Are your Keywords creating Traffic or Converting Visitors? - 05:38 PM
As you are continuing to practice your SEO skills through development of content and use of tools like WordTracker to find the most often searched words, sometimes we lose track of which words are the ones generating traffic and which ones are actually leading to conversions.
The high volume search phrases "myarea real estate" are usually the most competitive and many strive to show up on the first page of Google so you can get those customers, but are they converting for you? It very well may, but before you spend more time writing up pages and garnering those coveted back … (32 comments)

HOW MUCH INFORMATION DO YOU PROVIDE ON YOUR WEB SITE ABOUT HOMES FOR SALE? - 05:46 PM
FOR PROSPECTIVE HOME BUYERS LOOKING ON THE INTERNET,  IT WILL NEVER BE ENOUGH.
HOW MUCH INFORMATION DO YOU GIVE A CONSUMER?  I have several hundred prospective home buyers subscribed to the IDX system on my web sites.  Propsective home buyers are invited to register for daily updates of newly listed properties or properties for sale if the price has changed.  These are ACTIVE listings and a valuable resource for folks considering purchasing a home.  Since I am dedicated to "PULL" advertisting, while I often have the name and contact information of the consumers in the system, I do not contact them or … (43 comments)

Major Changes to Ad Network - 07:05 AM
Not more than 3 hours after we launched the ad network Lenn emailed us saying, in effect: if I create 50 campaigns and have to charge my card 50 times the bank will disable it for fraud.  Very good point, so we rewrote the financial end of the ad network yesterday.
You now have a Bank which you can use to fund all of your campaigns.   Just like a normal bank you can move money in and out of your bank to and from campaigns.  You'll notice a My Bank link at the top of the screen when you login to http://ads.activerain.com

Rapid Home Sale Generated by A Focus on Some Simple Things! - 02:03 AM

When they called to inquire about marketing their home in Grand Rapids, Michigan, they were understandably concerned.  They had heard the stories about how houses were not selling and were well aware of the large number of homes for sale around them.  They had very different approaches to the process.  He was more methodical and had laid back charm about him.  She was practical and realistic; she wanted to focus on getting things done quickly.
They had been referred to us by their friends who had successfully sold their home with Audu Real Estate. Before I booked the appointment, I clearly spelled out … (55 comments)

Dangers of Working with a For Sale By Owner!!!! - 02:47 PM

Dangers of Working with a For Sale By Owner in the Orlando Florida area!!!!
I had a conversation with an owner of a For Sale By Owner recently that shocked me.
Like most FSBO homes, they are overpriced.  Not a big surprise -- most For Sale By Owners are valuing their homes on emotion, what their neighbor's sold their Orlando home for two years ago or what they need to get out of the house.
First off, I have to say the property is special in every way, I fell absolutely in love.  I want this Orlando home, it is my dream … (57 comments)

Activerain Community Support: When to Unsubscribe? Do you keep it "fresh"? - 02:47 PM
Do you have people you subscribed to and they haven't posted a blog in what feels like forever?    Should you unsubscribe?
What is the correct "blog etiquette"so to say, with regards to your blog subscription?
I certainly have my own personal favorites and I find myself adding new people ....  But is it proper etiquette to unsubscribe to a blog?
Or do we sit back and wait and wait with time ticking away...  waiting for the "blogger" to get on their game and post?????
I'm going to unsubscribe and give some "newbies" (for lack of a better term) a shot on my subscription list.   I think … (96 comments)

THE SUBPRIME LOAN REPLACEMENT PROGRAM - 01:05 PM
It appears that many of the loan officers in the mortgage world have been searching and waiting for the subprime replacement program. These brokers/lenders appear, to me, to be largely made up of those who entered the mortgage markets in the last 3-5 years. And they know that subprime programs have to be replaced, because someone has to help these (unqualified) buyers purchase a home.
Well no, no they don't.
Let me help with the obvious. Subprime loans in most cases were bad loans. They were made to buyers who traditionally didn't qualify. They were sold to investors who were lead to believe … (47 comments)

