Who should pay for home staging? - 04:17 PM
/>
Logic: Without logic, reason is useless. With logic you can win arguments and alienate multitudes, or maybe not.
That brings us to the question Who should pay for home staging?
The homeowner should pay.
It is their home therefore, their responsibility. They made the mess, they should clean it up. The homeowner stands to make the most profit from the staging. When the homeowner pays they are invested in the process and will follow through.Realtors are not expected to pay for landscapers, painters or other contractors. Just because a Realtor refers a stager does not mean they must pay.
The realtor … (39 comments)

Fed Discount Rate Cut - 03:40 PM
The Federal Open Market Committee met last week and the result, as expected, was no change in the Fed Funds Rate. But like I said in my Wilshire Weekly Mortgage Update, for those of you watching CNBC, there has been much talk about how the Fed should cut interest rates. Well the Fed has already dumped billions of dollars into the industry to try and establish some more liquidity amongst this whole Credit Crunch. And now, the Fed has announced a Cut in the Discount Rate; down...       [READ ON]

The Mortgage Implode-O-Meter - 04:14 PM
I received a text message yesterday from Randolph and Rose, my team members here at Wilshire Financial, Inc. It read:
"They just announced First Magnus went out of business. Call [Account     Executive] and see what the status is on our file."It seems like announcing that a Lender has gone out of business is an everyday thing now! Heck you might get news from not one lender, but two in a day. Just this morning on Bloomberg there was news on changes at National City. National City's Equity Division is being rolled into it's Mortgage Unit. … (4 comments)

Dr. Increase - 11:18 AM
I went through a divorce early spring of 07 which left me devastated emotionally financially and spiritually. I was so depressed that it was hard to go on.  I found that I was having a hard time concentrating on work my kids my bills as a matter of matter of fact I think I was in a really dark hole.  I became behind on all my bills and the bank was getting ready to accelerate my house note.  I was busted I was broke I was scared. Being so depressed I missed many of Sundays going to church but one Sunday I … (5 comments)

What should I do when seller/agent "counters" my proposal price? - 02:38 AM
It doesn't happen to me very often, but sometimes sellers do counter my proposal price. Which is frankly a little bit irritating and insulting. I price my jobs based on the labor and material costs, I don't pad it because it's in a more expensive area or anticipating the negotiation room, because it's really unfair to other sellers who don't counter. My pricing is also very fair, as several of my clients have said. And sometimes I feel that the seller just counters for the purpose of countering and try to shave off a few hundred dollars even after I have … (18 comments)

Apparently, A Good Stager Is the Buyers' Biggest Enemy And We May Cost You $5645 - 07:28 AM
You can truly find anything on the internet. Today I found the report How to not get tricked by staging — and potentially save $5,645 when you buy your home (PDF; 1.23 MB) published by National Association of Exclusive Buyer Agents.
The gist of the report is that staging is the enemy and a good buyer's agent must steer the buyers away from staged homes, or teach them to look past all the tricks that stagers use to make the home look better than it really is. The National Association of Exclusive Buyer Agents strongly feels that  staging has become the … (77 comments)

Making "The Blink" Count - 06:34 PM

The secret is out! Staging is taking the real estate world by storm. It used to be that I only get called by the agents, now I get call by home sellers before they hire a real estate agent and they ask for my opinion on what to look for when I hire an agent. Home owners call me and ask for my opinions how I can stage their homes so they can be most open house ready. The sellers know they need to stage, but they don't know why. Does every home need to be staged? Why should a … (10 comments)

No Pictures? What gives? - 01:14 PM
We've all experienced it, right?  We're searching through the MLS and "AH-HA!"  a new listing in the EXACT location in the EXACT price range we've been searching for right?  We excitedly click on the listing to see it and...  WHAT???  NO PICTURES???  What Gives?  Don't you hate it?  What's the first thought that goes through your mind?  "What's wrong with this property?"  right?
As agents, my colleagues and I have discussed this many times.  I believe that with no photos, it almost seems that there is something to hide.  What?  No pictures of the kitchen?  It must be hideous!  What?  Rather than a picture of … (8 comments)

BUYERS, SELLERS AND DREAM MAKERS - 06:51 AM
The housing bubble may have burst, but with every ending comes a new beginning. Just this morning, I got the most wonderful email from a buyer I have been working with. "I love this house, it is my dream house, my kids love it. I want it!" No sweeter words to a Realtors ears. We knew we would find it. It was just a matter of when.
The buyer had done everything right. She was pre-approved, had a lender in place, had her docs in review, had a good job and a stellar credit rating...yes, the stuff dreams are made of.
We wrote an … (15 comments)

