Registered Sex Offenders part 2 - 10:18 PM

It’s in the news again today.  Registered sex offenders may be forced to move because they live too close to schools or parks.  
I wrote recently about parents having the right to know whether registered sex offenders are living in your neighborhood; regretfully, I must say my concerns seem well founded. 
Registered sex offenders are prohibited from living within 2000 feet from a school or park: areas where children congregate, according to Jessica’s Law which tracks them.  It seems 2,700 registered felons are in violation of this law and are now being forced to relocate.

Today the Tables Were Turned ~ Rebate or not to rebate? - 01:15 AM
A few days ago I wrote a post on what I expected of rebate agents representing buyers during the transaction, Rebate Agents Please Take Note.  It was not my intentioned, yet it did turn into a rant of sorts. Bottom line, I wanted them to do their portion of the transaction, plain and simple. They do their side actually representing the buyer, meaning more than just writing the contract. Active Rain Group Posts - 12:42 PM

Let me first start out by stating that when I joined Active Rain, it was mainly for another place to post my real estate blog.  I have definitely read many of the blogs here as well.  I won't deny that at the time I did not understand what all of the groups were about and their use.

FT. Myers Beach - Sand Castles - 12:06 AM
I know it is a little early to talk about this great event out on Fort Myers Beach!!!
But if you would like to be part of this event you need to start practicing.
 Each November you will see spectacular sand sculptures, made from only sand and water, at the American Sandsculpting Championships on Fort Myers Beach. Tom (the eucalyptus) died last week - 01:38 AM
One of the Burlingame trees, eucalyptus named “Tom” has recently become quite infamous (or famous – it depends who you speak to).  It was quite old for a eucalyptus (approximately 100 years).  It was one of many eucalyptuses planted a century ago in Burlingame, CA. I guess the city planners at that time didn’t realize how big eucalyptus might grow. On the picture below, you can see that not much is left from Tom, but also you can appreciate its size and the damage it did to Easton Dr.

Easton Addition - the Pearl of Burlingame, CA - 02:06 AM

There are very few areas as attractive for families with children in any age as Easton Addition. Burlingame Hills - Burlingame, CA - 02:30 AM
Another Burlingame neighborhood you definitely need to check up are Burlingame Hills (you can review the map of the area and its basic real estate statistics by clicking on this link). What is the difference between Easton Addition and Burlingame Hills?  In popular saying, once you kids grow up, you send them to university and then you can “move up the hill”.  Schools and other City conveniences are slightly further and the area is more secluded. And it is more prestigious.

Ray Park - Burlingame. CA - 02:42 AM
Ray Park  neighborhood is slightly less prestigious and houses are less expensive (not by much), but it is really convenient. It is close to just about anything (you can review the map of the area and its basic real estate statistics by clicking on this link). From most of the houses here you can walk to one of the best elementary schools in San Mateo County - Lincoln and to Burlingame Intermediate School or BIS. Ray Park blends well with Easton Addition.

48% of MLS homes are SOL (Foreclosure etc) in Herndon ($300k-400k) - 10:45 PM
I just completed an article on defining SOL homes on the MLS, (S* Out of Luck) homes with the keywords: REO, foreclosure, bank, pre-foreclosure, short sale, auction, third party, 3rd party**. (see "SOL" Homes defined)
I knew Arlington Virginia Homes had a few and some would go fast with aggressive pricing (To catch these I recommend email alerts for SOL keywords). So I ran some numbers. In Arlington it was about 2-4% of active homes on the MLS were SOL. But then I ran some other cities.
I was amazed to see the numbers as high as 48% in Herndon!
