Single Family Market Sales remained flat as we are now entering the summer months; yet look at the increase in homes coming on the market. The inventory minus homes sold were about 4.07:1, hence, the absorption rate approaching 4.10 months in June was extremely accurate. Yes, at the end of June, you would have been up against 4.10 months of unsold inventory of homes to compete against in Santa Clara County if you put your home on the market. A large "free" listing service, xxxxxx, emails me often offering a "chance" to "buy" time limited exposure as a "Neighborhood Expert". Part of their pitch reads:Note: want to see for yourself how xxxxxxx is delivering such incredible traffic? Click on the 'Google It!' link to find out how xxxxxxxx ranks in a Google search for homes in your neighborhood. So I wrote an ActiveRain post for Localism.com about my neighborhood and used the same tag words as the GoogleTM It! link in the email. Today, when I received another email offer from xxxxxxx to "buy" my neighborhood, I clicked the link - GoogleTM It! - and bingo, there it is!

A couple of weeks ago I took the camera for a hike and came across some interesting things in and around our little capital city of St. John's, Newfoundland. Spotted one mermaid floating on a iceberg outside the Marriott. Canada Day, July 1 is also Memorial Day for Newfoundlanders who fought in the World Wars. In todays world people are snoopy and love to know information about their friends, neighbors, family and anything else they might think interesting and informative. People and consumers seem to find themselves on the internet getting this information. Not all sites are accurate, but it's more information they had before they started the search. The Garage Dilemma - 06:21 AM
I have encountered several websites recently that tell me that home builders are faced with the dilemma of the buyers desire for larger garages but that lots to build homes on are more likely to be smaller now than they were in the past. If homes stay the same size, garages get bigger, but lots get smaller, homes have to go upward. Are you seeing more 2 or 3 story homes being built?
