Sun City Aliante market report - 2nd quarter, 2007 - 09:15 PM
Home sales activity in Sun City Aliante, a community in North Las Vegas, NV slumped in the second quarter of 2007. Fourteen homes closed in the 2nd quarter, just half of the 28 units that sold in the first quarter.
Existing resale inventory increased from 42 homes (plus 12 with accepted offers) to 50 homes (plus 4 with accepted offers). Sellers who purchased during the market highs of 2004 and 2005 are finding it difficult to get those same levels today. Sun City Aliante is an age-restricted community; homes must have one occupant who is at least 55, and no residents under age 19 may permanetly live there.

Morningside market report - 2nd quarter, 2007 - 09:35 PM
Home sales in Morningside, a neighborhood in the Green Valley area of Henderson, NV have remained steady in the second quarter of 2007. Five homes closed in the 2nd quarter, compared to six in the first quarter.
Existing resale inventory climbed from 10 to 15 homes (plus 1 with an accepted offer), tipping the market in favor of buyers. What remains encouraging for sellers is that four of the five 2nd quarter sales occured in 90 days or less. Homes in Morningside are located close to the amenities of Green Valley Ranch and have quick access to the I-215 freeway.

When is really late on your mortgage and bad for your credit? - 01:52 AM
 Borrowers tend to think that a late mortgage payment is reported on the credit after the 15th day of each month. Wrong !!!   Lenders report on your credit a late mortgage payment after 30 days. So for instance whether you have to pay the 1st of every month and the lender receive the payment on the 27th of the same month that it is due, you are fine!!, but lenders generally will charge you an additional 5% late fee after the 15th day grace period + the interest accumulated that it is not reflected at that time or charged to you … (39 comments)

Networking "Meetups": Time Well Spent? - 06:08 AM
On Tuesday I went to a Real Estate Networking Event, here on Long Island, sponsored by Property Shark (http://www.propertyshark.com/mason/ny_nassau/ ).  While I have been to networking groups and meetups on various occasions, I had not experienced anything on such a "grand scale" before.
When I arrived, there were about 40 ‘industry' people scattered around the room and chatting in small groups.  It was easy to strike up a conversation.  I went to the bar and ordered a glass of wine and met a lovely realtor.  I introduced myself and we began chatting about the  market and various challenges that realtors are facing.  … (14 comments)

Last Monday I gave my first seminar on Home Staging. It took place at the Woodmere School here on Long island. I was invited to do so by a realtor whose seminar I was a part of back in the early Spring.

My Real Estate Website - 05:39 PM
My website lacks a lot of things, but, one thing I've done right is doing it in pure HTML code. There are many software programs out there to create a webpage in an instant. Not me, I started with "Notepad", and the Browser. I saved the HTML code on my "notepad" and saved it as index.html. Then I opened it in the Internet Explorer brower to see what it looked like. I then added more HTML code to "Notepad", and open it in the browser again. Voila, the page looked different. That is the beautiful thing about the pure HTML languge … (1 comments)

The next best thing to eating at home or eating at your Mom's house is at a local place.  You know one of those joints that all the local yokels hang out at.  It's a meeting place of sorts for all sorts of people.

Alligator Alley - An Hour From Booth To Booth - 09:50 AM
It's only an hour to cross the Alley.   The do-able day trip to see something new, do something new or just go someplace new to people watch.  I crossed the swamp yesterday, just for kicks & giggles, and to meet a friend. 
What I like about the east coast of Florida is the highways.  You see almost anything and everything.  First, a storm front was moving in which was totally cool.  I just love when you see the rain coming.  Then I caught this lawn mower piggy back on a car.
