Could state wide MLS System get implemented in New York? - 08:23 AM
I just received an MLS survey from the New York State Association of Realtors (NYSAR) asking whether we would like business as usual or would we welcome a regional MLS system or even a statewide system.
It did not take me long to fill out my survey and send it back, you see I don't like business as usual.  I live within 15 minutes of three counties and everytime I get a listing I need to fill out listing paperwork for each MLS system then take time to key in the information, which is a real waste of my time.  The worst is the cost … (19 comments)

Throwdown in Lewis Center - Bobby Flay Challenges Sugardaddy's - 09:28 AM
There was a throwdown in Lewis Center, Ohio yesterday. Chef Bobby Flay of the Food Network arrived at the Sugardaddy's Factory store in Lewis Center, to challenge the creators of the Sumptuous Sweeties gourmet brownies and blondies to a Blondie cook-off. 
The Sugardaddy's team, lead by Co-Founders Tom Finney and Mark Ballard and assisted by Executive Chef  Mark Harkins, and Beth Rose, Director, TLC, kicked off the challenge by making their Sumptuous Tahitian Blondie - a wonderful concoction of toasted cashews, white and dark chocolate, pineapple and topped with toasted coconut.

Florida Hurricane Victims Get an Additional Year to Sell Vacant Land - 11:51 AM
The Internal Revenue Service is adding an additional year to the time limit within which victims of Hurricanes Katrina, Rita and Wilma have to sell vacant land that they had owned and used as part of their principal residence that was destroyed as a result of the hurricanes.
Federal tax rules state that individuals have two years within which to sell the vacant land to be able to take advantage of the exclusion on gain from the sale of a principal residence.
Given that the two-year anniversary is approaching for victims of the 2005 hurricanes, the IRS has decided to provide additional time … (2 comments)

Area Market Report: Recent Home Sales Commerce Township, Michigan - 10:13 AM

According to Realcomp II Ltd records, there were 152 homes sold in Commerce Township, 48390 from January 1, 2007 through July 15, 2007. This compares to 158 homes sold during the same period in 2006. Note: Information from Realcomp II was for all homes listed and sold by all real estate companies for the period described above.
Commerce Township does not include Walled Lake or Wolverine Lake Village areas.
The average sale price for home sold in 2007 decreased significantly to $264,883 as compared to $310,551 in 2006. There was also a 38 percent increase in the average time … (2 comments)

Purchasing Waterfront Property: Pontiac Lake; Information From MiSWIMS Database - 07:05 PM
 
In June, the State of Michigan launched its combined Surface Water Information Management System (MiSWIMS). This all inclusive database combined all State Departments information about surface waters in Michigan. See information from Part One.

How can property management companies get away with charging bogus fees? - 05:53 PM

I was inspired by another Realtor® to write this about property management companies. 
Even though many states have different rules and different ways they conduct business I felt a need to write this post based on another issue we face when working with property management companies here in South Florida. Some neighborhoods do not have an association so it is open game as to how they maintain the neighborhood. That can be a good thing or a bad thing.

Cold feet turns into hot property - 09:26 PM

I have this buyer who I know well and have been working with for a few weeks. He called me and mentioned that he needs to do a 1031 exchange.
A 1031 exchange is when you sell a like kind property and put the profit right back into another property without having to pay the taxes on the gain. Eventually when you cash out then you have to pay the tax. The buyer made an offer at $265K. It was an estate sale and the property was vacant for a while. It needed work but it was in move in condition.

For the last 6 years, our family goes down to Ocean City, New Jersey for a week. I go down with my parents, my sister, her husband, and their 4 kids. Ocean City is a true family resort if you have never been.