The Fed Chief Chimes in On A Cure For the Mortgage Mess - Higher FHA Loan Limits is a Great Place to Start - 12:58 PM
The Federal Reserve chairman, Ben Bernanke, came out today and offered his opinion on the cure for the mortgage mess.   If the powers that be listen, I believe its the first step on the lengthy road to recovery.
Bernanke suggested a wider range of mortgage products for low income and other borrowers who have been hit hard by the market and the credit crunch.
He said that the Fed is keeping close tabs on the markets and is "prepared to act as needed."
Foreclosures are at or near an all-time high in most areas.  Depreciating home values have made it impossible for people to refinance out … (31 comments)

Rebate Agents ~ Please Take Note ~ Top 10 Items to Remember - 01:17 AM
If your chosen path in real estate is that of a rebate agent, good for you. If you work for Redfish, Zap, Rebates-R-Us, that's just fine with me. If you choose to earn one-dollar  (or whatever)...no problem here, it's okie dokie with me and the sellers I represent.
However,  if you choose to sell one of my listings in which I am representing the seller please be advised of the following:
You will be expected to follow the instructions on the MLS print out and call for an appointment to show the subject property yourself. You will be expected to actually show up … (105 comments)

Equity Harvesting, Money Merge Accounts and the Benefits of Using Both - 12:56 PM
Yes, you heard me right, utilizing both as strategic tools can provide major benefits.  I am not talking about using the MMA software per se, but rather the special HELOCS allowing you to use them as a checking account to provide interest cancellation.  This strategy is not for everyone, but may provide huge benefits for those who decide to use it.
First off, strat yourself off correctly, lock in your acquisition indebtedness so you stop wasting money.  You can do this by utilizing an interest-only loan to stop the "bleeding".  Why?  Because home equity is not a good investment, so why not … (40 comments)

Lose The 'Tude Part 5: Turn That Frown Upside Down! - 01:24 AM
I have been struggling with whether I should write this one or not since February. I thought about ignoring the problem, I thought about going away and making the problem disappear, I thought about calling the site admins and requesting no more featured posts and taking me off the dashboard. I finally decided I wouldn't do any of these, I won't let the terrorists win!
What's my problem? Mean and angry people that want to personally attack or "take me down". Now mind y'all, I don't have a problem with people with differing opinions. At the time of this post, I have … (67 comments)

There Are No X Rated Pictures In This Post, Newbie - 02:39 PM
This is a blog.  This is only a blog.  Had this been an actual website … all your blatant selling would have made sense to me.
Let’s agree that the definition of a blog is a “web log” or journal, and that it’s meant to be personal, kind of like a diary you left out for anyone to read.  (Ah, but you remembered that anyone could read it and therefore censored yourself as needed, right?)  But it’s a kind of diary none the less.
It’s fine to advertise your listings if you so choose, I’m not trying to discourage that.  … (102 comments)

"Old agent.....new agent"........NO...the market is the thing that changed. - 11:40 AM
For some reason, real estate is no different than any other social collective. People are comfortable talking about the "old" agent and the "new" agent. The "old" agent has been an agent for several years (in some cases, decades). The wisdom that they have to offer is the result of hundreds of transactions. Their strength is in the time they have spent in the industry. Their marketing in many cases is thought to be outdated. Many of the "old" agents support farming, floor time and open houses. They have a confirmed history of success using those techniques. They also have a … (7 comments)

Boyfriends more helpful than husbands? - 05:20 AM
According to a new international survey, boyfriends are more helpful around the house than husbands.
OK - before we get into this, cards on the table! I am married and do a lot around the house including cooking (which I always clean up after myself), grocery shopping and pool care. We have a cleaner so neither of us does much of that. My wife does most of the laundry.
I'm not sure if this survey is actually true, but if it is then I guess the reason might well be that as boyfriends they are still trying to impress! I would love to … (17 comments)

Touched by my tennis team - 08:06 AM
So apart from offering the very best representation in town for people looking for Orlando real estate and Windermere, FL real estate and of course from my weekly radio show on 540 WFLA, come January, I am the girls Varsity tennis coach for Dr Phillips High School. Dr Phillips is a very nice suburb in South West Orlando.
Although very low on the financial scale, these three months with this team actually brings me the greatest joy and fulfillment.
I took over the team last year. The previous year they returned a 6-7 record and last year we improved to 10-3. I fully … (5 comments)

What happened To The Third "Location"? - 05:43 PM
I've been seeing it more often and today I even heard it on a radio advertisement. It used to be that when we wanted to highlight an ideal location we would say, three times, Location Location Location! Now? Just Location, Location. Twice.
So I got to thinking, what else could we drop like that?

