Colorado Springs Real Estate Market Report for July 2007 - 10:27 PM
Summer is almost always a great time for buying and selling real estate. Why? This is when people WANT to move. No one really wants to move in the middle of the school year, during the holidays or in 3 feet of snow. Here is a snapshot of the Colorado Springs Real Estate Market for June, 2007. Average Days on Market (DOM): 74This is DOWN from 87 in June. High DOM: S/W at 162 Days.Low DOM: OCC at 13 Days. Comment: The closest thing to the "average" was F/V at 81 days. East Meets West - 09:42 PM
If you're going to read this, do me a favor and click on the song so you can hear the music as you read. I'm vacationing with the kids and this song has become synonymous with our vacation at Fort Myers Beach! They're playing it all the time. We took a short vacation over on the gulf coast of our beautiful state. It was even more exciting than usual for me as I had plans to meet up with Chris Griffith! As an extra treat I was also able to meet Lloyd Nichols. What fun! Chris is as beautiful as you've all heard.

Buyer's desire for bargins, plus seller's fantasy of their homes worth, equals market freeze? - 05:51 PM
In general, there are buyers out there and the sale of certain types of property can be impacted differently by the slowdown in our housing market. One of the problems we have been seeing in this market is that you seldom come across a seller who doesn't believe their home is "the" special home on the market, deserving top dollar. Unfortunately for a seller, right now there is alot of competition out there and it is easy to get caught up in the psychological trap of buying and selling homes. In the role of seller, the client expects the buyer to

Realtors® (and other RE professionals) help create Family History Resources! - 05:58 AM
I’m here on Jay’s back porch—OK, really on my back porch, but Jay has not updated that drawing yet—enjoying my mug of organically & shade-grown, fair-trade, French-Roast coffee, while Jay is out of sight drawing—something. According to MY replica “Pruett’s Pig Powders” thermometer (shown in the graphic as on HIS porch where really, there is nothin’ but pillar. Hey, the white tip of Daisy's tail doesn't show up! Jay needs to move her over just a tad so the itp shows!) it is currently 72ºF and humid. BTW: Jay told me I HAD to include all that crap about coffee

Here, Fishy Fishy Fishy - 06:21 AM
The phone rings or I get an email about once a week now with a "homeowner" on the line wondering - how's the market doing? The person is usually just vague enough sounding for me to start "doing the math" right then and there. They usually share the have a home or condo in Bonita Springs or Estero. City wide market reports are of no help, specifically where homes or condos in newer communities are located. A little poking and prodding will get it boiled down to a community name or section. For example: Pelican Landing was the location of one of the last inquiries. A fine

Tuesday Rock Star Summit - 06:51 AM
Easily amused I am. I heard this on MTV this morning and You Tubed it. I happen to like Nickelback. This in't the real video, but someone elses version. Check out the photos, it's like a version of Localism with music. This has absoluely nothing to do with real estate. Your comments shouldn't either.

5 Tips for getting the best mortgage deal... - 11:31 AM
1. Do your homework Shop around... Some fees and rates are negotiable. It's important to understand the fees and interest rates associated with a loan. 2. Bring a friend or family member with you when you speak with a "LOCAL" loan officer. Ask for help from someone who isn't getting paid such as a homeownership counselor, friends and/or family to help comfort you through the process and better explain things that perhaps you have a hard time understanding from the loan officer. 3. This isn't the time to be shy It's important to ask questions about the loan that best meets your needs and budget. Ask if the

New Eviction Procedures for Illinois - 07:52 PM
We received this fax a few days ago from our Attorney whom we use for evictions: After a week or two of rampant rumors, the Sheriff of Cook County, Thomas Dart, has published new rules concerning enforcement of entered Orders for Possession, On July 30. 2007 the Sheriff announced by publication that commencing August 6, 2007, the Sheriff 's office will no longer provide moving crews. While the procedure is somewhat confused and convoluted In the Sheriffs documentation, it appears that the new procedure will parallel that which has been in effect for commercial evictions in Cook County and both commercial

Money Merge Accounts: Are You Dealing With a Professional? - 08:35 PM
OK, I was not going to post anything tonight as I need to get some sleep, but this just had me cracking up. Many of you know that I like this type of product (not a big fan of the seller of the Money Merge Account itself, rather utilizing similar products). The reason I started posting "case studies" was to show how these things are being marketed in a very biased and misleading fashion, without comparing it to other possible solutions. Please keep in mind that there is no "magic pill" nor is there any "one size fits all" mortgage program,

Sellers appreciate our services and hard work .....but how much do they really think we are worth? - 11:43 AM
I just received a call from one of my market mailers. The gentleman lives in a neighborhood I actively farm. It is located in Pembroke Pines Florida. Just to let you know ....I lived there myself for 7 years and I know the area pretty well. He called to tell me he was thinking of putting his home on the market. I started the conversation off by finding out what his current situation was and asked him what model he had. I also asked him when I could drop by and see the home. He told me he was unable to meet with me

Booo!!! Scared Yet? - 04:30 PM
What an entertaining business this mortgage gig has become! 7+ months of comedy, suspense, drama, violence, hi jinx's, deceit, blah, blah, blah..... Oliver Stone has got to look in to this industry for his next cinematic epic! Perhaps the title could be 'Low Scores, High LTV's, Big Loser's'. The company line that seems to emanate from virtually every account reps that visits us is that they have spoken to their manager, and they are told to ignore the rumors, all is well, we are still here to close loans. The kiss of death seems to be, 'we had a conference call with the president

The Explanation of Mortgages : From the beginning of time...... - 09:08 AM
I want to share with you on how mortgages work, how they are sold on the secondary market, and the reason why some of these companies are closing their doors. We have seen some major changes in the lending industry, more so than ever before. What we need to do is to stay positive, focused, and move forward. But at the same time, explain to the consumer what is happening in the market today, educating everyone on the ins and outs of what a mortgage is and how it works. Just a few days ago, Kurt Jackson gave us some insight on

An E-MAIL that made my day......... - 10:57 PM
I just wish I could have called it a day after reading this e-mail and just float on cloud 9 the rest of the day. Now I know why I love my job, because of clients such as Rob. I wrote a post a few days ago, Doctor Doctor, this patient can't be helped!!!! Need a loan Medic., explaining how this was only my 3rd purchase loan ever lost in a 15 year period. And this is including anything that could possibly happen. Meaning that I could have appraisal issues in the past, title issues, etc, etc. Sure, I guess you

I was reading this post and I thought, she's right!! - 08:45 PM
I was reading Canned soup or houses? Why bother with packaging? by Karen Otto. I was moved!! She is absolutely right. We should all print it out and add it to our listing presentations. If you are a REALTOR and have not hired a stager, DO IT NOW! This struck me today because I showed a home in a very desirable neighborhood yesterday. Remarks in MLS said the home was being sold 'as is' due to limited budget. This can be a concern but this home is priced accordingly. I comped it out and the numbers worked. As long as an inspector