Florida Tax Reform - Portability proposal - 04:20 PM
TALLAHASSEE, Fla. (AP) - Aug. 17, 2007 - A proposal to let homeowners take at least part of their existing tax breaks with them when they move received a frosty reception Thursday from part of a commission studying Florida's tax structure.Several members of the Taxation and Budget Reform Commission's property tax work group said the "portability" proposal would exacerbate inequities caused by the Florida Constitution's Save Our Homes Amendment, which voters adopted in 1992."As I look 20 years out into the future and I see this portability that you're talking about, I see a disaster that's going to make Save Our … (1 comments)

WHY YOUR HOUSE WON'T SELL! - 05:42 PM
So you've been trying to sell your house for 6 months and can't understand why it's just sitting there. You hired the best Realtor in town and you still have no offers.
If you had hired a Stager before the home went on the market, instead of wondering what went wrong, you would have a clear path to follow to prepare your home properly. It's not your Realtors job to tell you that your cat litter box stinks or you need to buy more appealing bedding for the Master Bedroom.I bet you never notice how bad your stainless appliances look with finger … (4 comments)

The Village At Sunriver Will Be A Great Addition to Sunriver - 12:15 AM
In my last post I told you about the new Village at Sunriver. As is typical when you have public opinion and changes there are always people that are in agreement and those that do not agree with a change. The memories that have been created at the old Village Mall are shared by many; I remember ice skating, miniature golf, the Annual Chili Cook-off, the wine tasting and so much more. The Village Mall has been a part of my memories since I was a child.
As an adult, a REALTOR® that works in Sunriver and a local that cares about … (16 comments)

AR Testimonials - Sappy or Significant? - 08:39 AM

Today I read a testimonialI recently received to my wife, who promptly rolled her eyes and indicated that the testimonial was over the top and "gushy" - perhaps too sappy?!?
People are inundated with Ad agency crafted messages more than ever before and hearing from a user has always helped the cynics believe in a product or service.  (provided they are not paid endorsements and in-fact genuine testimonials.)   Testimonials have always been a key to a significant portion of Advertising.  The Third party comments seem to allow prospective buyers a way to let down their guard and see for them self's what … (0 comments)

Surprise Fed Move Cuts Discount Rate by a Half Point - 09:22 AM
In a surprise move, the FOMC cut the Discount rate from 6.25% to 5.75%.
The largely symbolic move signals the Fed’s willingness to take action on the recent collapse in the market for commercial paper, but it may have been enough to pull Countrywide and Washington Mutual out of the fire.
The Discount rate is the rate banks pay to borrow from the Federal Reserve.  Cutting the discount rate provides funds to banks but doesn’t change consumer or commercial rates. Banks use this Discount window less, borrowing less than $100 million each day.
The Fed Funds rate, presently … (0 comments)

Dual agency protects or trivializes agency - 12:21 AM
Dual agency is allowed in Illinois. If a realtor shows a home (listing) where they are representing the sellers and you explain how your advertising dollars will, about 25% of the time, bring them a buyer through the listing agent. The realtor owes fiduciary responsibility to the seller but is obligated to tell the public of any latent defects in the property.
A realtor does not harm their seller if they explain to them how you will; tell them about the qualifications of the buyer but not how much a buyer is willing to pay. The seller also needs to know that should … (2 comments)

New management for a long time Plano pizza restaurant - 12:32 AM
The pizza market has steadily increased into our diet and why not it is just the epitomy of convenience food. Well the staple of pizza in Plano has for years been split between Li'l Bro Jo's and another restaurant that we will spot light at a later time.
The new Li'l Bro Jo's has fast delivery and the pizza is piping hot loaded with quality ooey gooey mazzarella and loaded with all of your favorite toppings. The recipe remains the same with a hint of rosemary and anise in the sauce. It is full bodied and sure to please. I give them … (0 comments)

La Salle County Township layout - 03:04 PM
La Salle County is located 60 miles south and west of Chicago. The Illinois River runs through the center and makes it east to west bend and heads south to Peoria. LaSalle county was broken off from Putnam and Tazewell county in 1815. The township make up is typical 6 x 6 (actually 5 x 6) with the exception of the townships where the river runs through and smaller townships make up the north and south side of the river.
The neighbors to LaSalle county are DeKalb to the north, Lee to the northwest, Bureau, Putnam and Marshall to the west, Woodford … (0 comments)
