Be Careful When Speaking Lender - 04:54 PM
I just left one of my long winded comments on Brian Brady's blog Speak English or Go Home! You should read that about the English only question. I wanted to add a short story about one of my non-English speaking clients.
I had done almost two dozen loans for a family who's primary language was Tagalog, when they refereed me to a brother who was moving to Las Vegas from the LA area. I was told that neither he nor his wife spoke English, I offered to have one of my Tagalog speaking Originators call. No it seems that the brother was … (5 comments)

Market Indicators at the Show - 02:05 PM
Years ago while I was in college there was an author my professor recommended.  Shame on me for not remembering his name (Peter...).  I do remember his advice which was brilliant.  I wanted to be a stock broker, so this advice was all about buying stock as the author was a portfolio manager for Fidelity.  He would go to the malls and watch to see what was selling and the trends.  He would then apply it to collected data on the companies and usually pick great performers.  As I sit at the Home & Garden in Anaheim,CA this Saturday and review … (5 comments)

Bellingham King Nissan Post 7 baseball team is playing in the Senior American Legion World Series at Bartlesville, Okla. Some parents flew down to watch their kids play, other will have to settle for listening on the radio.

This Stager Needs a Stager!! - 09:36 PM
You heard the old saying that a shoemakers kids goes without shoes, right?? Well that saying is ringing true for this home stager.
Over the past few months, Home Staging and it's popularity has increased 10 fold. That is all anyone is talking about and let's face it.... it is GREAT for those of us who were pioneers in this field when NO ONE knew what Home Staging was and the value that staging has for sellers and their agents. Today, due to so much media hype about Home Staging, my business has grown in leaps and bounds. NO COMPLAINTS EXCEPT ONE!!

Clark County Schools Begin Classes August 27 - Slow Down! - 11:13 PM
The 2007-2008 school year for the Clark County School District in southern Nevada begins Monday, August 27. More than 303,000 elementary, middle school and high school students will head back to class at over 330 schools across the valley.
Drivers need to be especially vigilant in and around school locations. Be on the lookout for signs and/or flashing lights that identify school zones, where posted speed limits are either 15 MPH or 25 MPH.
A new law this year expanded the authority of the CCSD Police. Officers can now enforce all traffic laws both on and off campus, including the streets near schools. … (4 comments)

Conducting a Neighborhood Review - 12:38 PM
Northwest MLS Form 35N is used when a buyer is submitting an offer to purchase a home that is contingent on the buyer's subjective satisfaction of the neighborhood in which the property is located. The neighborhood review may include a buyer's investigation of the schools, proximity to bus lines, availability of shopping, traffic patterns, noise, parking and investigation of other neighborhood, environmental and safety conditions they buyer may determine to be relevant in deciding to purchase the property. The key for buyers and sellers to remember when this contingency is used is the buyer's approval of the neighborhood review is completely … (0 comments)

How many languages does your blog speak? - 09:22 AM
How many languages does your blog speak?
If your blog only speaks one language, you may be missing opportunities to diversify your client base. Think about it, if you are in a city where Spanish is, the second language, or perhaps it is a diverse area where there is a mixture of English, French, Spanish, Italian and German, your blog should speak the language.
How do you meet the needs of those individuals in your blog? Add a translator. By adding language translation to your website or blog, it is possible to reach more visitors out there. The visitors can translate … (9 comments)

Agent Open House Tutorial - 07:54 AM
DVICE FOR NEW AGENTS:
In my market area, we have a formula that works very well for everyone involved in an Agent Open House Tours - listing agents, open house guests and our home seller clients, not to mention the eventual buyers who are the real target of our efforts.
Jessica Pineda inspired this post when she wrote about her disappointing First Open House, and asked for feedback from ActiveRainers about holding listings open for brokers and agents.  She got lots of it, with a gold star and about 40 comments so far.  (Congratulations, Jessica!)  When my comment on her post became way too long - … (32 comments)

Showing feedback through email. - 03:02 PM

I have noticed a couple of Realtors in my area are sending feedback through email after you show their properties.  I really like it and think it is a great way to give and receive feedback.   So many agents here show your homes and you never hear from them again even after they said they would call back and give feedback.
I was just curious if anyone has any good suggestions on a feedback program, the ones I have looked at are around $20 a month and to me that is kind of expensive especially when you factor in all the other $$$ … (11 comments)

Should I use a direct lender or a mortgage broker? - 12:15 AM
Are you in the process of looking for a loan?  My clients are shopping for a new morgage and have just opened escrow on a property last week.  Their question to me was - should I go to a direct lender like Washington Mutual, Countrywide or Wells Fargo or do I work with a mortgage broker?
This is a very legitimate question, especially, with the uncertainty and rapid changes in the lending industry.  I spoke with my very good friend and lender who works for Wells Fargo and one of our local Pasadena, CA Active Rain mortgage brokers - Ricardo Bueno - to get their … (46 comments)
