To Shine - 12:08 PM

Let's face it, no one is perfect and we all make mistakes. It is how we handle those mistakes that shows what we are made of.
I am a very loyal person. I have been going to the same hair salon and having my hair cut by the same stylist for at least 15 years. The same stylist cut my hair at another salon for at least 3 years prior to this, for a total of 18 years. I'd say this is loyalty.

As a frequent visitor and commenter to the blog posts on the Rain, I have noticed what I consider a trend.
First, there are those that share great information, make comments to others' posts, and are continually in the mix. Those are the ones that we get to "know." Those are the ones that are paying their dues to be "known." We're comfortable with people we know, so we watch for and exchange information with them. It does not happen overnight though. Our own Ines was quoted in the New York Times today.
A friend of mine sent me this article this morning about 9:30 am. In the middle of the article about home prices and the differences between the upper end and the average, I found
Ines Hegedus-Garcia, an agent in Miami, recently looked at sales volumes there and found the market for homes that cost $1.2 million to $2.5 million to be holding up decently. The situation was much worse for those priced above $2.5 million.

Wouldn't You Want To Know? - 12:51 PM
Wouldn't you want to know if any of the following were true about your home or one of your listings?
1. That the agent and potential buyers felt that the home was significantly overpriced?
2. That the home was so dirty that the buyers were saying "ewwww" every time they touched a door knob or a light switch?
3. That some very minor staging or paint touch up would significantly improve how a home shows?
4. That there was pornography laying about in almost every room in the house?

WOW - there are a lot of opportunities for Lenders and Realtors to jump on in dealing with Foreclosures here in Michigan! It is no secret that condo conversions (once apartments) are the hardest thing to sell period... well, next to mobile homes! The condo conversion in a unique set up in that for the price in today's market you can get a house with a yard in some areas for the same price or a larger condo in the same range as well.

Swivel is pie charts, bar graphs and so much more..... pretty, pretty charts...some of the non pie charts are pretty impressive and I have long been a fan of pie charts.

Ya' Gotta Regatta! - 10:19 AM
The Sternwheel Regatta is how West Virginia says good-bye to summer.
Tens of thousands of us (and our closest friends) get together in our lovely capitol city of Charleston to party alongside the beautiful Kanawha River. The Sternwheelers are a big draw, and you'll see plenty of action out on the water, but the party on the levee is what it's all about.
We have something for everyone, so come every night or pick your favorites!
Thursday August 30th is Oldies Night, featuring Starship with Mickey Thomas.
Friday August 31st is Rock Night, and Fuel will headline.

Sometimes, I have absolutely no idea what groups to use for my sad little off topic posts.  I hate to leave them homeless, but I hate to clutter up the worthy groups even more.  Sometimes I just let them slide by group-less and hope someone will notice them.  (Somehow “not writing them” never seems to occur to me.)

It's a Difficult Year for Builders - 12:53 PM
"There is no real decline in homes being built from these guys. But there are huge declines and cancellations of orders," says Jim Cramer, speaking of national builders: Lennar, Toll Brothers, Pulte, Horton and K&B.
Yes, I heard that there was over 37% cancellations of builder sales contracts. And, that's a lot, especially if these were on spec homes. And, that also means that a buyer with access to financing who doesn't have to sell another property will be happily welcomed. And, there just aren't enough buyers in this situation today.

Ok...I know points aren't everything...but tonight I have commented on 12 blogs. I checked on "My Comments" and there are 12 comments listed.
But when I check on my points summary there are only 6 comments listed with points. Do you have to comment on 2 blogs to get 25 points or am I doing something wrong?
I feel like I am back a year ago at the beginning to AR...I was always complaining about something or another. Matt and Caleb got sick and tired to my whining about points.  I"M BACK.......

House Values.Com - 10:24 PM
Has anyone had any experience with House Values.com. They are trying to sell me a package of a lead generation and contact management system.
The price is $285 per month with a guarantee of 10 leads per month. Or $500 per month with a guarantee of 20 leads per month. Oh, and they will give a rebate if they don't send at least the minimum number of leads per month.
The rationale is that the annual cost for the service is the amount of 1 commission (average commission in my area).
So...anybody use them?

GRI Designation ! Finally Completed....yippie! - 07:44 AM
Whew.....it's finally done.  Being a workaholic realtor, wife, mommy, maid, etc, etc., it's a real accomplishment to finally get something finished.
I have never been able to travel all over the state to take the GRI courses and have waited for them to come to my local MLS/Board.  Since you don't have to take them "in order", the last class I needed was the GRI I class.  I had heard that Florida Assoc of Realtors now had it online and sure enough.....it is available online!   I began my GRI classes in 2004 with the GRI II, and then in 2005 did the GRI … (12 comments)
