Got a client I have been working with for the last few months. So of course I am ready to get this deal closed. Here is the situation. FHA single family in MS goes up to  200,100 or something like that. Here is my question at that price can you use the Ameridream Downpayment assistance program? Representing Family, inlaw or outlaws? - 08:10 PM
One of the most difficult things for an agent to do is represent family.  It is difficult because of the emotional attachments.  It is difficult because your results could affect your family relationships. 
The challenges of compensation when acting as a sellers agent when representing your family are also something that can create tension.  The fact that selling requires marketing and investment to market means you can not represent anyone for free.  Not all family members will expect your services free but just as many may expect you to waive your compensation or severely reduce them.

Now that we are half way through 2007, I thought it was a good time to evaluate the state of my business and what changes I'd like to make to move it forward.  For the most part I'm satisfied with the year so far. I've been fairly busy (would still like to be busier!) and am making a name for myself in town.  However, when I look over my stats I've discovered something that really bothers me!  Here's what I have so far - let's see if you can see what it is...

Builder's Preferred List Agent: Need some Knowledge! - 12:17 PM
I noticed a new trend and I need some help with objections for those that have the skinny.
Las Vegas tract building (new construction) is different from the midwest and areas where small builders can excel. We have the big builders that sometimes it is hard to compete with. They all have their preferred lenders, title companies, etc and now have preferred list agents.
Now I am positive this isn't a "new" development but now they seemed to have upped the ante with more incentives (such as closing costs paid) to use their "preferred" list agent.

A Trip to the Tropical Paradise of Omaha, Nebraska - 03:08 PM
We just spent the last week and a half moving Mike's mom back to the midwest. We drove and the track out was long and grueling.
Our trip there involved a drive up I-15 through Salt Lake City to I-80 through Wyoming. We planned a stay in Cheyenne and there was no room at the Inn for us (failed to make reservations in case we didn't make it that far!) due to a baseball tournament. The 4th falling mid-week on Wednesday this year, has thrown everybody off anything resembling a schedule.  I went around all week trying to remember what day it was.   However, it is now Sunday afternoon July 8th, and I can see  that the holiday week is ending. 
It was a busy week in Shell Knob with resorts and stores reaping the benefits of vacationers.  Rain the first part of the week postponed fireworks one night, but were just as beautiful the following night.

In a blog I wrote the other day about how I have been getting leads through Active-Rain someone had mentioned that they had been moving up in their Go-ogle searches. I realized that I had not checked that in a while and decided to take a look. The reason I had stopped was because I came up in top ranking in Yahoo but not in Go-ogle. I was somewhere in the thousand mark for that particular search engine. I had used several suggestions from some of the groups available here in AR and left it alone. I'll bite.  Is there something wrong with my connection or did they stop showing the pictures on the right side of the groups?  You know the ones that show who's visiting?  I for one miss those.  It some how made it more personal to know you were there at the same time as a friend you have made here at Active Rain. 
Is it just me or does anyone else miss those contact pictures?  Can some one tell me why the gods decided to do away with them?

I can't say enough, I love this community.  I think it is great having a community where you can reach out to real estate veterans and know that they will response. 
Last week, I received and email from Cyndee Haydon with a possible referral in my area.  Of course I was honored and immediately contacted Cyndee's client to schedule a meeting.  Thank you Cyndee for thinking of me.

Accountability - 11:18 PM

Hershey Kisses - The 100th Anniversary - 08:11 AM
July 7, 1907 was the introductory date of the famous Hershey Kiss. In commemoration of the 100th anniversary of this Hershey Kiss, the Hershey Company had a 12 foot tall Hershey Kiss manufactured and it was unveiled yesterday at Hershey's Chocolate World.
This giant candy weighs over 30,000 pounds, is 12 feet tall and 10 feet wide. There was a representative from the Guinness Book of World Records present for the entire manufacturing process.

How many of you are familiar with any local ordinances that would have an effect on your ability to get a transaction closed?
Pennsylvania is filled with local governments and there is no uniformity within these local governments as to rules and regulations. In order to do business, you need to be familiar with all of the local laws.

30 Year Mortgage Rates SINK 07.06.2007 - 03:09 PM
Rates on 30-year mortgages sank this week to a one-month low, while rates on most other mortgages also fell, good news to prospective home buyers.Freddie Mac, the mortgage company, reported Thursday that 30-year, fixed-rate mortgages averaged 6.63 percent. That was down from last week's 6.67 percent rate and was the lowest since early June, when rates stood at 6.53 percent.The moderation is welcome for people in the market to buy a home.
