Rental property in the Kansas City area can come in all shapes and sizes.  The great thing about this market is that rental properties can be;
- Apartments.- Fourplexes.- Triplexes.- Duplexes.- Single Family Homes.
Now, if you are reading this and you are a California based real estate investor (or Maryland or New Jersey or Washington for that matter) you probably had to read "Singe Family Homes" twice.
Yes.  You can afford to own a single family home in the Kansas City area as an income producing property.

WOW! how it has grown - Just 15 miuntes from downtown Austin.  A great place to live and raise a family.  Schools are great stats show student teacher ratio is 15 to 1.  Thats something that will make any parent happy.  The city has just pasted huge bond to repair and build new roads to help all the growth.  Prices in Cedar Park have gone up some over the past few years but still very affordable compared to the national average.  We have a nice mall that will make any teenage girl happy, and other shopping close by to support electronic … (1 comments)

Safety first as a Realtor! - 07:19 PM
I just watched a video on the NAR web site that was only about 8 minutes long but had some great ideas of what to watch out for when showing property and also while doing open houses.  As a female I am alway on guard and prepared with protection when entering a vacant home by myself....I hope everyone will go and view the video and never think "Oh that will never happen to me".  No one is exempt not even the men.
If anyone has good ideas about how to take extra precautions in being safe please share....

Open houses are a great opportunity to get your listing out in the public eye.  But how do you respond to visitors who are hyper-critical, slowly moving around the house with a sour puss look, meeting each comment you make with a raised eyebrow and a distrustful attitude?

Rapid City Market Statistics for July 23, 2007 - 01:07 PM
As of July 2007, there are a total of 1381 residential homes on the market in the Rapid City area.  So far this year there have been 1,068 residential properties sale, 479 listings were withdrawn from the market, and 290 listings expired.  Currently, there are 233 residential sales pending.  The average days on market for residential properties is 94 days.

This Friday Night in Flagstaff - 12:11 AM
Friday, August 3, 2007 - What a great night to be in downtown Flagstaff!  This is the night for First Friday Art Walk. Art galleries throughout historic downtown will be open for browsing and many will serve appetizers/snacks to entice the strollers inside. The Artist's Gallery at 17 N. San Francisco has some pictures on display of one of the recent First Friday Art Walks as seen inside their establishment.

It all started with a lockbox. Today I spent about 2 hours waiting in my local MLS boards office just to get a silly lockbox. I didn't have much to do today so it was alright with me. Besides I wasn't the only one there and I'll jump at the chance to network with agents from a different office. I like hearing what is and isn't working for them. So the conversation went on about the wait and turned to the market, from the market it went to personal business, and then to techniques that did and didn't work.
