Sonoma, CA, Average Sales Price and Units Sold 2001 - present - 10:43 AM
The chart below shows the average sales price and number of homes sold for residential listings in the City of Sonoma from 2001 through June 30, 2007. Because multi-million dollar estates sell side by side with small summer cottages, the average sales price varies greatly from month to month. The number of homes selling has picked up in recent months, but not enough to consume the ever-growing inventory. Royal Kunia is a planned community in Waipahu, Hawaii (makes up part of tax map key 194). Single Family homes average prices have softened. Sales volume of single family homes has remained consistent with 2006 levels. Average sales prices picked up in June. Inventory levels decreased in June to slightly over 3 months worth. Sellers may find the market becoming a little more balanced in Royal Kunia for single family homes. When I joined Active Rain last year, the top person in my state had about 13,000 points. I remember thinking that is a lot of points. I can't imagine writing that much. Well here I am today with a total of 300 blog posts, 50 featured and 200,000 points. Back when I hit the 100,000 point mark I mentioned that I am a 2 finger typist. I talk to other agents and lenders and even Title companies. It is to funny how they perceive blogging. I get the bewilered look, you know the one with the lip curled and eye brows up along with the deer in the head lights. LOL. Then they say the same thing, I am not familiar enough with the Internet to do it. I wouldn't know how, I don't have time. The excuses keep coming. It is comical. Recently, many Realtors have mentioned to me (and some of my colleagues) that they are sometimes having a difficult time convincing their clients and potential clients to make an investment in staging their property. This reluctance may stem from the client not thinking their house needs staging or that the expenditure will not yield a significant return. The reluctant client simply needs to be educated. My favorite example, courtesy of StagedHomes, is that a seller needs to detail a home for sale just as they would a car. In fact, it’s not uncommon that people will spend $1K or more (3 comments)

When Charles Joseph Crist, Jr. ran for Governor of Florida I had doubts.I still do. First of all he was our Attorney General and like it or not I am not crazy about attorneys. The major reason is because in our own town of Fort Myers Beach two of the 5 elected congressman are lawyers. They are Real Estate lawyers and as such I have used their services as a Realtor® and know them.They are excellent Real Estate attorneys but as congressman its another matter. All sellers want an edge on one another! Agree or disagree? Think about it, are sellers shopping for "an edge," or are they looking for a "sales personality" to market and sell their property? Realtors with "an edge" appear to have a handle on the local market. You see their signs everywhere, and they're pounding the airways with name recognition...but they are not a "sales personality." You never see their faces...anywhere, but you know their names. On the other hand there are the "sales personalities" -- they are everywhere on signs, billboards, TV, you name it. You have climbed the Google ladder, you dominate the web in your market areas and are known as the web expert in the local real estate community. Your Internet presence can bring more than client visibility....... One of the first things I would recommend before providing more than basic information about a listing in your area (One that is not an office listing) is to see if your "potential client" is actually another real estate agent. If your state offers online access to licensee information, make sure to check your "clients" name against the list of state licensees! There are quite a few (8 comments)

True Story. I sat next to a one-armed girl in typing class back in the 8th grade who blew everyone away on a WPM basis. I forget the girl's name now although our surnames must have been similar (alphabetical seating, and all), but I do recall that she was the fastest typist in the school. That fact was well broadcasted and she received constant praise from the Faculty of Secretarial Curriculum. (My personal handicap was in the form of mild hallucinogens and I, too, was graded accordingly I suspect.) Thinking back I guess maybe she had two arms but only one (39 comments)

A little over a week ago many of my AR friends were asking me where I have been. I had just got back last Saturday from moving my mother in law to Iowa and was ready to return in full swing. I started out with a bang and then found out our friend's 10 year old son had died from an ATV accident. Kason Murphy was so full of life, personable and had the most contagious smile to melt anyone's heart. We became friends because our son was my son's chum.
