I chose this company because it allows me to work at my own pace without huge office fees that accumulate even when I am not selling Homes In Atlanta. Just a thought, and I am also curious. why did you choose the company you work for? Dwayne West We are "Atlanta Luxury Homes" Specialists (2 comments)

How many phone calls and E-mails do you get every day that you do not want to hear? Lets see...I get 3 calls per week from cold callers that will have my website on top of all of the search engines right away. I also win the Internet lottery every other week, and my bank accounts are limited at all of the hundreds of banks across the country as well. If I could cut out all of this crazy stuff I bet I could sell more Real Estate In Cumming Gaand everywhere because of the amount of time I spend deleting (2 comments)

Get Cash Back On ANY New Home Purchase! - 10:50 PM
How many of you have seen ads like this one? It seems they are taking over in some markets. It goes something like this...At closing, you get a cash rebate. Since you did the majority of the time-consuming home searching early on, your "Rebate agent" will be happy to share his commission with you at closing. After all, you earned it! The agent will give you a 1% rebate, based on the price of the home, meaning on a $200,000 home you would get a $2,000 cash rebate, and on an $800,000 home, you would get an $8,000 cash rebate, etc. (0 comments)
A successful day... - 01:39 AM
Having a career in real estate makes it hard to determine a successful day of work. The only way you get paid is if the home or property closes. Unfortunately, for most real estate agents a closing doesn't take place every day. There will be times were you will go days, weeks, and even months before you get paid. Real estate has a lot of ups and downs so you need to be doing things that will produce results in the long run. Not everyday are you going to be able to sell a home, pick up a buyer or get a listing, so you (1 comments)

Are We About To See A New Definition of " Redlining " ? - 02:38 PM
Will the current credit crunch lead to creating a new or quasi type of redlining by the major lenders and those that invest in the loans? Is it possible that whole categories of borrowers, loan types and credit profiles are going to suddenly be shunned or priced so high that they will soon be out of reach? If that happens, how will 2nd home purchasers, non-owner occupieds, high-rise condos and people with minimal cash available fare in the seeking and obtaining of affordable mortgages? What of the new FICO scoring methods about to be unveiled later this month, or even the (12 comments)
Will Adjustable Rate Mortgages Disappear Ultimatley? - 05:05 PM
With all the problems ensconced in the sub-prime loan crisis, will investors who typically buy the ARM's ( Adjustable Rate Mortgage) , just refuse to buy them anymore?__________________________________________________________________________________________________ Seems that consumers are also getting the message that ARM's may no longer be an acceptable option. But the experts will tell you that they have served many many consumers very well despite what we are reading about them. Will the problems surrounding the riskier of them with the increasing numbers of defaults and foreclosures on the rise spell the death knell of the ARM. With the delinquencies of the riskier ARM's on the rise, they are (36 comments)
Please - Don't Fall for the Feng Shui Scam! - 04:08 PM
Earlier today I read another article about how 'great' Feng Shui is and frankly it made me sick. Before anyone looses their marbles, I'm not trying to attack anyones' philosophy / religion - what I'm talking about is the new breed of scam artist that calls it a 'science' and uses the phrase as a way of ripping-off Consumers. People that are interested in decorating their Homes or Staging them so that they look as fantastic as possible to potential Buyers are spending a TON of money to get Feng Shui 'Masters' to do the job. There are more than enough REAL decorators available that DON'T hide behind (28 comments)
This is a complex topic and takes a lot of explanation. That’s probably why my video podcast on this top ended up being over 5 minutes long! I truly don’t intend to lose any of you, but I have been sent e-mails requesting information about the different types of loans for investment properties. Of course, please feel free to e-mail me if you need further explanation. There are 2 Types of Non-Owner Occupied Investment Loans: Secondary Market Loans. This is a 15, 20, or 30 year fixed rate loan for up to 10 loans. We only recommend sticking with a 15 (0 comments)

A Tale of Two Investors - 10:42 PM
This is so frustrating- I sold a single gal her first investment in June. My husband and I went through the entire house with her going over the projects she should do for two scenarios: leasing the property or flipping it. She decided to keep it and rent, it, had our email and phone numbers and has been in contact for advice on applications and leases... This past weekend, my husband stopped by to see if she'd rented the house yet and was shocked to see that every interior door had been removed, the main bathroom had been gutted and the baseboard trim had been removed. The owners (4 comments)
Pre-listing Inspections - 03:50 PM
Prelisting inspections are a service those of us in the home inspection business have been trying to sell for quite some time. I've written letters to real estate agents and FSBO clients to try to encourage agents and sellers to consider a prelisting inspection. Some of the benefits we see include: a faster negotiation, a chance for the seller to address issues before the house goes on the market, confidence in a higher sale price and a confidence and trust builder between the seller and the potential client. We encourage clients who use a prelisting inspection to show it to prospective buyers (0 comments)

Are you targeting type-in traffic or search engine traffic? - 10:40 PM
I had a good conversation today with a client about the different marketing decisions I would make if I were targeting type-in traffic vs. search engine traffic. A light bulb went off in his head as he started to realize he'd been forfeiting a lot of traffic to competitors by focusing too much on one strategy without the other. Type-in traffic strategy You may be one who chose your domain name purely to reflect your corporate or personal identity. This is a strategy that mostly relies on type-in traffic from people reading your business card or advertisement and typing in (9 comments)
