There’s a lot of talk in real estate about green building lately, but the phrase is still a little vague. Here’s a guide to understanding a few key terms, so you can investigate whether or not a potential home is truly eco-friendly.

Property Management Woes - 12:40 PM
My investor clients have always told me that one of their biggest worries is finding the right property manager for their holdings.
I can say that my experiences have mirrored that concern. In fact, I have yet to find a good property management firm.
In my first experience, the property was located in Hawaii and the choices for property management were limited. While the basic service level seemed ok, there was an obvious conflict of interest since the property manager owned properties in direct competition with my own. Not a good situation. Local fluctuations dramatic in Santa Clara County - 10:20 PM
It is truly amazing how wildly the market fluctuates from area to area within the county.
Some folks who are trying to move from one part of the county to another are finding that where their home is, the market is favoring buyers and where they want to move, the market is favoring sellers.
I don't know how common it is in other parts of the country, but moving relatively short distances here is not that uncommon. Of course, while for some that means getting the short end of the stick, for others, it is turning out to be a windfall.

I have been an agent for going on 9 years. I have been Debbie Dixon. Is that my Brand? Is changing my name to match my Husband a bad marketing decision? I really love him and have decided to take his name. For the first week I have had a complete identity crisis. I could say "This is Debbie Mounteer"...but would people think they got the wrong person. How do I announce the new name...the new brand?

The number of available properties is down by 42 from last month. 537 of the active listings are brand new, 2006-2007. This number has decreased by 21 properties since last month.

Before you go out shopping, make sure you get a pre-approval letter from your bank or mortgage officer. 99% of the time, you cannot make an offer on a home without one.
Make sure you have some cash saved up. Even if you go through with 100% financing, you will need surety money to secure the home you want. Most sellers won't settle for less than 3% down. I've seen some buyers trying to put very little money down $100-$1000. The seller won't think you are serious. Did you know that between 2001 and 2005, we all gained at least 50% equity in our homes? We may have lost some of that, but nevertheless, what a return on our money! 
Banks were all too eager to lend us money, using our homes as ATM machines. Did we think it would last forever?  Some thought so.
If you are looking to sell your home now, understand that you may not have all of the equity any longer. I know that we all think our homes are worth much more than we think because of our gains in the previous years.

Grand Bohemian Hotel and Condos in Downtown St Petersburg Announce Financing - 05:35 PM
On Monday, July 16, Kessler submitted to the City of St Petersburg confirmation of their $120 million in financing for the Grand Bohemian Hotel and Condos at the corner of 2nd St N and 1st Ave N in downtown St. Petersburg.
The closing for the property at 100 Second St N is scheduled for August. This financing confirmation was required before the closing.
Construction of the Grand Bohemian will start this fall and completion is expected for Fall 2009. The building will be 32 stories, with the condominiums above the hotel. 52 condominiums and 254 hotel rooms are planned. Staggered balconies scaling the … (3 comments)

   How do you answer your mobile phone? What brings this to the forefront for me is the way some Real Estate Professionals answer their phones.
   It can be frustrating to call another agent and get a voice-mail message that has never been setup. At other times you can get a message that is very family oriented.
  My mobile phone is my business line to the general public. My outgoing message states the Brokerage that I am affiliated with and my name. When I answer my phone even at 9 o'clock at night it is by identifying myself as I answer.

Good Man Gone UPDATED - 11:01 AM
Last night, one of our West Virginia State Troopers shot himself.  He was stationed here in Putnam County.
I don’t know how to get across to you how that makes me feel.  I knew him a little, but he wasn’t a close friend.
But he was a Trooper.  He was someone who would lay down his life for any one of us, any time it was needed.  I have so much respect for anyone who takes care of us in emergencies.  I’ve needed help myself, and I know the relief of letting the good guys take charge after a trauma.  To … (28 comments)

Rich Jacobson recommended “Who Moved My Cheese” by Spencer Johnson, M.D., and since I like how Rich thinks, I bought it.   (Read Rich's review here.) 
It’s a GREAT book, and it will make you think about how you deal with change.  Mostly, I think I do pretty well.  Change is exciting for me, even if I do tend to obsess and stress a little while I’m revving up.  (I don’t like that about me, but I can’t seem to help it.  Even while I realize I’m doing it, I don’t stop.)

I just read an article that the next "hot button" for upscale homes will be a wine cellar.
And, that's probably correct...as I recall seeing really nice rooms fitted out for storing wine in new construction homes and recently built homes. Some of these rooms would make a restaurant envious. Temperature controls, racks, all behind glass doors. Really nice.
And, I'm sure that there's a market for wine rooms. Heck, my kids signed up for a 'wine of the month' at a local specialty wine store. It's my impression that we have a large group of 30 somethings who have discovered that wine … (6 comments)