ANOTHER Connection Because of Active Rain - 10:23 AM
Remember a post about making my numbers? I talked about reaching my goal of getting 55 new Active Rain members, and the delightful real estate agent from Annapolis, MD who helped me do it – Pat Hommel.  And meeting Pat came through being on Umar Hameed's radio show when we talked about being a Type E personality.
Fast forward about 10 days, and that on-the-air and in-the-Rain connection became a four hour, in person gabfest in an Irish Pub in Baltimore.  I picked Pat up from an appointment and used my trusty GPS to find a place nearby where we could … (27 comments)

CaliGal...the pleasure was all mine!!! - 11:35 AM
OK folks, I'm going to do something different today. I'm going write a short post!!! It'll be hard but I can do it......I think.
Some of you may know my Seller, CaliGal, from ActiveRain. She has been an avid reader of my Blog and ended up listing her house in Poinciana with me back in February. She had already moved to California last year and had been trying to sell her house in Poinciana for about 6 months before hiring me. She found me from ActiveRain.
Mr. Caligal had been stuck in Florida waiting on their house to sell so he could follow … (43 comments)

Proposition 90 in Contra Costa may be reinstated - 01:05 PM
Big news for those from afar eyeing Contra Costa as their next home.  I can't tell you how many times I've been called from those over 55 hoping to transfer their tax base from another county to Contra Costa.  Alas, in the early 1990's, Contra Costa repealed Proposition 90 and it has been dead since.
Proposition 90 is known as a "local-option" law. California Counties each have the choice as to whether they participate or not. If a county has instituted Proposition 90, it means it will accept property tax transfers from another California county. Even if the county that the over 55 homeowner is … (9 comments)

Active Rain Referral Network - How about some Kudos? - 01:33 PM
I wonder if it isn't possible to have a section on the Rain's referral network for kudos and recommendations of 'tried and true' Active Rain referral agents?
I just had the MOST successful referral with fellow AR blogger Gena Riede, and I realized that for future reference, it would be great to be able to look up the details of other 'Rain to Rain' referrals.  Is there a plan to have "success stories" available on the referral network?
I know for me, I'd love to know that there is an agent in a given area with a successful track record of … (13 comments)

15% of the REALTORS control over 1/2 the transactions? Just look - 07:13 PM
My manager just recently compiled some data, presumably from our Contra Costa board's statistics for this year to date.  Very interesting "buy side" stats.
Year to date ending July  07
Of the 5090 realtors in Contra Costa, these are the buy-side statistics:59 have had 5 or more transactions (1.2% of all realtors)74 have had 4 transactions (1.5%)179 have had 3 transactions (3.5%)489 have had 2 transactions (9.6%)1800 have had 1 transaction (35.40%)2489 have had 0 transactions (48.90%)84.30% (4,277+/-) of all realtors in Contra Costa have had 0 or 1 transaction year-to-date (accounting for 1800 of the transactions). That equates to an average of … (19 comments)

Leona Helmsley the "queen of mean" real estate magnate - Part 2 - 02:06 PM
I recently posted at Leona Helmsley giving 12 million to her dog. Afterward I decided to do some more research on Leona Helmsley to figure out why she was called the "Queen of Mean". I always knew she had a negative reputation but I didn't know all the particulars. When her son died she decided to sue his estate (and his widow) saying they had borrowed money from her. In the end the wife was evicted from her house. The legal costs wiped her out. Years later the widow stated "to this day I don't know why they did it." In … (4 comments)

Book Review: Foreclosure Investing For Dummies - 03:00 PM
"Foreclosure Investing For Dummies", by Ralph R.
