I was inspired today when I read Marc Blasi'sblog Do you WANT to Sell your Home?  Another Pricing Problem.  Which was inspired by Molly Brown Would Have Been a Listing Agent by Chris Griffith, I too was inspired to vent!

With now a reported 105 Major SubPrime Lenders Lenders Shutting Shop (http://ml-implode.com/) We all see that the subprime market got what they deserve. I can't figure out why anyone should be held responsible for their bail out? They well knew what they were heading for.
We all want to help people buy their own home but how do you lend 100% financing to a person with 500 FICO scores and not think you were going to foreclose on that property shortly down the road? Aunt Fannie  Mae and Uncle Freddie  Mac are coming to the rescue of the sub-prime lending fiasco. The sub-prime lending market saw a huge escalation in its business and market share  that coincided with the housing boom of the last 5 or 6 years.
With So many Adjustable Rate loans generated, the proverbial "stuff" hit the fan" when borrowers were faced with adjustments in their adjustable interest rate loans.

My first opportunity to promote them was today, during the First Annual Greenhaven Community Garage Sale and Open House Tour that I put together with another agent and a couple neighbors.

Much has been in the news lately about how the market in various parts of the country has seen some drastic changes. In the Lincoln County area the market has been slow but steady with it being neither a seller's market nor a buyer's market. The average price of homes have ranged from $255,400 to $270,100 and I project that prices will increase over time. During January and February approximately 95 jobs have been created with an increase in the number of job seekers, particularly from families moving from other parts of the country. Bonefish Grill- Coming Soon to 2534 Development - 04:52 PM
Finally! A good fish restaurant is coming to Northern Colorado. Bonefish Grill will be opening soon and is located on the southeast corner of Centerra Parkway. The actual location is in the 2534 development. I have never been to a Bonefish Grill but can't wait. The menu online looks fantastic and they even serve steak and chicken. My wife and I are big seafood people, so maybe we can add another restaurant to our date night list.

Real Estate Blogging And Search Engines - The News Source Theory - 02:17 PM
I have a theory about the effectiveness of our blogging that is supported as I look for its effect in the search engines (read: Google).Regular Blogging + Core Focus + Ping = News Source Recognition in Google.I have to maintain that this is a theory, because I am not in anyway claiming to have inside knowledge on Google's handling of blog content.  However, I can say that from personal experience, and from that of my clients, this theory consistently proves to be a convenient phenomenon.  So much so, that I know it can happen for you as well.

TypePad: Using The "Pages" Feature - 05:43 PM
Let's say you have a TypePad blog, but you want it to act more like a website.  No problem.  Here's how.
Go in http://www.typepad.com/, Click "Members Sign In", and log in
Click the "weblogs" tab
Choose the blog you will be working on, and click "Configure"
Click preferences
Select "Display a Page on the front page", and choose a page that you have previously created from the drop down list.
Click "Save Changes" at the bottom of the screen.
Oh wait!  You haven't created a any pages yet?   Stand by!

Hi folks. John Ochi wrote a post yesterday titled "Pet Peeve: Don't Show Showings". Give it a quick read if you haven't already. Anyway, in his post, John is expressing his frustration at REALTORS® that make appointments to show his listings and then don't show and don't call to cancel. I guess he had this happen to one of his Sellers twice in one day and the Sellers were taking it out on him. We've all been there. And I agree with John it's very frustrating. But what do we do? How do we stop this from happening?

Buy Ski Property in the Summer - 01:40 PM
Summer is the best time of the year to find ski property for sale.
      
During the winter ski season there are more buyers in town in the popular ski communities so it is harder to negotiate for a good price when you are competing with more buyers.  Also many of the ski properties are in a rental pool during the ski season so they are harder to preview with guests occupying the properties.

Should I feel flattered? Maybe a little hesitant but strangely intrigued?
I think ActiveRain is coming on to me. Really.
The last few comments I have made on other blogs have had some very strange "re-enter this text to prove your a real person" entries.
The one mentioned in the title of this post was just one of them. There was another one about cuddling. Still another that mentioned something about kissing.
There was a time when all AR wanted of me was to re-type lots of different types of fruit. But now, she has gone to a whole new level.

Gilroy - Garlic Capital of THE WORLD! Now with less garlic - 10:40 PM
That's right, Gilroy, the garlic capital of the world now has less garlic. A shame really. The biggest grower used to have 40 acres of the stuff. I live in the next town to the north and even way up here we can often smell the stuff. I did notice that there was less of a smell this year.
That fella with the 40 acres? Well, urban sprawl has made it more profitable for him to sell that land off to developers who will build homes that (in todays market) are not too likely to sell for a really long time. Right … (6 comments)

 We all feel overwhelmed or discouraged at some time in our lives. If we try to live in awareness, we can see these moments approaching and do something creative before we are driven to change simply because it is too painful to remain stuck where we are.
I recently attended a business development seminar and came back prepared to make some changes as a result. I felt one of those moments approaching and this seminar came along at the right time. Yesterday I got a call from Jose Vega, an agent in West Palm Beach AND a member of Active Rain.....
He has a client that owns a condo in the Disney area and wanted to see about someone managing the rental of it either long term to local residents or short term to tourists.
 
It seems I was a LITTLE slow getting back to him because he made several inquiries of other agents and one of them jumped on the opportunity fast!
