The Ozarks Regions has unsurpassed, unique, special beauty that cannot be found anywhere else in the world. Usually described as Mountains, the Ozarks actually consist of many different types of terrain; hills and hollows, forests and meadows, bluffs and valleys.
This legendary beauty is presented in the gently rolling hillsides, mysterious caves, and clear lakes and streams. In the spring, the hills come to life with the blooms of redbud and dogwood trees. Wildflowers sprinkle

Home purchase ordeal - 08:47 PM
It's very exciting to go out in the car with the idea that you are going to look for a house to buy in the next several weeks. If it's your first one, then the heart beat is even faster, more profound. The emotional high can make your talk slur. And at the other end, the seller is anxiously waiting for you to arrive with the offer, dollar signs rolling across his eyes. But the thrill can also come to an abrupt halt if the process is approached without proper planning. The sale can easily fall apart for a minor misstep. Or two.
The New Wild West of Real Estate...Negotiating a Short Sale ( Part 6) The End Game! - 07:10 PM
*This is the Conclusion of a 6 Part Series on Short Sales. Click here to read the Entire Series.
Perhaps the most daunting element in a short sale may be the period AFTER you have secured an offer. You may be in one of two stages: the Pre-Foreclosure Stage in which payments are being made but are late and it is increasingly difficult to keep your head above water or in the Redemption Stage which in the State of Michigan is normally 6 months not withstanding some special circumstances. (Contact our office if you need information about situations in which the redemption period may
Is "Asking the Question" Generating Active Responses for Business? - 11:36 PM
I'm curious about how the "Ask A Question" section on Active Rain has been working out for you. Michigan was slow in getting started, but I've noticed more participation in recent weeks. Perhaps, it is the Summer surge or people are getting more comfortable with the fact that they can get a lot of FREE, Good Advice through this medium. Today, there were 49 questions...several more had been added since the last time I'd looked. Some of the questions were out of my areas of expertise, but there was one that I ended up writing a mini blog post about. The question was about "Affordability
Are you an investor minded agent? - 05:53 AM
"The aim of education should be to teach us rather how to think, than what to think - rather to improve our minds, so as to enable us to think for ourselves, than to load the memory with thoughts of other men."

Your Education in Real Estate Marketing: Bubbles, Cycles, and Hype
By Dave Lindahl
Real estate, just like all other markets, has market cycles. (A market cycle is just a measurable "up and down.") When you understand the factors that contribute to these trends, buying investment property can be easy. And you can give yourself a pretty good education simply by
Santa Clara County Market Conditions June 2007 - 02:47 AM
Single Family Market
Sales remained flat as we are now entering the summer months; yet look at the increase in homes coming on the market. The inventory minus homes sold were about 4.07:1, hence, the absorption rate approaching 4.10 months in June was extremely accurate. Yes, at the end of June, you would have been up against 4.10 months of unsold inventory of homes to compete against in Santa Clara County if you put your home on the market. That number (unsold inventory) seems to be increasing.
July will truly be a month to watch as the kids are now out

Neighborhood Expert Exposure Without Bidding - 12:19 PM
A large "free" listing service, xxxxxx, emails me often offering a "chance" to "buy" time limited exposure as a "Neighborhood Expert".
Part of their pitch reads:Note: want to see for yourself how xxxxxxx is delivering such incredible traffic? Click on the 'Google It!' link to find out how xxxxxxxx ranks in a Google search for homes in your neighborhood.
So I wrote an ActiveRain post for Localism.com about my neighborhood and used the same tag words as the GoogleTM It! link in the email.
Today, when I received another email offer from xxxxxxx to "buy" my neighborhood, I clicked the link - GoogleTM It! - and bingo, there it is!
"We Need To Pray About It"....... - 04:31 PM
A great question came from the Agentsonline.net forum that I thought had some great responses...
What if you had a client that said, "We need to Pray About It".......
As for me, I cant think of a better answer... I will respect and give them time to think it over. Afterall, it is a house and the most expensive asset for most people. They deserve some time to think it over. I will re-iterate what I thought: good or bad. Then let them decide.
So many times, we as agents have a large stake in a client's decision, we forget that they are first,
Mermaid Sighting in St. John's & Middle Cove Serves Up Capelin - 07:38 AM
A couple of weeks ago I took the camera for a hike and came across some interesting things in and around our little capital city of St. John's, Newfoundland. Spotted one mermaid floating on a iceberg outside the Marriott.
Canada Day, July 1 is also Memorial Day for Newfoundlanders who fought in the World Wars. So a march down Water Street for all the armed forces was in order, a few balloons, lots of red and Signal Hill a nice backdrop. Love the uniforms of the Mounties.
The service was well attended and with
Bath Maine, A place to call Home - 09:04 AM
A great overview of a classic Mid Coast Maine Town.
A brief history of Bath Maine:Bath's history begins when the former English colony of Popham during the 1600s was founded. The Popham colony rumored to have built the Virginia of Sagadahoc, the first oceangoing vessel created in the New World was ultimately abandoned in the early 16oo's, but their groundwork laid the foundation for future Europeans to settle and create the towns of Georgetown, Phippsburg, Woolwich and Arrowsic. In 1780, Bath declared itself independent of the surrounding municipalities. Through until present day, Bath has continued to flourish as a city that centers around its maritime history whilst incorporating modern innovation.

Cyberhomes.com helps real estate agents get connected & stay connect with consumers - 10:42 PM
In todays world people are snoopy and love to know information about their friends, neighbors, family and anything else they might think interesting and informative. People and consumers seem to find themselves on the internet getting this information. Not all sites are accurate, but it's more information they had before they started the search. Consumers all seem to find zillow.com, which now is ranked #2 for the place consumers would search for home values. Zillow.com has never been accurate or even close on the values in my area. Now zillow.com has some good competition that is pretty accurate and it's Cyberhomes.com They have a

The Garage Dilemma - 06:21 AM
I have encountered several websites recently that tell me that home builders are faced with the dilemma of the buyers desire for larger garages but that lots to build homes on are more likely to be smaller now than they were in the past.
If homes stay the same size, garages get bigger, but lots get smaller, homes have to go upward. Are you seeing more 2 or 3 story homes being built?
Something has to give, to get more and more onto a smaller and smaller space.
Have you noticed any trends in building sizes in your area or maybe
