Are You Good Enough? - 11:41 AM
I am sure this is a question that has been asked over and over in recent months. Well the answer is in your own hands. Firstly stop asking the question. Look at all the positive things you have achieved in your career and refocus on what you can do. Maybe you need support...well form a group in your office and challenge each other. Do it on a regular basis,I suggest daily, and soon you will be feeling stronger and more confident. Do not whatever you do focus on negatives but look for the positive in every aspect of everything you do. Be Persistent -

Flaky Buyers - 11:41 PM
Today's market may be tough for a lot of reasons but one of the most frustrating aspects is getting a buyer into escrow only for them to get cold feet and pull out. This has been a growing trend all year and one that must be addressed if you are not to go completely insane. My suggestion is to qualify them like never before: Question their motive thoroughly and satisfy all of their concerns. Short Sales – Where are we going as a “Cooperative Brokers”? - 07:11 PM
We are experiencing a lot of short sales in Indianapolis and agents all around are getting hit for reduction in commissions. Currently the local board is putting the commissions back on the listing agent/broker - if the bank reduces the commissions at closing the listing agent/broker can be brought up to arbitration for the remaining commission. I was on a conference call and it was described that banks don't care about the listing contract commission. It is amazing how things change and yet they stay the same. The faces change, the methods may have a new twist but the plot is the same. So is the end result. I used to watch twilight zoneand think that Rod Sterling had to be a twisted individual, then came Stephen King...now he is a sick puppy! I read the novels, books and short stories and none can compare with what happens everyday in the real world. Legal forms, I get mine from the office supply store! - 08:33 PM
I asked a FSBO, where do you get your legal forms for the purchase agreements? He replied, "I get mine from the office supply store". Have you considered that these forms say to have an attorney review them before using in states? He look puzzled and said if I have to have them reviewed why do they sell them? Simple the forms are to lay out the basic agreement between you and a buyer. You may have some legal responsibility using these types of forms that are not covered with a generic form in our state. Did you get disclosure forms too?

I've been looking lately over posts with the lowest ranking number of comments.Why? Because I am intrigued to see why are they ranked low? It's because the choice of subject, poor writing... or plainly because they are boring. Most of the time I am surprised to find out that they are, after all, not boring and sometimes quite insightful... I place the comment well deserved thinking that it was a time well spend. Other times I look over the highly ranked posts as some have incredible number of comments.Why? Because I am intrigued to see why are they ranked so high? The Countrywide Mess, Holy Cow! - 06:38 AM
I know there have been numerous articles about Countrywide Mortgage here on Active Rain but in the New York Times this morning a really detailed piece appeared that is fascinating. I am naive because I have always thought there was some oversight by State Banking Departments. That if you are licensed by a State they have reviewed your practices and ethics and you have "passed".
