If You Don't Ask Questions, You Won't Sell Last week, I went on a quest to find a clarinet for my daughter, a beginning band student. Because I am a REALTOR®, I know that renting is basically throwing your money away for little benefit. Sure, I don't have to fork over $250+ up front - but over the course of the school year, I'll have spent nearly that much in rental fees, giving the clarinet-lord money, and I will have what to show for it?

A few days ago I wrote a post on what I expected of rebate agents representing buyers during the transaction, Rebate Agents Please Take Note.  It was not my intentioned, yet it did turn into a rant of sorts. Bottom line, I wanted them to do their portion of the transaction, plain and simple. They do their side actually representing the buyer, meaning more than just writing the contract. All Mortgage People Stink 
Maybe it is the Florida Sun in the Summer time.  But this was an E-mail that I received  last night from a prospective client asking me a quote. (Please keep in mind sending out an email asking for a quote is not a bad thing however in this case)  The person refused to give me his name, phone number or anyway to get a hold of him other than just an email.  (Of Course the E-mail account did not have a name to it)

REALTOR® In Orange County CA Learns Great Lesson in Client Service - 09:27 PM
Just a quick follow up to my last article A Little Advice When You Travel - Lost Luggage- A Word to the Wise.  My luggage was safely returned this afternoon.  But, I sure learned a great lesson in how not to treat my Orange County Real Estate clients.

I've been reading a lot of blogs lately about how people are having problems controlling their sellers and getting showing on their properties for some reason or another...
Why do you allow this?  When I list a property, I tell the sellers how it works, I don't allow them to tell me how it's going to work.  I'm the professional and I know how to get people into looking at their house.  They don't understand how Realtors and Buyers actually work and how they want to make appointments.

What shows you you're a success?  Some people will think of a big house, luxury car and cushy bank account.  (Or hefty debts, thanks in part to the big house and luxury car.  But they’re keeping up with the payments – a form of success in itself, right?)

When Neal contacted me and asked me to be the moderator for the Week in Review 9/2-9/9, I asked him if anyone had ever been shot for their review.  He assured me there had been no incidents of violence and promised if I had a problem, he would personally take care of it.  So assured that my personal safety was in good hands, I acquiesced.

Recently I joined the group Activerain Addicts, it's perfect I love poking fun at my addiction and often think about what would I be doing if Activerain did not exist. 
Yikes, let's just skip that thought....Sorry...my hands were shaking. Addicted, oh yes, so addicted! My experience on Activerain has been really incredible.

           One of the events I always mark on my calendar is the Beaver Brook Association Fall Festival.  This year the  27th annual festival will take place on September 22-23 and September 29-30 from 12:00 p.m. - 5:00 p.m.  The New Hampshire Fall Festival is held at the Maple Hill Farm in Hollis New Hampshire.  The Maple Hill Farm is located at 117 Ridge Road, Hollis, NH.

Pooh----I do not think this thing needs to be a personal ad for the agent or for the mortgage broker.  Not one real lead in my area....all bogus, or fulfilled and not crossed off.  And, I live in South Florida where there should have been a few anyway.  I think the agents who post an ad for themselves or asking for referrals should be charged.  And the rest not.  Ruth … (7 comments)

Interesting Austin Stats from the Austin Chamber of Commerce - 04:49 PM
I attended a presentation this afternoon put on by the Austin Chamber of Commerce.  It was a slide show stating a bunch of census data, information about companies expanding and adding employees here and all sorts of other interesting things.  I don't have the presentation yet (it will be emailed out), but here are a few things about Austin that opened my eyes.  I know some of this, but...
The 5 county area now has a population of around 1.51 million.
71% of our population is younger than 45 years old.
Austin has the highest per capita income of any Texas metro area.

Offer Submitted to My Sellers and Buyers Disappear - 06:45 PM
An offer was submitted on one of my listings a couple of weeks ago.  The showing consisted of the buyers and their entire family.  I know this because they didn't make an appointment and just knocked on the door in which my sellers let them in because they were with an agent.  They arrived in 3 different cars, that's how many people there were looking through the house!!
I received an offer on the property the next day, YEAH!  Along with the offer, I received a pre-approval letter.  Great!!  I read through it, and it had the terms of the loan, including mentioning … (19 comments)

OK - so those of you who follow my blog understand that I had back surgery followed by a number of huge complications which included two infections, a second unplanned surgery and a four inch long blood clot!
Throughout all of this my wonderful wife Fay has been by my side taking me to wherever I needed to go; dealing with doctors and hospitals and insurance companies; cooking; cleaning and I could go on and on.
So today my surgeon tells me I am fit enough to drive and he doesn't need to see me for a month (YAY!).

Florida Association of Realtors and student scholarships - 07:38 PM
FAR has just announced the recipients of its annual student scholarship awards. Each of the students will receive a $5,000 award for winning an essay writing competition entitled "How Does a Realtor Professional Benefit the Community?"
The state winners are Jesse Whitfield of Apalachicola, a 2007 graduate of Apalachicola High School; Kellie Hauer of Englewood, a 2007 graduate of Lemon Bay High School; and Qabiyl Johnson of Coconut Creek, a 2007 graduate of Monarch High School.
Not enough is made of these awards and I simply wanted to bring it to everyone's attention.

Sorry, you can't make me buy !!! - 01:26 PM
I read posts about several basic issues confronting us all:
     *  Are " Open Houses " worth it ?
     *  How should we be advertising ?
     *  What is the most effective form of marketing ?
     *  When will the market rebound ?
I suggest there is a more basic underlying question.  That is: Is there anything we can do to  " creat " a buyer?  Is there an ad campaign, newsletter, open house gimmick, print ad, web site or well, you see where I am going with this.
My thought is simple:  None of the above will make an unwilling  consumer suddenly decide … (12 comments)

The Texas Association of REALTORS® spent the last several years fighting an insidious fee called mixed-use vehicle taxation that targets REALTORS® and many other Texans. In the 80th session, legislators passed a bill that could end this issue once and for all; however, because the new law will provide constitutional protection from this unfair tax, there is one final hurdle: statewide ratification by voters. The stakes are high. If Proposition 6 passes, Texas REALTORS® won't have to pay $600 or more in additional taxes per year. Everyone wants a deal!  I remember back a few years ago, I used to run into buyers all the time who wanted to get the killer properties for way cheap.  Of course, back a few years ago, this was pretty much impossible - even the dingiest knock-down shack was selling for $400K in these parts, and the prime properties were attracting 10, 20 offers even when priced high to begin with.  Nowadays, things are different!  There are still multiple-offer situations going on - but they're a different flavor.  I just got off the phone with an agent who has a listing … (1 comments)

If you are ever looking for a place where you can buy your domain names cheap, host your website, integrate a blog, or many of the other services they offer, you need to go with GoDaddy.com.  Their support is outstanding, I cannot say enough good things about them.  They are always patient, courteous and helpful.  I got one person on the phone last night who actually looked at my site and told me what I was doing wrong, gave me the steps to fix it and answered all my questions in detail.  I have never encountered a help desk as good … (13 comments)
